    Price seems to be alrite...provided the PLCs are not as high as other DLF projects.

      Wonder why this new launch. They are yet to sell 50% of the Pimus and Regal Garden that were launched in the same area @5500 psft.

      Do you think DLF can pull off 6000 psft when their Regal Garden is not selling?

        Fully agree Rahul, its not about the price of 6K its the ability of DLF which is a question mark right now in New Gurgaon. Even the completely sold out flats like NTH are having possession issues, smaller builders are giving a hard time to DLF now on rates as well as possesion.

        MY POV 6K for DLF for a new launch, if its happening, is stupidity

          Interesting, I was talking to a broker yesterday on this and below is what he said....

          "given Bestech Sanskriti is selling at >Rs5500psf, DLF should be able to fetch good response....though it should not be a flash sale as it happened in previous launch"

            Plans are to come with 6750 plus compulsory plc which happens in all DLF projects. NTH possession will be done in mid 2013 and plan to launch near that... to woo end users and customers.

            If people think Primus was a flop then they are mistaken. Investors made good money in this project...

              At 6750 plus plc, don't you think it will be a tough call to sell??

              This keeping in mind a) DLF has 400acres to be developed in that region in 5-7 years, b) enough inventory from other builders (anantraj, Ansal, Bestech, Orris, Vatika etc), c) Rs6750 in new gurgaon looks absurd against Rs7-8k in SPR/GCX, and d) completed new town heights is seling at <Rs4.5k!

              I am not privy to this information but won't DLF be killing golden goose (Volumes) for pricing??

              Also, DLF has talked about launching 5-6msf in Gurgaon over next 4 months. God knows how will buy at these prices.....!

                If launched at 6k in 86, we can see an increase in the resale of NTH....

                  Just for my information, how have investors made 'good money' in primus? Has the 6 months lockin period expired? At what rates are they able to offload their units booked at a bsp of 5750-6500?

                    You do not need money to buy DLF properties, have read recently in leading newspapers that DLF pays you a few crores as short term unsecured loans to buy its own properties. and then buys it back from you by giving you even more money.

                    With such sales strategy, i dont think DLF may have any inventory left for common investor, or that it is in dire needs to sell off inventory in the market. So it is likely the prices will hold.
