After waiting in vain for last 8 months for prices to come down, Im again looking for a near-construction 4 BHK (something which gets ready in 1-2 yr time-frame).
The broker has given quotes for resale of DLF Park place as below

BSP - 8500/- Per sqft
PLC - Ranging from 500 to 750/sq ft
IBMS - 100/ sqft (Does anyone know what IBMS means ??)
3 Car Parking - 9,00,000/-

This gets the price of 2677 ft flat to 2.7 to 2.8 crores including Stamp Duty etc. (How I wish now I had bought this last year !!)

As per the broker, there is no margin for negotiation and max 5% is feasible.
Not sure why the sellers are asking for PLC/IBMS , usually its the builders who ask that.

Would anyone be aware what is the going rate for Park Place ??
