The Haryana Cabinet on Friday approved the proposed 6.5-km Metro link from Sikanderpur station to Gurgaon, Sector-56 at a meeting chaired by Chief Minister Bhupinder Singh Hooda. The project is likely to be commissioned within three years at an estimated cost of Rs 2,143 crore. It will make commuting easier for people living on the south side of Gurgaon and strengthen the Mass Rapid Transport Infrastructure of the city.


Officials said the project would be a vital addition to the existing Metro Rail Project - the trial runs of which will begin from October 2. The new Metro link can be extended towards old Gurgaon across the national highway for the benefit of residents on the north side. The IL&FS Rail Limited will implement the project and bear the entire cost.
"The company will also pay Rs 2,010 crore to the Haryana government towards connectivity charges over a period of 20 years. It will also share with the state government five to 10 per cent of the revenue from property development and advertisement rights," an official said.

  • Fantastic news as this will make the GCR transport infrastructure the best in Gurgaon. With 16 lane road and Rapid Metro both upto GCx , it is very good news for GCR residents and potential residents of GCx around sectors 58 to 61 .

    This is possibly the only metro that will be operational and touching part of GCx / GCR unlike all other metro which refuse to move out of the ' proposed ' zone.

    The prices of some projects in Dex at 8k to 12K compared to prices of GCR starting from 12K to 16 K, just does not make sense at all , in light of such huge difference in the infrastructure both social, road, access, power.

    since there is a provision to extend it to industrial areas across nh8, it provides seamless connectivity to all current major work areas of gurgaon.

    IL&FS Transportation Networks announced that the Haryana State Cabinet approved the award of the Rapid MetroRail Gurgaon South Extension to a consortium of IL&FS Transportation Networks and its subsidiary IL&FS Rail for developing the 6.5 km rail Metro Link Extension from Sikanderpur station to sector 56, Gurgaon on a DBFOT (design, build, finance, operate and transfer) basis.
    The estimated cost of the project is Rs 21 billion with a concession for a period of 98 years. The project expected to be completed on the year 2015.
    The project will be extension of the Rapid MetroRail Gurgaon system which is presently under development by the consortium and will run from Sikanderpur station at Brostol Chowk to sector-56 in Gurgaon with 6 stations expected to be covered in 18 minutes. The Government of Haryana will provide the land required for the Depot, Viaduct and Stations along road.
    Shares of the company gained Rs 5.95, or 3.07%, to trade at Rs 199.50. The total volume of shares traded was 25,736 at the BSE (10.10 a.m., Monday).

    IL&FS Transportation Networks Limited (ITNL) and its subsidiary IL&FS Rail Limited (IRL) have been awarded the development of the extension of the Metro Rail from RMGL Sikenderpur station to Sector 56 in Gurgaon by Haryana Urban Development Authority (HUDA) Design, Build, Finance, Operate and Transfer basis. This will be a 6.5 km elevated double track Metro rail system running along the median of Golf Course Road. There will be six stations along the route.

    Ridership: As per traffic study conducted by Halcrow, it is estimated that the south extension will have a daily ridership of around 200,000 passengers. The finding of this study is in line with the development currently happening in the catchment areas of Gurgaon. The area along the alignment has emerged as a major employer in Gurgaon. The fact that there is already an operational line of Delhi Metro going into the city, has increased the attraction of Gurgaon as a employment hub.

    Revenue: The project would earn revenues from fare box collection on the ridership and non fare box collection from advertisement and branding and lease rentals at metro stations.

    Concession Period and Estimated CAPEX: The concession period for the project is 98 years with construction period of 3 years. The Project is cost is estimated at around Rs 2150 Crores

