    With DLF Primus 3 BHK around 1.2cr+ and Casabella similar size 3BHK at around 0.8cr+,do you think there is any steam left in investing in these from a 5-7 year horizon.What are the prevailing rates in other societies comparable to these.Also why there is so much diiference in both of the above.

    Primus and Casabella both projects are of diffreent league. Here is a detailed comparison.


    DLF Primus


    Pros -


    - Brand Name DLF
    - Luxury Project with AC lift lobby on all floors
    - Fully furnished kitchen with Hob, Chimney, Dishwasher, Washimng Machine, Fridge and modular Kitchen
    - Almirahs, Toshiba VRF AC, Geysers fans lights everything installed.
    - In terms of items provided in flat Builder has already send around 15 lakhs more per flat.
    - Amazing club


    Cons -


    - Entry from 24 Meter
    - Second entry of project under litigation.
    - Project is divided with road in order to access club or tennis court you need to cross road.
    -Entry through 24 metre road is always jammed with cars parked on road for Town Square.


    Casabella -


    Pros-


    - Location is best in New Gurgaon Bang on 84 Metre road. Hardly a kilometre from NH8
    - Walking distance from INOX and Sapphire.
    - Best layouts 1690 sqft flat in casabella gives you same area as 1960 sqft flat in DLF NTH.
    - Club is one othe best in this area with these features. - Huge Party Hall, Squash Court, Steam, Sauna and Message room Seprate for male and Female, Restraunt and Bar will be opened shortly, Good Gym with all equipments, Billards , pool and Table tennis. Also swimming pool with Jacuzzi. (pool got operational last week)- Landscape greens are very good and well maintained.

    Cons

    - Bad construction qualiy
    - Seepage issue (has been fixed now in 85 % flats.)
    - Water entering basement in rains. (As per builder will be fixedby december)
    - .Society looks conjusted. as all towers are touching each other.

    As you can see both projects are in diffrent league Primus is a luxury project where as Casabella is a basic project. Mapsko being a new builder is learning from its mistakes and is fixing issues. Where as DLF being the best business makes a great property overall.

      Currently real estate market is not good for investment.

      If you still wish to invest i will suggest go with casabella. Reason being with road leading to project is now clear and encroachment removed price of the project will appreciate as soon as road is complete.Which should happen before diwali.

      Also in long project has the best location as three commercials project are on walking distance.

      - Sapphire (with three screen inox)
      - VSR 83 (with five screen my movie time)
      - Ansal Hub

      Also builder seems keen in fixing project issues and things have improved a lot in the project. Currently i will rate it above all Vatika projects and below DLF projects.
