    I understand, At these prices, we can't expect to see "sold out" tag in few months. But I wonder what Shobha had thought before launching this project !!. Kuch to research kiya hoga.. after all this is their first project in NCR!!

  • Most of the forum members invest in projects with a tag 3000-3500. Any thing more than this will not fetch good returns.

    You may not find any members in the forum invested in builderrs like Sobha, M3M ,TATA and IREO. This is all together a different ball game.

  • Sobha Developers targeting Rs 1,500 crore of sales in FY2011-12

    BANGALORE: Bangalore-based real estate developer Sobha Developers is expecting to achieve new sales of Rs 1,500 crore in financial year 2011-12.

    In a real estate operations update for the quarter ended December 31, 2011, the developer has told the Bombay Stock Exchange that the company has sold 818,935 sq ft across the country in the October-December 2011 quarter, with an average selling price of Rs 5,475 per sq ft.

    The average selling price for half year ended September 30, 2011 was Rs 4,924 per sq ft.

    Of the 818,935 sq ft sold in the quarter, Bangalore had the largest share at 567,662 sq ft, while the national capital region was next at 106,183 sq ft.

    Sobha Developers expects to sell over three million sq ft of space in this financial year.

    Shares of Sobha Developers closed at Rs 206.65 on Tuesday, up 4.03%.

    Looks like 30-35 odd units including row huses and villas.

    I wonder who bought those units as rates are ridiculously priced. Many websites are running advertisements of Sobha at D-Eway. Its not selling at current prices IMO.

  • Guys.............As developers have started pricing high end project at Rs 6000 psf or more, so does is make sense to invest in Sobha row houses at Rs 8500 psft cost? Quality commitment of Sobha is certainly better than other including Emaars. Another point ot note that in apartment saleable area is super area whereas in Sobha villa it is builtup area difference between both is atleast 25%. So does it make sense now to look at Sobha since price is the same what it was say 6 months back........opinion from seniors invited

  • Correct. Other option is to buy a decent 400 sq. yds plot at Uppals G99 at the price of 48k psy and construct villa of own choice.

    This way it would be much cheaper then shobha villas.

  • While many of us may call these prices as insanen fact is buyers do exist for these xpensive projects as well. One of a very senior colleague (and a experienced hand in RE) has just booked a villa here for downpayment of ~3 cr

  • Self constructing on a plot and living in a Villa community are two different things. You may get better specifications if you self construct but you can't buy ambience of luxury community.
