    Respected Members,

    Have sold a property where in I have got 75 lakhs in cheque ,rest iscolored.Please let me know with the budget of 2.5 crores what would be the best investment option.I can hold the property for 5-6 years easily.

    Some options am getting is Ireo Grand arch,skyon but do the respected
    members expect the prices of these properties appreciating further
    maybe in next 5 - 6 yeras.

    noone can guess the what will be the price u can do two things
    1 buy a flat in GCX like ireo, tata and bestech
    2 buy 2 flats 1st at dwarka expressway and 2nd in new gurgaon

    ( ignore if u don't like )

        Go for plot. Nothing gives better & safer return than a plot. You can buy it on GC Extn Road or Sohna Road. These areas are well integarted into the main city.

          I think you have a Happy Problem... Happy Diwali I guess.

          I see one challenge in your search. You have a very high cash comp (1.75 I guess). If you want to buy property out of this amount only then it will be very difficult. Infact you will have to look for a property that was launched at 60-70L and has multiplied 2.5-3 times by now. Only this property can come as per your finances.
          Secondly the current circle rate of gurgaon being 4k, ideal size of your property cannot go beyond 1875 sqft to be able to do registry at the circle rate only.

          I think options like Vipul greens etc on Sohna road can be looked as they have these kind of sizes.

          However, for an under construction project you will have to arrange a cheque value of twice the amount you have. Then only you can absorb your entire cash amount also.

          So under construction option will cost you 3.25cr in total thus increasing your budget. In this option also you wont be able to utilize your entire cash.

          Third option would be to convert atleast 50-75L of your cash in white. If you can do this then you can have 1.25-1.50 cr in cheque and 1 cr in cash. This can get you few options on Gcx. Still you would be left with some cash.

          In grand arch probably your enitre cash will go but from ROI perspective it wont give you a return that you can get from following options.

          Look at following options.

          1. Skyon -

          Current Price - 10,500 -11,000
          Payment gone 30%
          Expected completion - 2015
          Expected Price - 15000-17000
          Appreciation - 50-70%

          2.IVV

          Current Price - 8000 -9000 (Depending on towers)
          Payment gone 30%- 50% (Depending on towers)
          Expected completion - 2014
          Expected Price on completion - 14000-16000
          Appreciation - 80%-100%

          Since I dont track any other project in detail, I would reserve my recommendations to the one I track the most.

          You will have to do lots of backward calculation for any project selection. Cash and cheque would play the most imp while selecting your project.

          you have homed on right.
          these properties are certainly going to lead the way in appreciation.
          builder apartments in an integrated township city without the company of huda plots and society flats will be a new living and working experience.

          I would still prefer GA as its exact neighbourhood is two IT Parks of 10 & 7 acres (after all its only the IT & ITES sector professionals who will inhabitate the best locales).

            1. Call up HSBC to send their RM

            2. Handover ur cash to him

            3. He will open an overseas account for you and credit all cash as USD

            4. Buy a flat in Shenzhen /HK

            5. It will easily beat any investment in Gurgaon by a wide margin

            6. Later u can either sell it and bring back the money to India as NRE or enjoy tax free rentals

            7. Smoke a cigar, learn to play golf!

                  i would suggest that Bestech Grand spa is an awesome project to Invest. most importantly builder is reputed and hav no bad records.
