I am bit confused between MAhendra Aura upcoming ph-4 in Sec 110A and ATS Kocoon at sec 109.

How is the location of Mahendra? is it worth going for this project as there are some unauthorized colonies nearby to it. But the advantage is you can start living there even as of now.
However Sec109 is a bit clean residential sector where all high end projects are coming.

Rate of MAhendra is around 4400 and ATS is around 4700.

    Rate for Mahindra is 4250 + - 25 Rs psf as confirmed by my broker , apparently they have started to collect the cheques for the same...

    It will give you better returns than both ATS ans Mahindra as it will be landmark project in Gurgaon...

  • I have few questions pertaining to Phase 4

    Q 1 As it is the last phase of the project. Will there be an issue of price discovery of the project after this phase. Or will the new project launches keep on bumping the price in the resale market

    Q 2 Phase II has 3 BHK of 1500 sq ft, Phase III has 3 BHK of 1850-1900 sq ft. Most likely Phase IV will have min size of 1900/2000 Can this have any impact of the appreciation from investing in this phase?

    Q 3 Is the location livable in the next 2.5-3 years. I am assuming Mahindra will give delivery for this project in the next max 3 years (For last phase). The location apparently is very close to Palam Vihar. and Unlike other projects in sector 109 can be livable because of the current connectivity

    Q 4 I know I have asked this question before but is there room for appreciation in the next 1-2 years from this 4200/4300 levels

    Would be great to get views on the above mentioned questions

    Tentative Price- 4300-4400 (BSP), other charges would be extra.

    Price of Mahindra ph-4 even is 4.5K ish.
    One thing is quite clear & it is that its foolish to expect a price of 3.0 -4.0 on this dway stretch.

    Response /Summary to your Q's :
    Mahindra previous 3 phases shall see quicker Resale compared
    to ph-4 due to benefit of size. However there may not be any big
    price increase in next 1yr. as earlier case due to other options avlb.

    Greetings

    This makes it attractive but the basic price of CLP though lower than ATS DP should have been lower as sizes are larger, closeness to Railway station.

    I looks that they are cashing on some small balance inventory of the project to attract fence sitters.

    Anyone who bought earlier launches would definitely by comforted by this new launch price..

    Still a more reliable builder due to transparency, 5% super area tolerance, comfortable and sensible payment plan, not to forget JAGUAR ki tooti..:D (check specs)

    I got a call from a broker. They are collecting 5L cheques. The BSP is expected to be 4k-4250, the broker doesn't know.

    Only issue that size will be very big 2000 sq ft and the near by railway line...With ticket size of 1 cr , these things will matter to the End user..so little confused whether to go for it or not
