    Future Most Expensive Roads & Localities in Gurgaon -


    Would like to start a thread to understand what would be the Most Expensive Locations In Gurgaon, 5 years down the line. (excluding Old Gurgaon).
    Actually, would like everybody to benifit from this Thread,, to understand which location would hold better potential of appreciation, or would make a better residenial address in the longer run.

    As we all know - Gold Course Road is currently & would always continue to remain, among the best & most expensive location in Gurgaon.
    But can we all pool in our knowledge & experience, to predict the balance most expensive localities & roads in Gurgaon in the near future; especially among the upcoming new colonies & projects, in the new sectors?!?!?


    Current most posh localities & roads (From most expensive to least expensive) -
    >>> Gold Course Road (DLF Phase 1, Aralias, Magnopolis, etc, etc)
    >>> NH8 between Delhi Border to Iffco Chawk (Ambience Apartments, DLF Phase 2, DLF Phase 3, etc)
    >>> MG Road between Delhi Border to Iffco Chawk (Beverly Hills, Heritage City, etc)
    >>> Sushant Lok 1 (Blocks A, B, C, etc)
    >>> NH8 between Iffco Chawk to Rajiv Chawk (Raheja Atlantis, Unitech World Spa, etc)
    >>> Gurgaon Metro District Centre to Subhash Chawk (South City 1, Palms, etc)
    >>> GCX from Golf Course Road to Vatika City Intersection (Nirvana Country 1, and all new upcoming projects like GA, Skyon, Pioneer Park, Emaar MGF, M3M Golf Estate, etc)
    >>> Gurgaon Metro District Centre to GCX Pioneer Park (Ardee City, close by areas, etc)
    >>> Sohna Road from Rajiv Chawk to Vatika City Intersection (Unitech Uniworld Gardens, Central Park 2, Vipul Greens, etc)

    Infact this is the reason to start the thread;; request everyone to edit and correct the sequence, with reasons why which future location would be better than others. Thanks!!


    Example / Question 1 - Can SPR (Tata Primanti or Nirvana Country 2) ever become better than current Sohna Road Old Projects?? If so, why!!

    Example / Question 2 - Can 2 kms inside of GCX be better than Sohna Road?? Sohna Gurgaon Road is already well developed and well connected / close to - Metro District Centre, NH8 Rajiv Chawk & Hero Honda Chawk, etc. So can places like IVV, Uptown, M3M Merlin, etc (agreed it has ten times better concepts, better planning, latest engineering & designs, etc) ever become more expensive than say Uniworld Gardens, or Uniworld Resorts The Residences, which are better located.

    Golf course road would always remain no 1 locality, still has lots of areas still to be developed mainly by DLF , the prices of all new launches will allbe in excess of 18k -20k /sq ft .. , with 16 lane fast road and Metro..
    GC road would always be the most aspirational road..

    the next area which would really come up in next five years is the Golf Course extension , well planned , good builders and high end projects with all the latest facilities ..good connectivity to Gurgaon downtown, Delhi , NH8 , very few old residential areas or villages ..

        watch out for GAWAL Pahari on Gurgaon- Faridabad road, this area has huge potential , i was really amazed today , it took me about 5- 7 minutes to reach there from Gof course road .. the point to discuss is, if the development will extend towards GCX /gurgaon or towards Delhi .. bothways it is beneficial , ireo and krish luxury projects have created big hype and it is to br seen if some more biggies will join and unleash more projects.. i feel this is the area to watch out for , hope we see some normal projects also in coming times.

          But when we say the sequence is as above; then are we covering the entire area behind GCX or only the main road of GCX????

          Would like to understand --
          Can 2 kms inside of GCX be better than Sohna Road?? Sohna Gurgaon Road is already well developed and well connected, and is closer to existing Metro District Centre, NH8 Rajiv Chawk & Hero Honda Chawk, etc.

          So can places like IVV, Uptown, M3M Merlin, etc (agreed it has ten times better concepts, better planning, latest engineering & designs, etc) ever become more expensive than say Uniworld Gardens, or Uniworld Resorts The Residences, which are better located.

          While investing in Nirvana Country 1, eight years back; thought this would be the most well planned, beautiful & successful colony (which has come true) and would become one the most expensive place in future (after DLF Phase 1), but still NC1 plot rates are laging much behind an unorganized scattered colony like DLF Phase 3 only becuase of latter's location and proximity to Delhi & NH8.

