    HI ALL

    A friend of mine is planning to invest around 25L in some assured return option. He has asked me for help...I have also seen multiple ads for it but have my personal questions on it

    1) How reliable are these options, as in do their cheque cash or ...?
    2) what happens after construction is completed, do the assured return continues
    3) Do we ever get physical possession of our property ?

    4) are these properties easily sellable if one wants to exit ?

    5) What are the best and most reliable options available in market ?

    Thanks all, kindly provide inputs...its a little urgent

    dont invest in assured return project sidha sa funda hai 2 rs ke propert 6 rs me looge jo 4rs extra pay kar rahe hoo wahi assured mil jayenge
    invest in premium ground ya first property

      The challenge is what one can buy with 23L in todays market...at best some dream in Noida extention or Raj Nagar Ext...which will again be almost zero return (in rental terms) and given the supply appriciation bhi ek sawal hee hai...

      so in above view I myself suggested them some assured return options....but I am also doubt ful about such things so thought shd better ask openion..

      Other seniors please also suggest what would be best investment for 23L...its a old lady's money...so i do not suggest buying ..reselling as we do..

        Builder does not give assured return post possession.

        If you wish to invest in Noida, there is one good option of Studio Apartment with Shubhkamna LIVIA. Project details:

          Thanks Navya, What about commecial project...where builder provide you small area on a big floor (like omaxe cannught place G.Noida)...in this case I think they will continue to lease it further.....because in any case you cannot lease ur small area on a big floor

            In commercial project builder provide return even after possession in the form of lease.

            If you talk about Omaxe, yes they are giving assured return for 10 years but look at the point where they are giving advance cheques for 8 years and everyone knows cheque validity if only 6 months.

            I would also like to tell you in case of Shubhkamna there is no problem like cheque bounce.

            I would like to understand what type of investment you are looking for Residential or commercial.

              omaxe is a lil dicy in my understanding wrt to reputation as a builder.. i had done extensive research before i put in my money with the builders of selct city walk mall in saket .. these guys are rich / ethical and my cheques fully honoured.
              their terms are also v logical and transparent... i myself am an investor , so if was looted, i would be the first one to throw a fit :-)..
              assured returns scheme ka main funda is that u are not bothered of the leasing part...
              contrary to wat many people who have their point of view on this, there is a certain category of investors in this market , who are dying for something just like this...
