  • Amazing..what a change in outlook. 10 years back any size less then 1500 was categorized as LIG by DDA and now luxury builders are launching 1150 sq feet at over a crore.

    10 saal pehle jo size LIG ke liye banta tha aaj crorepati ke liye !!

    All other charges including.. even One BHK 800 SFT will be close to one crore. However, may be this is justified for sector 63 ;)

    i will say for 2 bhk 1150 size 10000 rate
    emaar mgf has project in sector 66
    is currently sellling at resale 6200-6500 and size of 2 bhk in emaar mgf sector 66 is 1150 and emmar mgf is better builder than baani

  • I agree that current rate is toooooooo high for the locaiton and specificaiton. RTM on GCX is avabilable at 8000+ now a days. Some broker may say to u that rates are ok and cheapet to get some booking and commissoin but after booking, they will not show their faces!!!

    Projects nearer to possession with similar specs are available in range of 6500-8K e.g Uptown, Palm Drive, Heritage One, even Pioneer Park (though that doesnt have have all these specs) while great projects like IVV are also lesser than 9K.
    Cant understand how these builders dream up such prices, dont they look around even once and see where the resale price for similar projects is at.

    dear mr saxena the price tag in entire golf course ext is near by 9000 per sq ft in resale and any apartment we buy in resale we want immediate 60 to 70 % payment and some cash component and 1bhk and 2bhk no buddy provide these type of specification. According to me this is great investment option today .

  • 10k for a brand line Bani, u have got to be kidding :). Further those who say "this is a great investment option today" either dont know the basics of ggn real estate market or are brokers with no ethics who would go to any to any extent to promote a project.

  • Seems like a fairly lucrative deal. There are hardly any options with this ticket size in entire GCx. Also, had a fairly detailed conversation with the broker who mentioned about the fact that there's only one tower in this - with 28 floors, 80% area green with golf course. Official launch price as quoted by the broker is 10700/sqft in 4-5 days.

    Offering a 5% discount for tomorrow on the 10K price.

    I am planning to book one 800sqft unit. What do you guys think?

    dear emaar mgf size on GCX IS 1150 is selling at 6500

    better builder ( much better )

    safe ( beacuse of construction on advanced stage )

    and other project such as bestech park view next is selling is less than 6500

    why go for 10000
    only 1 + point i will say no upfrount money is needed in baani
