  • Modern School in Sector 91 has run away.

All Garden City plots and flats were sold giving buyers fake dreams mentioning Modern School, Barakhamba Road is opening a branch in Garden city.

I have visited yesterday with broker in new gurgaon and have shortlisted 3 options.
    1. Emaar palm gardens 1850 sq ft - bang on highway
    2. Bestech ananda 1860 size - possession given
    3. New town hieghts 2360 size in sec86

Among 3 , dlf is big name and getting biggest size however it is almost 3 kms from highway.
Currently it looks deserted place and very less occupancy.
Emaar I have heard project is good however delivery schedule is questionable.
Bestech ananda has some land sharing issue with village.

Would like your advise as I am end user and unaware about basic amenities like daily needs / schooling / safety during evening hours as dlf looks safest bet to me.

Why don't you explore RTM like vatika gurgaon21 or casabella which has good community living, markets-malls, PVR cinemas nearby and in strategic sectors bang on NH8.

Yes dps is coming in sector 84. You can check the photo/board in the NPR forum or 3x/8x/9x schools forum.

  • Are there any chances of reduction in monthly maintenance in nth? It's already 6k per month for 3bhk when area is not developed. Once the area is developed, dlf can charge 10-12k per month.

  • any updates?

  • @jack dainel i dont think price will reduce till the time DLF is maintaining the building. Things might change once RWA takes charge. That is quite unlikely right now as occupancy is low. RWA normally take charge after 80 % occupancy.

Also today in order effectively manage a society it costs Rs 2 psf so for a 2000 sqft flat it becomes 4000 + Service Tax and Common Area electricity it will come around 5000 rs.

My daily trip to Sankar Chowk takes about 40-45 mins, through Iffco chowk. So Huda City centre might take about the same time.

  • Is it correct that registry for NTH sectors 90 and 91 is done in Gurgaon and for sector 86, in Manesar?

  • any updates regarding DEW completion or moving of toll? Is it true that DEW is closer to NTH? Technically its true that DEW will bring delhi closer to new gurgaon but it will only bring dwarka closer.

Maintenance for 3BHK is under 5000. AND no, it will not go down.

No. Incorrect. Registry for all 3 sectors happens in Gurgaon.

  • i can see a fall in 3-4 bhk prices in new town heights on property sites. earlier no 4 bhk was available below 1.05 crore. but now 4 bhk is available from 82-85 lacs (starting). lot of 3 bhk options are available from 71-72 lacs. 77 lac even for ground floor 3 bhk. And these prices are not distress sales after 500-1000 rs currency note invalidation. these prices are from oct as well. Why this sudden down fall of prices in new gurgaon?

They might be some dealers quoting to attract loads but I am yet to see a deal happening at such low prices. lowest has been 86L for a top floor 3BHK in a desperate deal.

I was offered choices for 82 lacs all inclusive around 4-5 months back by at least 2 dealers i remember. Rate was 82 lac all inclusive for floors above 12th. and 92 for lower floors. prices were already lower than 86 i suppose.