    इस काम के लिए हुडा की ओर से कार्यकारी अभियंता करतार सिंह को नोडल अधिकारी बनाया गया है। इस रोड पर रोजाना दिल्ली, फरीदाबाद व गुड़गांव के एक लाख से अधिक वाहन गुजरते हैं। चालकों को ढाई साल तक यहां ट्रैफिक समस्या से जूझना पड़ेगा। इस प्रोजेक्ट में सड़कों को आठ लेन से 16 लेन बनाने के साथ ही छह प्वाइंट पर अंडरपास और एक फ्लाईओवर का काम होना है। शंकर चौक फ्लाईओवर के सर्विस रोड पर, गेट वे टावर, सिकंदरपुर चौक, आरबीएस चौक, सेक्टर 42 चौक, गोल्फकोर्स रोड पर अंडरपास बनने हैं। एमजी रोड के द्रोणाचार्य स्टेशन के पास से सिकंदरपुर चौक तक बाइपास रोड पर फ्लाईओवर बनना है। इस संबंध में एसीपी ट्रैफिक रवींद्र तोमर ने बताया कि साइबर पार्क शंकर चौक से बनने वाले प्रोजेक्ट की जानकारी उनके पास है। सबसे पहले सड़कों को चौड़ी कर डबल लेन करने का प्रस्ताव है। अंडरपास के निर्माण के दौरान निकलने वाले ट्रैफिक के दबाव को कम करने के लिए समय पर निर्णय लिया जाएगा। उधर, हुडा की ओर से इस प्रोजेक्ट के लिए तैनात नोडल अधिकारी कार्यकारी अभियंता करतार सिंह ने बताया कि प्रोजेक्ट निर्माण के दौरान इस बात का खयाल रखा जाएगा कि गुजरने वाले वाहनों को किसी तरह की परेशानी न हो।

    While the commercial market is likely to benefit from phase I of the Rapid Metro in Gurgaon, phase II will have a positive impact on the residential sector, says Vandana Ramnani

    The privately-owned Rapid Metro Gurgaon is all set to open its stations in April this year. While the five-km first phase will cover the primarily commercial Cyber City, the recently approved seven-km second phase will connect Sikandarpur station to the densely populated sectors 55, 56 and Golf Course Road. So, how will the two connectors impact the realty market in the area? Will it be similar to what the DMRC connector had when the Delhi Gurgaon line became operational in 2010?

    While the Delhi-Gurgaon corridor saw a 25% to 35% increase in property prices, the private Metro will impact commercial real estate in the area. To elaborate, if the prices in Heritage City project were around R4400 when the Metro was launched around 2006, it increased to R4800 in 2007 and R5200 in 2008 when construction was in full swing, the same project commanded a price of R8000 when the Metro between Delhi and HUDA City Centre became operational. Similarly, apartments in Beverly Park that cost R6000 at the time the Metro was launched, peaked to R6500 in 2007 and R7500 in 2008 as construction progressed. These were selling at R10,000 when the corridor became operational. The apartments in the Essel Towers project cost R4800 when the Metro was launched and increased to
    R6000 and R7000 during the construction period. They were trading at R9000 when operations began. Similarly, the Sahara Grace project that was available at R7000 when the Metro corridor was being constructed peaked to around
    R9000 when the DelhiGurgaon link became operational. Real estate experts say that rates in Cyber City that had remained subdued for some time now will witness increased leasing activity after the first phase of private Metro becomes operational. This provides an assurance that the second phase, too, will come up. Any infrastructure upgrade will make a significant difference to the lives of the people and corporates in Gurgaon. Companies set to move out were likely to stay back.
    According to Anshuman Magazine, chairman and managing director, CBRE South Asia, a property consultancy, an upgrade in infrastructure in Gurgaon in the form of Rapid Metro will definitely make a huge difference to the realty market in the area. Existing business will now decide to stay on in Gurgaon as the biggest challenge for the area so far had been transport. Its operations will have various indirect implications, too. More investments will pour in, there will be improvement in productivity and quality of life of the workforce. The bigger impact will be felt once the Metro starts functioning.
    The first phase will definitely add to the feel good factor in real estate, says Amit Raj Jain of Spaze.
    Real estate prices in the area, too, will go up. What the rail system, however, cannot support is inter-city movement. The city needs another organised mode of transport that can enhance connectivity within the city and connect parts not touched by the Metro, says Shashank Jain of Ansal API.
    The fact that the private Metro will be operational in April will definitely push up prices in Cyber City. The area will re-establish itself as a corporate hub. “If commercial leases were signed at R65 per sq ft a year ago, they are currently being finalised at R85 per sq ft,” says Dhruv Khanna, a broker with L J Hooker Real Estate, a multinational real estate consultant.
    Interestingly, the two residential developments located close to the Cyber City will not not be affected that much in terms of prices as these are relatively old developments and there are better options available elsewhere in Gurgaon. There were also some issues regarding waterlogging in these societies.
    Impact on residential market
    However, the biggest impact will come from phase II of the Rapid Metro that will pass through DLF City phase 1, 4 and 5, independent houses and gated communities in sector 27, 28, 51, 52, 53, 54, 55, 56 and 57. The network is expected to cover localities such as Suncity, Central park, and Golf Course Road. “Plots in DLF Phase 1 that face the Golf Course Road will be the biggest beneficiaries. If the current price of plots in the area is R2.5 lakh per sq yard, prices will double once this connector is operational,” says Khanna.
    Even the rental market in the area will benefit. Rents for a 4BHK along the stretch currently, around R1 lakh now, will increase by 30% to 40% once the connection is ready.
    Boost to cooperative housing societies
    Cooperative housing societies in the area will also benefit. Rents in the area have already improved. A 2BHK apartment in the area, which commanded R22000 earlier, is now around R30,000 and more. Capital values, too, have risen from
    R5000 to R7000. Prices of some new group housing societies coming up along the stretch are likely once the second phase is complete.
    Projects along the GurgaonFaridabad road will also benefit from phase II. The access to this road from Golf Course Road has improved tremendously and part of a SEZ is already operational in this area with more being planned. The ASF Insignia, Gurgaon SEZ is already operational. TCS has taken up over 4 lakh sq ft of space in the area where two towers are complete. “If a residential project were to come up in the SEZ, it will not cost anything less than R6500,” says Khanna.
    Even townships along the Golf Course Extension will see prices strengthen by almost 20% in six months. Another project likely to do well is Ireo City, located at the intersection of Golf Course Road and Golf Course Extension, and spread over 700 acres of contigious land parcel. Units in the project that were earlier available for
    R10000 per sq ft are likely to increase to R13,000 per sq ft in less than six months - almost a 20% increase in a few months.
    Arrest negative impact
    The second phase will help arrest the negative impact in the Gurgaon market. If the slow market was set for a correction in prices, that might not happen as phase 1 will be operational in April and phase II has already been cleared. This new infrastructure will provide a fillip to the real estate market in Gurgaon, adds Khanna.
    Some property brokers are of the view that the private Metro will not have much impact on prices in the area as appreciation had already taken place in 2010 when the DelhiGurgaon Metro became operational. The second phase of this Metro will, however, impact property prices in DLF Phase 3, especially block V, that is located close to the highway. A plot in DLF phase III that was available for
    R95000 per sq yard 30 months ago is now touching R1,50,000 per sq yard.

