I am looking to invest in Vatika India next.
I have 2 options
1.Vatika signature villa(240srqyds) which i am getting around 1.6 -1.65 cr.
2.The plot in sec 83 (240sqyrd) which i am geeting at the rate of 55000rs per sqyrds.

I am am investor and not an end user.

Kindly give ur valueable suggestion whether i shd go for villa or plot from investment point of view.( which will yield me better premium in short and long term).

    I have seen your query in multiple threads :) so couldn't resist answering it..
    If I were you I would not sell sec 85 B plot as of now if there is no issue with land parcel, as said by you(I would have confirmed thoroughly instead of going by hear say).Because selling and purchasing in the same township will increase your transaction cost..

    Saying that if you want to buy plot or villa in much better located sectors then gated communities/plots always give better ROI in long term as end users prefer gated communities , power backup, etc...

  • I think if villa and plot both are gated and with power backup will give same ROI
    ..

    Saying that here is a basic calculation >>

    Gated Plots:-
    Gated plots in sec 82 are big ticket size as they are 360 sq yd and current selling rate is = 70K + EDC + IDC

    Villa 240 Sqyd:-
    Going by same plot rate here is villa price calculation

    plot price + construction cost:- (240*70000 = 16800000) + (Construction Cost = 3000000) = 19800000/-

    Please, do your research .It is your prerogative to decide what you want..

  • going rate for plot is around 62 k resale for non gated in vatika. is it a worthy buy ? When can one expect 1L PSY in this vatika township ? can it happen in 2 years ?

  • This is the rate in sector 82A, 82 and 83.

    I do not see prices rising beyond 70K until following happens:
    - Possession is offered in plots
    - Possession is offered in nearby areas, and people are impressed by it
    - DEWay becomes reality
    - All sector plots go beyond 1L per sqyd

  • I hear the company is issuing plots in fresh 78k ...Also 2 years is a long time..Any progress in the Dwarka Expressway which ends at the Manesar toll will lead to sharp price rise in the plot's prices..

    1 lac PSY in 2 years is like 70% rise from here, which is quite possible in 2 years.

  • From 62k to 100k is a 30% rise and not 70%. Also, how is the response to the 78k price in original allotment ? Is anyone buying ?

  • YOu do not have to wait for 2 years for 100k level. lot of factors are in play that will increase the land prices mutifold. A piece of land in NCR that too in a gated community will be called a luxury or sper luxury in years to come.

  • I heard ongoing resale price for nongated plot in sec 85 is between 50-52k and in sec 82 and 82 its between 58-62k.
    The prices are increasing on monthly basis..so by the yr end it seems in sec 82 and 83 the price will touch around 75-80k.
    I am talking about non gated plots....

    For those with resale price around 60K in 82, it might go to 68-70K by year-end. However in case there is slowdown & stagnation, it might be 65K only..
