Guys, its a fact that dlf plots in sec91 and 92 have sold like hot cakes. Most posts on this forum rated the price of 40k + crazy. However, all investors who bought this cannot be dumb as there is significant sums of money which seems to have gone into these transactions.

Is there something which we are not able to see now ? Do investors really see a price of 1 lakh on these plots 4-5 years down the line ?

Can someone throw light on whats going on ?

    Did you buy into this project or a plot elsewhere in GGn? I checked with brokers earlier this week, and I am getting a 350sy plot at 40k in CLP. Thats pretty much same as the launch price..

    Which is same story as for G99, Alameda and Vatika... really very little rise...

    This would have been normally come as a good news, but I am smelling if there is a catch here. No price rise in 6-9 months? In plots in Gurgaon when the mkt has otherwise moved? That too for DLF?

    Where is the catch....

    Greetings! True, finally I decided in favour of 91/DLF due to highest-brand value & other options were too expensive /HUDA (non-gated).

    Normally since DLF sold all its inventory on day-1 (mostly endusers /NRI's), it doesn't get into petty tactics of increasing price every 3-4 months.
    Buyers I guess are long-term thinking guys & are not really bothered with every quarter prices & regard DLF type living communities.

    This is true even for 73/Alameda. DLF office is directly offering 60K psy (ecluding PLC) even today. Only benefit initial buyers 1 yr back had is 10% discount in Alameda .
    As someone rightly said -DLF no more is a short term investors bet.

    BBA is just received & speaks of possession in 24 months from agreement date. So theoritically it should be Dec'13.

    Sizes (sqy):
    300, 350, 415, 500

    just hearsays from sales staff of Unitech /DLF & even other builders who own big parcels of land on /around SPR /New Ggn..If you conect all what these guys are saying, relate their debts, poor economic outlook, declining sales, dropping margins, high interset rates and so on.. there are big chances of 2012 quick launches at prices which customer would pay ...only then there is hope these big names are saved of bankruptcyies..

  • GGN Plot prices have come down by about 5-10 % in the last few weeks, as per information available & may correct by another 10-15 % in the coming weeks . Expected correction could be to the tune of 25 % . How correct this information is, i am not too sure, but the correction is significant ( if it is there & going to come ) & surely needs a serious look .

    Cross check this information & plan accordingly .

    I heard there are too many PLC charges over and above this 40k, what what your nett costing?

    Also how much broker disc u got?

    10 % Discount? Like the 10% earlier so that it comes to less than 40k ? and the plot sizes?

    Phase 2 is expected but it's not confirmed (as per DLF source) if there will be a high-rise launch before or will phase 2 of launch come before. Price for phase 2 can be anything between 44-48k (end-user i.e. after broker discount)