    रैपिड मेट्रो के सेकंड फेज का काम 3 से 4 माह में शुरू हो जाएगा। दरअसल रैपिड मेट्रो को वर्कशॉप के लिए 10 एकड़ जमीन चाहिए। हूडा व टीसीपी डिपार्टमेंट ने इसकी तलाश कर ली है। सेक्टर 52 ए व 53 में जमीन की तलाश की गई है। इस मामले से चीफ ऐडमिनिस्ट्रेटर ऑफिस को अवगत करा दिया गया है। वहां से मंजूरी मिलने पर जमीन सुपुर्द कर दी जाएगी।

    3 जनवरी को रैपिड मेट्रो के विस्तार के लिए सरकार व रैपिड मेट्रो रेल गुड़गांव साउथ लिमिटेड के बीच अग्रीमेंट साइन हुआ था। 6.5 किमी लंबी इस नई लाइन पर 2143 करोड़ रुपये खर्च होने का अनुमान है। 3 साल के अंदर प्लानिंग को सिरे चढ़ाने का दावा किया जा रहा है। सेकंड फेज की प्लानिंग के तहत सिकंदरपुर से सेक्टर 55-56 तक मेट्रो लाइन डाली जाएगी। इसमें सिकंदरपुर स्टेशन के अलावा डीएलएफ फेज वन, सुशांत लोक, सेक्टर 42 क्रॉसिंग, सेक्टर 53-54, एआईटी चौक, सेक्टर 55-56 में स्टेशन तैयार किया जाएगा। इसके पूरा होने से डीएलएफ फेज वन, सुशांत लोक, सेक्टर 27, 28, 42, 43, 51 से 57 तक के 4 से 5 लाख लोगों को फायदा मिलेगा। यहां कमर्शल एरिया अधिक है। इस फेस के पूरा होने से ट्रैफिक जाम में कमी आएगी।

    रैपिड मेट्रो की तरफ से वर्कशॉप निर्माण को लेकर 10 एकड़ जमीन देने का आग्रह किया गया था। इसके तहत सेक्टर 52 ए व 53 में जमीन की तलाश की गई है। डब्ल्यू आकार की यह जमीन मुख्य रोड पर है। यह एक हाउसिंग सोसायटी से सटी हुई है। यह जमीन वर्कशॉप बनाने को लेकर दी जा रही है। काम पूरा होने के बाद जमीन वापस ले ली जाएगी।

