I truly like the specs of this project. A football field, two tennis courts, 90% green area, almost all luxury options exept VRV airconditioning. What concerns me is the price.

Currently it is avalibale at approx. 5870 per sq. feet (6200 - 150 Discount - 3% Dealer). I know Emaar Greens is also in that price range but these price ranges do not make sense even keeping in muind that nothing in Gurgaon RE makes sense. You have much better options closer to Delhi for investing/end use purposes. Even Puri is available at approx. 6900 per sq. feet and Heritage Max does not even come close to Puri Diplomatic Greens in terms of brand value, spcification, and location.

I had thought about investing in the project when it was in soft launch phase and was available at 4950. I, though, now think it is ahead of the market, meaning it will take atleast an year or so for it to appreciate even by Rs 200 per sq feet.

What are your thoughts on this project? Is it a good investment?
