Hi,

Does any one know the current status of SPR road in Gurgaon? I am not sure when it is expected to be complete and whether construction has started or not?

Also, is there any hurdles (Court Stay) that anyone is aware off?

Please share some information if you have.

  • Today while going to sector 70 I saw some development on the culvert area. You can actually see the development that has happened from the point till the road was constructed to the 2nd curve of the make-shift road. Though by the look of it, the work seems old, but least there was some cleaning( because of which that road was visible).
    You can now also see gravel/red mud coming out towards SPR from culvert area. there were some labour hutments that were visible too.

    The minimum width of the roads in a residential colony would not be less than 12 metres. The minimum area for parks and open spaces in residential colonies and sectors is planned at 2.5 sq m per person. The government is contemplating a separate policy in which it would fix the upper sale price and take upon itself to make the entire allotments of the finished units.

    Developers and promoters like Supertech Ltd, ILD, Era Landmark, etc, have taken advantage of this policy to launch new projects in Sector 68 near Golf Course Road.

  • Buyers volunteer to complete delay-hit Gurgaon project

    GURGAON/NOIDA: Buyers in various housing condominiums protested in Gurgaon and Noida over the weekend and on Sunday. Unique among them was a demonstration in Gurgaon, where around 50 homebuyers protested at Unitech Residencies in Sector 33 over the delay in completion and delivery of flats and "volunteered" to work at the site during weekends to ensure the homes got completed at the earliest.

    Vikram Bishnoi, president of Residencies Apartments' Buyers Association (RABA), said the homebuyers had paid around Rs 50 lakh each to the developer, but were still waiting for delivery of the flats. The project, with over 1,300 units, was launched in June 2009. The developer, the buyers claim, promised delivery by December 2011. Unitech, however, says there is a shortage of labour due to which the project could not be completed.

    Anoop Rana, RABA secretary, said, "Most of the buyers work with leading MNCs, banks, financial institutions, IT and automobile firms. Yet, they have come together to work as manual labour so that they can move into their dream homes fast."

    He added that depending on their fitness levels, some buyers have volunteered to paint, plaster, plumb or dig. They say they are getting training from labourers working at the site and hope to work independently thereafter, eventually supervising the labourers during weekends.

    A buyer alleged that the developer had floated a buy-back scheme under which it offers to buy back the flats at Rs 8,000 per sq ft but is then reselling them at Rs 9,499 per sq ft. "Most buyers are currently paying upwards of Rs 35,000 as rent, but the developer is shelling out only Rs 7,500 per month for the delay," a buyer said.

    Members, same tactics Unitech is adopting in Sector 70 Unitech Vista flats and the officials are contacting the flat owners to sell their present booking to book another flat in another locations. Of course, Unitech want to make huge money by keeping aside maximum flats now in their account and sell later at huge premium. I always rejected their offer. Unitech is deliberately delaying all the projects including Vista Project in Sector 70 so that owners come to Unitech for any other option. In such a big project, one can see hardly very few labours at the site. I am sure you can see more labours employed in a single building project at any plot in NCR. Can anyone tell that is there any FORUM or ASSOCIATION for UNITECH VISTA PROJECT in SECTOR 70??? Because with this we can put pressure on Unitech like the people doing in UNITECH PROJECT in SECTOR 33 of Gurgaon. Atleast we can put pressure on Unitech by phoning and sending messages for fast track work and possession. More the people more the pressure will work a lot.

  • The above news is of 11th Jan.2014 and the discussion is quite positive towards SPR in comparison to other locations. Yes dispute settlements are taking time and that too due to Court. Once these are settled it's price will match Golf Course Extension road. I assess this location better than Golf Course Extension road being closed to Highway and MG road and Delhi Airport too. Even at present rate it's a good buy.
