Dear Friends,

I have zeroed in on two properties purely for investment purposes. While one is a 2 BHK in Sector 137 on Noida Expressway, the other one, also a 2 BHK, is located in Sector 37D on Dwarka Expressway in Gurgaon.

Was wondering which one to choose. Please help solve my dilemma.

    I stay in Noida and work in Gurgaon...as I find Noida better than glittering Gurgaon...

    Gurgaon has everything but quality living is too high...

    If you want to take it for end use, then it should suit your convenience.. if for investment, then obviously Gurgaon as it will give higher returns....

    Dont go for BPTP.. go for Ramprastha instead.. You can also explore 3C Greenopolis..

  • First see the places in new GGN and think when will it be livable.. Dont go by only map..
    Yesterday I went to 37-D.. dont know how roads will be made and when that area will become livable??
    In Noida.. you can start living in all sectors from tomorrow.

  • in gurgaon if u want for end use ( either no or end use after 2 or 3 years )

    dont go for sector 37d and patodi road or dwarka expressway u can go for either
    1 nh8 ( left side ) ( if medium budget )
    2 nh8 ( right side ) ( if low budget )
    3 golf course road extension ( if high budget )

    ( ignore if u dont like )

  • both these locations r almost equally good/ bad but still expressway might just b a bit better than dew, just on the basis that expressway already exists but dew is yet to b constructed fully

  • As you saidf its purely investmrnt go for new Gurgaon as it will fetch you better returns as compared to expressway...although I personally like noida expressway :)

    Some projects on Noida exy start at the rate jo new gurgaon me abhi 5 saal aur nahi hoga, so not saying new ggn is bad, but Noida exy is def not midddle class...

    now noida expressway getting high paying job also
    noida expressway have already many MNC like
    sapient, Accenture, adobe,IBM,Gobble logic ,UHG,Merser,DELL,hewitt,Oracle,
    Etc..

  • I am invested in both areas so from that experience I can say New Gurgaon will be better. Simply because of two reasons -

    1. Too much supply in Noida and adjoining areas.
    2. Noida junta hasn't yet warmed up to high prices. Prices of good UC properties are still hanging at 5.5K-6K level. These properties have everything going for them. Access to better roads, good specs etc. Whereas resale prices of UC projects in Gurgaon which have these 50% of this infra is hovering about 7k. And no one blinks an eye.

  • I have investment in Gurgaon as well as in Noida.. I would say for investment Noida is always better choice.. In Gurgaon Rates are high but only on paper .. when you try to sell . its very hard to find a buyer..but in Noida its not like that... at the same time Noida's Infra is far more better than Gurgaon.. Crime rate is high in Noida but that is everywhere these days.. you have to be careful everywhere. since its for investment you may not care about that..

    one more thing.. Gurgaon is not affordable for big co. so they are shifting there offices to Noida or Manesar.. or for there new offices they are looking for less expansive places like Noida, Gr Noida or Manesar.

    This is just my opinion.. I may be wrong.