          So wouldn't places like The Residences or Uniworld Gardens remain more expensive than 2 kms inside GCX (which itself would be one last deadend of Gurgaon)??

            Interesting thread...Have to compare each of them area by area....Main criteria to look at is the reason why today GC road demands maximum rates (if it does!!)..I can think of below things...
            - Biggest roads compared to the adjoining areas at the time of making..
            - High end projects plus DLF Golf course to support same.
            - Residential, office and commercial spaces already have occupancy.
            - Closer to Delhi than other occupied areas.

            Now for any other area as mentioned, to hold a higher capital value in future, they should at least have above what GCR has, a step better and other well planned infrastructure in pipeline...Now area which can deliver that, with a very healthy infrastructure lined up is GCX from what i have seen/read...Due below reasons..

            - Already most sector roads are in place and are 6 lane...
            - Category of most projects are in high end luxury category... Possession should start by next year...
            - Most of the land bank is owned by limited builders unlike DEW where its an open house..Plenty of options to choose from..i.e.
            - Rapid metro Phase 2 has already approved its extension until foot steps of GCX road, i.2 at the junction of sector 56.
            - Approved project to make GC road signal free with all the flyovers and underpasses will bring down the travel time from Delhi toll to junction of sector 56 considerably, apart from a comfortable ride...
            - Area is definitely more better planned than GCR.
            - Leaving apart Aralias/Mongolias and few other high end projects, when above infrastructure is in place in time to come, people shifting from GC road to a near by, newer GCX road projects won't be an uncommon thing..
            - In 5 years time as you mentioned i think end users projects of Ireo city along with M3M shall be taking its shape...
            My personal views..no disregard of any other location...All have their merits and demerits...

              There are 2 different thoughts that will answer your question.

              1) Most RE rates move in tandem. Whatever current rate trends you see will continue. Only if some unaccountable event happens in a particular area, rates in that area either move up or down drastically depending on the kind of event. . e.g. suddenly govt announces super mega project in an area. Rates will go up drastically in that area.

              2) Few projects because of there super lux specs and community that has got developed in that society will command premium irrespective of road. So all the above roads fulfill basic minimum criteria for living or will fulfill. So any great project where you have both physicall infra ( specs ) and social infra ( high class gentry ) will command premium. These islands will not move in tandem with next door projects.

              Coming to your example questions.
              So a big yes for your example question 1.
              Tata Primanti or Nirvana Country 2 will be more expensive than Vipul Greens or Uniworld if they satisfy both the criteria of physical and social infra.


              2 km inside GCX can again be more expensive than Sohna Road. Yes
              Nouveau Rich who have multiple cars and drivers don't give too much weight to 3-5 kms here and there. They look only for gentry. There are so many small builder societies on GCR but they don't command as much premium as big builder project commands. Simply because these small societies lack both physical and social infra.

                GCX areas from sector 58 to sector 66 ( not the A sectors ) even if they are 1-2 kms inside , wide roads are well laid, projects are planned ,
                no clustered old residential areas, no slums , no unorganised commercial areas , and see the connectivity, right next to GC road , easy access to NH8, Gurgaon Down town areas , South Delhi ,Faridabad , easy access means through wide roads , thru less chaos, easy access..

                Nirvana country or uniworld properties are well laid properties but see the access, approach through the exit 9 silokhera village road or small broken always under water sector road .. these makes them islands..

                people are only talking about access from Delhi but what about access to Gurgaon downtown , which is MG road , all the malls, DlF galleria markets ,

                imagine coming from 10X sectors to MGroad , either from NH8 or through old gurgaon , it is a ordeal..

                  Dear Mr Singh & Taj,

                  Agreed & respect your reasonings, but my POV (or say more of an instinct), I still feel the Main Sohna Road (Central Park 2, etc) would still continue to command higher prices than both -
                  2 Kms inside GCX (towards Bestech PVSN, Ansals, etc);;
                  and SPR (NC2, etc);
                  even after 5 years.

                  But then, no body knows the future. Lets see. Thanks!!

                  But the best part is to see so much development happening all over gurgoan. Hope it continues & Gurgaon becomes a true Millenium City!!!!

                    Which sector is this ??

                    Gold Souk is planning to come up with a mega integrated township on the main Gurgaon-Sohna Road on 200 acres.
