Amidst rocketing realty prices in the National Capital Region of Delhi, the developments in New Gurgaon have given hope to middle-class homebuyers.


The prices of apartments on Golf Course Road and Golf Course Road Extension have risen to such levels that they are now beyond the reach of the average middle class, which can even invest up to Rs 60 lakh to buy a two-bedroom house.


Experts agree that the location of New Gurgaon is close to Delhi, as against other developing locations of Gurgaon like Sohna Road, Golf Course Road and Golf Course Road Extension. A recent study by ICICI Home Finance Company shows that prices in different parts of the Gurgaon residential markets are each driven by different dynamics.


ICICI divided the Gurgaon real estate markets into three clusters, depending on their location and the growth stimulators driving them. The first pocket mainly looks at some of the high-end locations. The second and third look at the Manesar belt and the Dwarka Expressway areas, which are relatively new and driven in turn by emerging IT presence and infrastructure developments.


Golf Course Road, Golf Course Extension Road, Sohna Road, MG Road


Golf Course Road has the distinction of being one of the premium locations of Gurgaon, with the highest residential property prices


DLF, Ansal and Unitech have major land banks since the initial phase of development in these areas


Mehrauli-Gurgaon Road (MG Road) has a fair amount of organized retail development, office spaces as well as residential development. The important malls here are Metropolitan mall, Plaza mall, DT City Centre mall, Gurgaon Central mall, Megacity, Sahara mall and Grand mall


Extended Golf Course Road is coming up with good quality residential supply


Growth stimulators


The presence of organized retail and commercial development, IT/ITeS spaces, cyber parks, etc, and availability of good residential supply makes it an attractive location


Good connectivity from Delhi through MG Road and the six-lane NH-8


Southern Peripheral Road (SPR), a 16km-long and 90-metre-wide road, links the MG Road and Golf Course Extension Road to NH-8, and covers almost all major developments in this part of Gurgaon.


Various other proposed roads will further enhance connectivity Existing Metro connectivity from Delhi and Noida to MG Road and Huda City Centre, Gurgaon

Kundli-Manesar-Palwal (KMP) Expressway is slated to come up over a stretch of about 135km. It will link four national highways in the NCR. The area is next to the commercial and industrial area of Manesar, which has 260 large industrial units and 8,000 small units. Therefore,the location is likely to get a boost because of the expressway. The sectors that will reap benefit from the expressway are Sectors 83-84 and Sectors 99-113.


The proposed SEZ to be constructed near Dwarka Expressway and the proposed Metro corridor (near the Delhi-Gurgaon border) are likely to increase demand for residential complexes in the location. This is likely to increase the capital value of the location. Further, with the infrastructural developments here and projects attaining completion, Dwarka Expressway is likely to see an increase in prises making houses unaffordable in the next few years. The prices, which were quoting at around Rs 2,500 per sq ft in 2009 rose to around Rs 3,200 per sq ft in 2011, and today they are hovering in the range of Rs 4,500-6,000 per sq ft.


Nearly all leading realtors like DLF, Emaar, BPTP, Raheja, Orris, Ramprastha, Puri Construction, Ansals, Vatika, SS Group,Tulip Infrastructure, India Bulls Real Estate, ATS Infrastructure, among others, have posted a sizeable presence in New Gurgaon. On the given parameters of locational advantages, New Gurgaon scores over Noida, Indirapuram and Faridabad.


The Northern Periphery Road that will connect Dwarka to Delhi and the Southern Periphery Road that will connect Delhi and Faridabad are giving an edge to New Gurgaon. The KMP expressway is also in close proximity and the Metro line has been planned till Manesar, according to the MPD 2021 of Gurgaon.


The moot point today,among the real estate analysts, is whether New Gurgaon is the ‘Destination Next’ in the NCR property market. Neeraj Bansal, the director of Risk Consulting at KPMG India, says that though prices are similar to those for developments in Noida, New Gurgaon has the potential of providing competition to Noida.


“New Gurgaon is predominantly marketed as an affordable and mid-income housing catchment. A large portion of demand for mid-sized housing in Gurgaon has been diverted to this region. The area has good potential as a future residential hub, which can make it a favourable destination for MNCs in the future. However, the completion of infrastructure development will finally boost demand for commercial office space in this sector,” Bansal says.


The region’s leading developer, DLF, which has been instrumental in transforming Gurgaon to what it is today, is developing a number of projects in the area.


