    Any idea about the project from Sumel Heights Pvt Ltd. They launched the project in 2009 and still there is no progress. They plan to construct floors G+2 there but till date builder has not even marked the land in the sector for development.

    Any idea about the promoters status, reputation, projects delivered, status of licenses etc??
    What were the sizes and rates offered in 2009??

      Only thing I know that one of my known persons booked a 3BHK there in 2009 (Total Approx cost 26 Lakhs), after waiting for years, he decided to take money back & booked another 3 BHK in Today's Luxotica Floors (69 Lakhs)..

        I heard that SAS arcadia might get cancelled. Can builder cancel the project giving the reason that they dont have possession on land. (On what basis they have given the allotment letters then)...Can we approach court and take some action here

          PRESS NOTE: SAS Arcadia (Sumel Heights Private Limited) Confronted By Buyers For Not Starting Construction Even Years After Taking Money


          Thanks for Your support.

          In follow-up to Our last posting, we went to the builders office. Photographs are attached herewith.

          We planned to meet all 3 directors

          Mr Sunil Sachdeva,
          Mr Sandeep Kalsi,
          Mr Jitender Nagpal

          but only Mr Jitender Nagpal and Mr Abhishek Jain (executive) were available in SAS office.

          As we asked for status of project of Mr Nagpal, he said that "I am just an employee of this organisation, and I do not have any update for this project." After he objected, he agreed that he is director of SAS and not just an employee.

          We asked a number of questions as to why project construction was being delayed and he did not have any answer. Nr Nagpal then said that in 3 to 4 days Mr Sachdeva and Mr Kalsi will reply to us as they are currently out of town.

          We handed over minutes of our meeting to Mr Nagpal and received a copy of MOM.

          Will keep all updated on what happens in 3 to 4 days.

            1. Association appreciated Mr. Gautam Bhalla, Vatika for attending the meeting organized by Sumel Heights to address the concerns of the Allottees.
            2. Mr. Gautam Bhalla informed that on 30 Aug 2012 Builders from Gurgaon including DLF, Vatika and Unitech represented to Chief minister of Haryana & all officials connected with Haryana Town & Country Planning incl HUDA with a request to acquire the land for 24 meter wide roads within the sectors of Gurgaon. The 24 meters wide road where it falls within the Developers land will be given to Government of Haryana and where it falls in the land of private people shall be acquired by Government of Haryana. ( Poin No 2 of Minutes of Meeting issued by DTCP Haryana vide their Memo No Misc-37(Vol.III)/JE(SS)/2012/19129-19132 DATED 28 Sep 2012)
            3. A copy of MoM the Builders had with Chief Minister of Haryana was provided to Association, where they requested Government to acquire the land for 24 meter wide road.
            4. Mr. Gautam Bhalla stated that Sumel Heights is the client of M/s Vatika hence the clients of M/s Sumel Heights are indirectly their clients.. He categorically assured that each and every customer of Sumel Heights will be treated at par with their own allottees.
            5. When Association requested Mr. Gautam Bhalla to respond to Arcadis Association letter of 1st Oct, 2012, he informed that they will respond to the letter to Sumel Heights and Sumel Heights in turn shall respond to our notice.
            6. Mr. Gautam Bhalla assured that as soon as 24 meter wide roads are marked on the ground, they will commence the construction activities. He stated that delay in construction of floors in Sector 83 and 84 is hurting them financially as much as it is hurting the allottes of the floors. Further he emphasized that they can not compromise on the reputation loss to their brand in Gurgaon.
            7. The Association informed Sumel Heights and Vatika that Vatika has not stopped sale & purchase of their floors while Sumel Heights has stopped sale & purchase of floors sold by them under same license and at same location. Mr. Gautam Bhalla informed that it is for Sumel Heights to address the concerns of its Allottees on sale and purchase of floors and as far as they are concerned project activities are progressing.
            8. Sumel Heights confirmed that they had stopped the sale and purchase to avoid unnecessary speculation and they agreed that those allottees who have paid 35% of the basic sale price can sell their floors in market and Sumel Heights will do the necessary transfer. Those Allottees who have paid 20% of basic sale price as of today can also sell provided they pay the next installment of 15% of basic sale price.
            9. Association informed to Sumel Heights to share the communication about progress of the project periodically so that the trust deficit between the two can be bridged.
            10. Mr Sunil Sachdeva agreed that they will write letter to every allottee assuring them that construction of the houses will be done as soon as the plots are given to them by M/s vatika.
            11. Mr. Gautam Bhalla confirmed that no construction of Row Houses in plots has commenced by M/s Vatika in Sectors 83 & 84 because of 24 Mtr road issue. Whenever they start construction for their project , M/s Sumel Heights will also be given their plots.
            12. Sumel Heights informed that in the last meeting held in their office, some members threatened their directors/employees. Members should refrain from indulging in such activities which would vitiate the atmosphere.

              does this mean project is still on track ??

              Sincere thanks to post this. Is it that only some procedureal delays are there however still developer is serious and comitted to deliver their promise ?

                Somehow for a long time there were no information on the threads or online on whats the progress. This MOM posted in the thread seems fairly recent as its of 18th Oct -2012. Thanks to bring it in notice to everyone and sincerity and support to the cause is highly appreciated.
