DLF has overcharged EDC/IDC from it buyers so yes it should be relevant.

Best price in market should be around 95 lacs all incl. - so does this mean including the extra charges like PLC/EDC/IDC/IFMS/Club/Car Park in this 95 lacs?

  • As I have mentioned in my earlier post also that 1.05 for 3 bhk used to be when DLF is charging for an additional parking for transfer, now registry being done I think one don't have to purchase extra parking saving another 5 lacs, so at present it will be easy to find deals at 95-1.0 Cr all incl.

If one is buying a registered property then add 3-4 lac rupees extra that a seller would build into his cost.

  • Yes, also for the second registry what will be the circle rate, sometime back TOI has published circle rates, for that area it was 2600/sqft, is it correct?

    Not too sure.

The best part is that registry is getting done at 3/4/5% rather than 4/5/6% as currently these sectors fall in Manesar.

  • big one. smaller 4bhk at good locations (i was looking for lower floor) was 4500+, higher floors were available at 4100 though

If it's in Manesar then why people call it "NEW" gurgaon?

Another trick to trap innocent buyers?

  • It will be Gurgaon only but at present jurisdiction is manesar, I came to know that this is the case with some properties on extension/sohna road also as they are falling in sohna jurisdiction.

Will be? So it's speculation! Or is there any government announcement for this effect?