    मेट्रो मैनेजमेंट की तरफ से दावा किया गया है कि मई तक इस फेज को पूरा कर लिया जाएगा। फर्स्ट फेज के तहत एनएच 8 से सिकंदरपुर तक मेट्रो लाइन बिछाई जा रही है। इसके तहत एनएच 8, गेट वे टावर, बेलवेडियर टावर, डीएलएफ फेस टू, डीएलएफ फेस थ्री, मॉल ऑफ इंडिया व सिकंदरपुर को कनेक्ट किया जा रहा है। इसके बनने से साइबर सिटी व डीएलएफ निवासियों को भरपूर फायदा मिलेगा।

    ऐडमिनिस्ट्रेटर प्रवीण कुमार का कहना है कि 10 एकड़ जमीन की तलाश करके उससे चीफ ऐडमिनिस्ट्रेटर को अवगत करा दिया गया है। जल्द ही इसे फाइनल करके रैपिड मेट्रो को जमीन हैंडओवर करने की प्रक्रिया शुरू की जाएगी।

    Rapid MetroRail Gurgaon South Limited, (RMGSL) a special purpose vehicle (SPV) promoted by IL&FS Rail Limited (IRL) and IL&FS Transportation Networks Limited (ITNL) for executing the Phase II of the Rapid Metro Project in Gurgaon has successfully arranged debt funds for the Rs 2,143 crore project.

    RMGSL had signed the Concession Agreement with Haryana Urban Development Authority (HUDA) in January this year after wining the extension project through an open tender process.

    The project is being implemented on Public Private Partnership basis. A consortium of three banks led by Canara bank will give RMGSL a loan of Rs 1,500 crore, while the company will invest Rs 643 crore as equity.

    Work on the Phase II will start shortly and will connect Sikanderpur to Sector 55-56, a 7-km route with six stations. On completion of Phase I and II, Rapid Metro network will be a 12 km long system with 12 stations.

    The first phase of the project is likely to commence operations from May this year.

    The Rapid Metro would have a network spread of more than 20 kms on completion of all the three phases. Phase I of the network would connect Delhi Metro Sikanderpur station to Cyber City.

    This phase is expected to be operational by May this year and will have a network span of 5.1 km with six stations. Phase II, known as South Extension, will connect Sikanderpur to Sector 55-56. Phase III, which is under planning, will provide connectivity to Udyog Vihar and Old Gurgaon.

    The construction work of the Phase-II of the Rapid Metro is all set to begin in next month. On Tuesday, the Rapid Metro Rail Gurgaon South Limited, (RMGSL) the Special Purpose Vehicle (SPV) created for executing the Phase-II of the Rapid Metro project in Gurgaon successfully arranged debt funds for the Rs 2,143 crore project. The first phase was executed for Rs 1,088 crore.

    In the second phase, the network will run along the Golf Course road and will connect the residential hub of Sectors 55-56 with Sikanderpur.

    According to officials, Tuesday's event marks the financial closure of Phase-II. "We won the Phase-II extension project through open tender process. RMGSL signed the concession agreement with the Haryana Urban Development Authority (HUDA) in January this year. The project is being implemented on Public Private Partnership basis.     For the first phase RMGL had got a ridership survey conducted by three different agencies - RITES, ACNeilsen and Wilbur Smith and according to them, the network will have about one lakh passenger ridership per day in the first year, which would gradually increase to four lakh. The total time taken to complete one loop will be around fourteen minutes and therefore more emphasis is being given to create more standing space in the coaches.

    IL&FS Transportation Networks Ltd has informed BSE that the Haryana Urban Development Authority had awarded the Rapid MetroRail Gurgaon South Extension to a consortium of IL&FS Transportation Networks Ltd and its subsidiary IL&FS Rail Limited for developing the 6.5 km rail Metro Link Extention from Sikanderpur Station to Sector 56, Gurgaon ("Project") on a DBFOT (Design, Build, Finance, Operate and Transfer) basis.

    Further the Company has informed that, the financial tie-up of loans aggregating to Rs. 1,500 Crores has been achieved and loan agreements have been executed with consortium of banks on March 26, 2013.Source : BSE
