  • Sobha has launched duplex floors Basement/Ground and First/Second on a 600 sq. yd. plots in second phase. They seem to have withdrawn 692 sy villas but 270 and 400 yd. villas have been a success.

  • why cant you get this quality on a plot also. People spend crores of rupees on construction. Shoba villas / floor will have definite specs....where in while you yourself construct the villa ... you can customize it according to your own need.

    Building own villa with one's choice and taste is definitely very satisfying, however living in a community of uniform villas is completely different. This concept is non-existent in Delhi, and only handful of builders have offered this in other parts of NCR. I remember how prices had risen multifold in entire area adjoining Nirvana Country-1, when the villas were conceptualised. G99 was also planned excellently in this part of Gurgaon till Uppals decided to sell only plots, and killed the aura which G99 could have brought. Sobha's quality is impeccable; I have seen their Lifestyle villa project in Bangalore, and their best team of engineers and workers have been transferred here in Gurgaon to develop this project. I had visited their site, and the kind of finesse they are working with even in laying down underground pipes, cables, greenery development, inner roads, street light poles and cabling is worth appreciation. This project will probably be one of the best projects in this area and will match best standards available in our country.

    I may seem to be exaggerating, but one has to see to believe!

    I personally feel this is true in sectors where there is a huge disparity between the economic situations of two owners. in a Plot gated communities like DLF almeada, Vatika NH8 plots sector 82 or 84 etc where the launching prices of the plots were 2 crore to 4 cr , the gentry coming over there will build master pieces. The variety of the different villas gives a different out look to the societies . Most posh colonies in the world are built on the variety and designer concepts where people demonstrate their tastes and architectural imaginations.

    Middle class properties are built with socialistic mind frame and make everyone living in the community among equals.

    This was the concept coming from Eastern Europe (ex USSR), our own DDA followed the same concept. Same row houses , apartments etc.

    But you are right that these villas communities look better than old sectors of GGN where there are people living who bought the plots in their last generations and who could not afford to make good , luxury villas. Lot of disparity is there and hence the outlook of GGN HUDA are not so catchy .

    The best projects are those who offers a mixture of Villas community and independent plots and define some basic dos and don'ts for outer aesthetics.

    Like Untitech resorts and hopefully vatika sector 82 (combination of plots and signature villas). Uppal had the same concept in G99 but they dropped the idea.

    Investment wise also Plots always give better returns in long term, gives flexibility to make the house when you want and as per the then prevailing design and technology.Self constructing on a plot and living in a Villa community are two different things.     I rate finish of GGN one and Palm springs as very neat , but this is will be a Big daddy compared to these two

  • BUILT up areas of 3500 and 4000 sq ft approx and they cost about 3.5 to 4.2 crores I guess , Dont have any details on them

    Sobha had offered 270 sy in the bracket of 3.5 cr. which were sold in a reasonable time frame, 400 sy villas that were launched around 5 cr. got good response and the prices were revised later to 5.43 cr., however there are a plenty of 500 sy available and Sobha's as well as QVC's marketing team who sold most of the inventory to big corporates and a few of their loyal investors, are of the opinion that the demand is there for 3-4 Cr. high end properties on a larger plot. They could not sell even a single 692 sy villa, and still have a lot of 500 sy ones left.

    In the second phase, they have come up with duplex floors on 600 sy within a range of 4 cr. and it is selling well. Sobha marketing team has booked around 20 such floors within a week.

    I have though personally not liked the idea of floors, and would have liked to see independent villas worth 3-4 cr., but Sobha and QVC is likely to shoot up prices of villas by almost 40-50% in about a years time, which I thought was quite unreasonable, rather impossible, but these guys are very confident and are willing to hold the unsold inventory till that time.

    I now see Puri launching villas on a 330 sy plot for almost 7 cr., and that way Sobha 270/400 villas seem to be reasonable. The way prices are going north on Dwk Eway, Sobha villas may actually come out to be a value buy 5 years from now.
