- ब्रैंडिंग का अगला कदम, ग्रेटर गुड़गांव
इंटरनैशनल लेवल पर गुड़गांव की ब्रैंडिंग को लेकर प्रदेश सरकार ने कवायदें तेज कर दी हैं। इसी कड़ी में फैसला किया गया है कि आईटी के क्षेत्र में गुड़गांव का दायरा बढ़ाया जाए और मानेसर को भी गुड़गांव के साथ ही जोड़ा जाए। आईटी पॉलिसी में इन दोनों स्थानों को कॉमन नाम ग्रेटर गुड़गांव दिया जाए, ताकि विदेशी कंपनियों को दोनों इलाकों की लोकेशन समझने में किसी तरह की दिक्कत पैदा न हो।
गौरतलब है कि प्रदेश सरकार ने हाल ही में गुड़गांव को आईटी हब के रूप में इंटरनैशनल लेवल पर प्रमोट करने का फैसला किया है, जिसकी अहम जिम्मेदारी आईटी कंपनियों के संगठन नैस्कॉम (नैशनल एसोसिएशन ऑफ सॉफ्टवेयर एंड सर्विसेज कंपनीज) को दी गई है। इस बारे में पॉलिसी बनाने के लिए गुरुवार को हरियाणा स्टेट इंडस्ट्रियल एंड इंफ्रास्ट्रक्चर डिवेलपमेंट कॉरपोरेशन (एचएसआईआईडीसी) के ऑफिस में गुड़गांव के डीसी पीसी मीणा, हरियाणा अर्बन डिवेलपमेंट अथॉरिटी (हूडा) के ऐडमिनिस्ट्रेटर डॉ. प्रवीण कुमार, नगर निगम कमिश्नर सुधीर राजपाल, नैस्कॉम के अफसर सुखविंदर खुराना, एचएसआईआईडीसी अफसर और व हरियाणा के आईटी विभाग के फाइनैंशल कमिश्नर वाई एस मलिक के बीच मीटिंग हुई।
कंपनियों के प्रतिनिधियों ने फाइनैंशल कमिश्नर को बताया कि गुड़गांव में जितनी भी आईटी - बीपीओ कंपनियां हैं, उनकी माली हालत उम्दा नहीं है। ज्यादातर कंपनियां नुकसान में हैं। मौजूदा आईटी पॉलिसी भी कंपनियों के हक में नहीं है। ऐसे में आईटी पॉलिसी में बदलाव करके इसे कंपनियों के हक में बनाने की जरूरत है। तभी ज्यादा से ज्यादा कंपनियां गुड़गांव का रुख करेंगी।
वाई. एस. मलिक के मुताबिक, कंपनियों के लोगों की शिकायत थी कि गुड़गांव में आईटी - बीपीओ कंपनियों को प्रशासन की मदद नहीं मिलती। यहां इन्फ्रास्ट्रक्चर की भी भारी कमी है, जिससे कई विदेशी कंपनियां अभी भी यहां आने के लिए राजी नहीं है। उन लोगों ने सुझाव दिया कि अगर सरकार गुड़गांव के अलावा मानेसर को भी आईटी हब के रूप में डिवेलप करे, तो इसका फायदा मिल सकता है। इसके लिए प्रदेश सरकार को गुड़गांव - मानेसर को जोड़ने के लिए हाइवे के अलावा भी कनेक्टिविटी की दूसरी व्यवस्था करनी होगी। दोनों क्षेत्रों को आईटी पॉलिसी में एक कॉमन नाम भी देना होगा।