Sanjey Roy, the DLF spokesman, says: “New Gurgaon is shaping up as the next big hub for residential and commercial development. It has everything a zone can offer, be it top-of-the-line luxury homes like the Primus and Regal Gardens, which are exclusive residential gated and plotted colonies like Alameda, or lifestyle homes like New Town Heights or Express Greens. New Gurgaon also offers world-class amenities like the shopping complex Galleria 91;Modern School is also set to open a Gurgaon branch at Sector 91. There are large-scale development works in progress and over 3,000 flats are nearing completion soon, which will put the habitation of this promising zone on fast track.”

    इंटरनैशनल लेवल पर गुड़गांव की ब्रैंडिंग को लेकर प्रदेश सरकार ने कवायदें तेज कर दी हैं। इसी कड़ी में फैसला किया गया है कि आईटी के क्षेत्र में गुड़गांव का दायरा बढ़ाया जाए और मानेसर को भी गुड़गांव के साथ ही जोड़ा जाए। आईटी पॉलिसी में इन दोनों स्थानों को कॉमन नाम ग्रेटर गुड़गांव दिया जाए, ताकि विदेशी कंपनियों को दोनों इलाकों की लोकेशन समझने में किसी तरह की दिक्कत पैदा न हो।

    गौरतलब है कि प्रदेश सरकार ने हाल ही में गुड़गांव को आईटी हब के रूप में इंटरनैशनल लेवल पर प्रमोट करने का फैसला किया है, जिसकी अहम जिम्मेदारी आईटी कंपनियों के संगठन नैस्कॉम (नैशनल एसोसिएशन ऑफ सॉफ्टवेयर एंड सर्विसेज कंपनीज) को दी गई है। इस बारे में पॉलिसी बनाने के लिए गुरुवार को हरियाणा स्टेट इंडस्ट्रियल एंड इंफ्रास्ट्रक्चर डिवेलपमेंट कॉरपोरेशन (एचएसआईआईडीसी) के ऑफिस में गुड़गांव के डीसी पीसी मीणा, हरियाणा अर्बन डिवेलपमेंट अथॉरिटी (हूडा) के ऐडमिनिस्ट्रेटर डॉ. प्रवीण कुमार, नगर निगम कमिश्नर सुधीर राजपाल, नैस्कॉम के अफसर सुखविंदर खुराना, एचएसआईआईडीसी अफसर और व हरियाणा के आईटी विभाग के फाइनैंशल कमिश्नर वाई एस मलिक के बीच मीटिंग हुई।

    कंपनियों के प्रतिनिधियों ने फाइनैंशल कमिश्नर को बताया कि गुड़गांव में जितनी भी आईटी - बीपीओ कंपनियां हैं, उनकी माली हालत उम्दा नहीं है। ज्यादातर कंपनियां नुकसान में हैं। मौजूदा आईटी पॉलिसी भी कंपनियों के हक में नहीं है। ऐसे में आईटी पॉलिसी में बदलाव करके इसे कंपनियों के हक में बनाने की जरूरत है। तभी ज्यादा से ज्यादा कंपनियां गुड़गांव का रुख करेंगी।

    वाई. एस. मलिक के मुताबिक, कंपनियों के लोगों की शिकायत थी कि गुड़गांव में आईटी - बीपीओ कंपनियों को प्रशासन की मदद नहीं मिलती। यहां इन्फ्रास्ट्रक्चर की भी भारी कमी है, जिससे कई विदेशी कंपनियां अभी भी यहां आने के लिए राजी नहीं है। उन लोगों ने सुझाव दिया कि अगर सरकार गुड़गांव के अलावा मानेसर को भी आईटी हब के रूप में डिवेलप करे, तो इसका फायदा मिल सकता है। इसके लिए प्रदेश सरकार को गुड़गांव - मानेसर को जोड़ने के लिए हाइवे के अलावा भी कनेक्टिविटी की दूसरी व्यवस्था करनी होगी। दोनों क्षेत्रों को आईटी पॉलिसी में एक कॉमन नाम भी देना होगा।

    Launched projects


    The NBCC has launched group-housing residential apartments,NBCC Heights.The project is a multistoreyed residential complex consisting of 10 blocks with basements,stilt plus 12 storeys,a shopping complex,EWS (economically weaker section) homes,a community centre with swimming pool,etc.
    Ninaniya Estates Limited (NEL) has come up with Prism Portico,a residential project in Sector 89,Gurgaon.The group plans to raise institutions for education and healthcare centers in Prism Portico.

    Tulip Infratech Pvt Ltd has Tulip Ace in this sector,which offers 3-, 4- and 5BHK apartments ranging from 2,200 sq ft to 4,031 sq ft.The group's has another project,Tulip Petals,in Sector 89.
