    I am looking to buy NTH. In need you guidance to choose between 86/90/91. Could you share the Pros & Cons between them.

    I will say flats are same but here are some points:

    - Distance wise 86 is near to NH8 than 90 and 91 is farthest; 86 and 90 are almost equally distant from NH8
    - Green - 91 is more green than 90 and 86 is least green
    - Club - 90 has best club (A-L) than 86 and 91
    - Shops - 90 has most shops
    - Some more projects from DLF are coming in 90, so this area will become attractive
    But Galleria and Modern School are coming in 91.

    So it is tough choice, please choose based on your requirements. I hope this helps.

    91 - without doubt.

    Lots of good development Bestech, Ansal, Ramprastha, Raheja around this sector. Galeria and Modern school. Plus additional commercials coming up from other developers. Plotted development of DLF & RP also around.

    I think this dividing road will be an awesome area for future.

    I would say wait for another 6-8 months as market seems positive to get good price if you can.

    Been following this thread for the last few weeks as i am about to buy a flat in NTH. Thanks to all for the wealth of information being shared here.

    Need one clarification, though. What are the stamp duty charges (Registration charges) % applicable for NTH 86 and NTH 90/91? Are these rates same as 5/6/7 across these three locations?. Request clarification from members who had already done their registration, as there are conflicting inputs from agents i spoke to.

    Registration charges are 4/5/6%.

    What size are you buying and what are the ongoing AI rates?
