  • Seems better than paradiso in all aspects.

    Larger balconies.
    Better amenities.
    Lots of open areas.
    Only two apartments per floor.
    Surrounded by super luxury projects.

    Lets see how does serenity performs, given paradiso is still available in resale between 5500-6000.

    location of sector 111 is much better and
    puri construction is much better than lumbini

    Lumbini is a value buy at present, for starters the rate you are getting at 4900 is for 2022 sq ft , but actually since the chargeable area is for 1832 sq ft since 180 sq ft of balcony area is free that way it works out to 5400 relatively, so it's not going dirt cheap either. once registry is done everybody will sell it at 2022 sq ft.So that is a saving of 9 lacs approx at 5000/sq ft
    Also there is no PLC for park facing units so you save an average of 6 lakhs there too. Total average saving is thus around 15 lacs

  • Paradiso is way better in terms of value for money. Even Paradiso has 2 units to a floor for 4 bhk sizes

    Moreover I saw some people mention that Serenity is adjacent to MSWT. I doubt it, as MSWT is near Caladium on the sector road, whereas Serenity is behind Paradiso, between Brisk, Sobha and Delhi border

    Also, given that the other side of Delhi border is not yet inhabited.. this might not be a best location

    Attached, please find the serenity payment plan & floor plan of 2090,2350units.

    Apart from large balcony & wide dressing room, there isn't much difference between 2090 & 2350 units.
    Payment plan received from sales department of chintels on email.(shall have to wait for actual plan until the project is officially launched)

    Parking charges- Rs3lac for 1 covered car parking. 2 car parking mandatory per flat.
    Club charges:- 1lac
    PLC:-Ground floor-200, 1st to 10th floor-100, other floor-75. PLCs for all units.

    Haven't been on ground, but have a look at all of these maps. MSWT is marked opposite Pawala Khusrupur village, on the sector road from DEW (before ATS Kocoon)

    Okay..may be these websites have got their markings wrong
    Seems lot of action then in and around Paradiso

    Any idea how approachable these properties would be to live in, if DEW doesn't get completed ?
