    From last 1-2 weeks brokers have started asking for 2950 or something as price for aster court for 2BHK.

    even for oris carnation I have got an offer for 2900 rs.

    Is oris carnation a good buy at 2800 per sft for 2bhk?

    Orris is a good buy for both (Investment as well as for end Use )
    Current resale Prices for orris are :

    Orris Carnation & aster court 3bhk -- 2850/-
    2 bhk == 2900/-

    Orris is also coming with its new projects in 15-20 days with BSP of around 3600/- . So in my opinion Resale Price will increase in another one month.
    Also Its around 2 km from NH8 & road construction is going on in a good pace. So its a good investment.
