Hi guys,
Could you please list projects in which at least 1 phase would be RTM within 1 year timeframe in various areas of Gurgaon? I wanted to gauge the supply which would be available and how it would affect the prices as well as rents.

1) There is one project just behind Sushant estate and Ardee city where multiple towers are coming up. Looks like it will be ready in 6 months time. Does anyone know name of the project?

  • 1. GC Road/DLF Phase V - DLF Belair & DLF Park Place
    Both of above should hand over possession completely within next 6-8 months.
    Im hoping that DLF Park place atleast will reduce the exorbitant rents being charged by similar DLF properties in GC Road.

    2. GCX - IREO Grand Arch, Uptown, Tata Raisana
    Also PVSN - Expected possession was mid-2013
    Since these will be the first projects in GCX, cant really gauge rental impact and which areas rentals will get impacted.

    Very true Saxena ji,

    This can at least stabilize the rentals at least which are climbing up like crazy.
    GCX properties will drive down rentals in the more expensive areas of gurgaon :)

    never go for that ardee city towers option..they are stuck at the same level for last 4 years...structure were ready even four years ago..

  • thats palm grove heights in ardee city behind sushant estate....work has started moving swiftly in last 3-4 months...first four towres would be handed over in 6-8 months time...internal roads/landscaping work can be seen from the main entrance itself...

    Thanks for the information Jain sahab. Yeah, I can see first coat of paint being done. This seems to be a very good location - Being REAL estate where metro station is already existing at 2 kms distance, not something unreal!

    The simple and correct answer is -Zero. Construction every where is extremely slow, and becomes still slower after the structure is ready. Builders are in no mood whatsoever to complete the project because all their money is spent in new launches. Cheers !!
