    i am considering purchasing 3bhk (1100 sq ft carpet area) in a 15-year-old CGHS society Jai Shri Ganesh in sector 45. It's a small, gated society and doesn't have any other amenities and just a very small park. The final cost is 98 lakhs.

    Is it a wise decision as an end user to purchase an old apartment as everything around this area is upwards of 1.2 for 3bhk.

      Just try to find out the answer to the following -

      1) Is it your stretched budget.
      2) If Yes, Are your getting anything else in this budget.
      3) Can you save enough in a 1 - 2 year that you can get the other newly constructed apartment.
      4) Are you looking for a house for stability/safety of your family (House being the most expensive in Roti, Kapda and Makkan). If yes then don't ask anyone and just buy as nothing comes in Gurgaon in this budget and it will be much better than builder floor.

      Please make a note that don't consider it is investment as it will not even beat FD in long term term.

      Check with the people who are already residing there (Tenant & owner both). Visit that society along with your wife and try to get the as much as information you can get about the society.

        deepak has mentioned perfectly, in areas aroud huda city center, golf couse etc. which are well established with metro, markets, malls, good gentry - even builder floor does not come below 1.5 cr fresh, old ones with smaller area (old far) may be available but not worth, the apartment at this rate for self use is great, due to location, but investment wont get you returns as these have already grown from 10-20 lacs to 1 crore today and no more appreciation left