Gurgaon has caught the fancy of most of the developers.The multi-directional developments,in terms of infrastructural and commercial activities,have promoted the residential segment that range from affordable to high-end,lowrise to highrise houses,tall condominiums and huge penthouses to villas.The BPO and IT revolution in the area supports a new breed of corporate employees who have high purchasing power.
The area along the NPR (Northern Peripheral Road),or the Dwarka Expressway,holds a great potential in terms of investment owing to its proximity to the airport and Delhi.This place is being projected as an upmarket area due to a proposed second diplomatic enclave in Dwarka Phase II,bordering Gurgaon,which would a hub for all the major embassies.Thus,investing in this region makes a lot of sense.
Why New Gurgaon
Developing sectors of New Gurgaon like Sectors 80,81,82,84,85,86,87,90,91,92,93 and 95 are getting a tremendous response.A very good aspect of this area is the proposal by Huda (Haryana Urban Development Authority) to let developers do the sector roads.Another factor is the proximity of these areas from Dwarka-Gurgaon Link Expressway,which will help the residents here bypass the traffic at Gurgaon toll near Delhi during peak hours.All these developing sectors are connected to NH-8,Dwarka Expressway and the KMP Expressway.
The developer interest has triggered fresh demand in this region with prominent builders like DLF,Ansal API,Raheja Developers,Orris,Vatika Group,etc,active here.Some major projects in New Gurgaon are DLF Garden City (Sectors 86,87,90,91 and 92),Orris Infrastructure's Carnation Residency (Sector 85),Ansal API's Fernhill (Sector 91),Bestech Group's Park View Ananda (Sector 81),Alpha G:Corp's Gurgaon One (Sector 84) and Vatika Group's Gurgaon 21 (Sector 83).
Multiple developmental activities
The Haryana government has planned multiple projects in the region and has allocated land for five hospitals and three colleges.New commercial areas are to be developed in the form of retail malls and office complexes.Road links like the 150-metre-wide NPR and the 90-metre-wide Southern Peripheral Road (SPR) are also in the pipeline.Both roads will bring down the commute time to the IGI airport considerably and ease traffic congestion.
Land for all sectoral roads of 60 metres and 75 metres,with 12-metre service roads on both sides,in Sectors 81 to 95 has been acquired and the roads are being constructed by various developers and Huda.An MRTS corridor along the 150m northern link to Delhi starting from Dwarka in Delhi will be extend up to the 400-acre Inter State Bus Terminal recommended near Kherki Dhaula.Flyovers have also been planned on all major intersections.
Real estate development
DLF has plans to develop a new zone over 450 acres,the DLF Garden City,spread across Sectors 86,87,90,91 and 92.This zone will comprise group housing and commercial and plotted development;the land is amidst 1,000 acres of open space.The plotted development will offer plots in sizes ranging from 250 sq yards to 502 sq yards.
DLF Garden City has been designed by Hafeez Contractor.The Garden City will have large parks and the landscape designing has been done by GCH,a US firm.Garden City has several projects,namely Primus,Regal Gardens,and New Town Heights.The plotted developments will have a commercial complex,Galleria 91,which will house multiplexes and anchor stores.There is a provision for institutional sites like primary schools,nursery schools and nursing homes.
"Garden City abuts an institutional sector where educational,cultural and religious,medical institutions and social institutions have been proposed.Land has been acquired and work on 84-metre-wide sector roads has begun.The town and country planning department of Haryana government has proposed flyovers and underpasses on all major road intersections,"Sanjay Roy,the vice-president (corporate communications) of DLF,said.
The area is strategically located in Gurgaon as it is close to the Metro corridor and is only about 25 minutes away from the IGI airport.The new commercial hub (Sectors 74A and 75A) is close to the Garden City,while IMT Manesar is 1km and the KMP Expressway 5km away.Nearly 3,200 apartments are under construction in Garden City.DLF also has projects in Sectors 86,90 and 91 over 80 acres.

Sector 89 and its surrounding areas in Gurgaon have lots of options for integrated mixed-land-use development.They have drawn the attention of all the realty stakeholders with the improvement of infrastructure in the area and with a promise of worldclass facilities for residential and commercial set-ups.
Why Sector 89
In terms of connectivity,this area is next to the forthcoming Metro station and has an easy access from NH-8.Increased connectivity has led the way to a rise in the capital values of ongoing and upcoming residential and commercial projects in the locality.

According to a report,there has been an average increase of 21% in the capital values of highrise apartments in the first quarter of this year (Jan-March ).With a handsome appreciation in rates and rise in demand,the area is set to become one of the most prominent sectors in Gurgaon in the near future.
Developers and promoters like Orris Infrastructure,3C,Tulip Infratech,NBCC,Ninaniya Estates Limited,etc,are coming up with residential and commercial projects in the locality,looking at the growth potential of real estate development in the area.
Some have already launched their projects and are preparing to complete them.
The NBCC has launched group-housing residential apartments,NBCC Heights.The project is a multistoreyed residential complex consisting of 10 blocks with basements,stilt plus 12 storeys,a shopping complex,EWS (economically weaker section) homes,a community centre with swimming pool,etc.
Ninaniya Estates Limited (NEL) has come up with Prism Portico,a residential project in Sector 89,Gurgaon.The group plans to raise institutions for education and healthcare centers in Prism Portico.
Tulip Infratech Pvt Ltd has Tulip Ace in this sector,which offers 3-, 4- and 5BHK apartments ranging from 2,200 sq ft to 4,031 sq ft.The group's has another project,Tulip Petals,in Sector 89.
The Orris Group,along with 3C Company,has recently launched Greenopolis in Sector 89.Spread over 47acres,this integrated group-housing project claims to be first self-sustainable development of this region.It is in close proximity to the Dwarka Expressway,the KMP Expressway and to the NH-8.The project will have 2,317 units in the 2-, 3-, and 4BHK format with the basic selling price pegged at Rs 5,250 per sq ft.
The first phase of the project is likely to be completed by 2015.The developers says that the project is based on green-living concept and will offer a host of 'green' benefits like maximum natural daylight to cut down electricity bills,reflective glass to control glare and solar heat resulting in reduced airconditioning load,a host of water-conservation techniques,heat reduction through insulated roofs and external solar lighting in landscaped areas for optimum use of energy."Greenopolis,which has been registered with the Indian Green Building Council (IGBC),will not just be a green building but also reflect an integrated and sustainable green-township development,with a focus upon fostering the social connections among residents.
