Hi
I'm planning to buy 2BHK apartment and my budget is upto 35 Lakh.
For main Gurgaon city I know this is not sufficient.
Therefore, I seek guidance from veterans here to suggest which projects in Manesar or Dhudahera area I should look at, as I feel my budget will be sufficient for those areas.
Or, should I completely leave Gurgaon out of my scope and focus towards Noida or Indirapuram areas.

    I have seen builder flats/floors in indirapuram also. But I'll prefer to have a home in a society. That's why looking at projects that will be within my budget.

    Oh yeah crossing area is congested @gaussmatin.
    I have visited Rajnagar Extn along with projects in Delhi-wazirabad road area. Rajnagar extn is a bit far. Meanwhile projects like Bharat City, Delhi 99 and Oxy Homez. Would you suggest these projects for living purpose and future appreciation in coming 3-4 years time.

    @gaussmatin he he.. yeah. Noida and indirapuram mein 35L mein society flat is not possible. So i looked at raj nagar extension and new dilshad garden extension area also.
    Noida also is almost out of budget.
    I haven't yet explored Noida extension and greater noida projects though.
    Btw, noida extn wala issue is resolved now, i guess so. So be happy that your investment there is safe.

    I don't think Manesar you can have an apartment in 35L

    I would say go for Dharuhera. I think Vipul's 2 BHK should be in your budget. Also you can look in Bhiwadi. Ashiyana is a famous builder there. A 3 BHK with some other builders like Krish / Avaloan you might get under 35L.

  • Manesar looks good . Look at Anant Raj Madelia in resale . 2 BHK should be near to 3000 . Besides, this there r some societies in Manesar, which may be within your range. Vipul has an apartment Project in Dhaurhera . Take a look at them .

    Noida & Ghaziabad ( especially Ghaziabad ) would be having properties within range . For information, particularly on Ghaziabad, send a PM to saurabh2011 .

  • Depends where you work. If its Gurgaon, then you can take a decent property in Bhiwadi, lots of options available under 35 Lakhs for 3 BHK... Yes Sir... 3 BHK... around 1500 sq ft, new construction...

    If you work in Noida ... You can look at Sahibabad / Ghaziabad belt, or Indirapuram GDA flats... or Maybe low rise in Shipra.. or floors...

  • Yes, Bhiwadi ( i forgot to add this place in my earlier comment ) is a nice option ( if it suits u ) & as zorin said, pretty cheap ( as per GGN standards ) & should have lots of options .

    I'm presently working in Delhi (green park). GZB belt or even Bhiwadi would be atleast 50kms drive one way. Either way travelling would be there for me; so am more concerned for a property that is in good area and has future appreciation potential. But isnt Bhiwadi a place like inbetween of nowhere? I havent looked at any Bhiwadi projects as of now, can you please recommend some that one should look for.

  • Hi, If you are in Green park, then i guess Bhiwadi would be too far off, though bhiwadi has 3-4 good options n is still underpriced as compared to GGN / Manesar.

    You can look at Ashiana ( the best property out there), BDI ( Bang opposite that, new construction though the quality is a little average,) and Kajaria ( next to BDI). There would be a few more options too.

    Why dont you look at Faridabad if you have ur office at Green park ... That would be nearest also and within your budget too, though prices have appreciated in FBD also with the operation of TOLL ROAD...

    I myself held a property in Bhiwadi in BDI which i sold off last year around same time for 24 lakhs ... 3 BHK ... 1490 sq ft.. really nice flat to live in... Must be around 30 now, if you are willing to go in for a higher floor and back side...

    And Bhiwadi is on the route of Fast Track Rail Project which will cover delhi and alwar, so overall good potential for growth in the dayts to come !!!

  • Bhiwadi is a good area as far as future appreciation is concerned and current prices are also low.

    Projects in Bhiwadi all depends on what kind of property you want currently? If it is RTM, then Ashiana is a good choice.

    If you are looking for under-construction then you should be able to get a huge 3/4 bhk in your budget in projects like Krish, Piyush Rosette, Avalon etc.

    Visit the area and decide about it....
