    (approx 10 lac, because club is 2.5lac and 2 car parking is 7.5 or 8 lac)
    Are they including TWO car parking in this BSP? Any idea about the PLCs pls?

          the prices are 6250 - 250 rebate till tomorrow and PLUS 500 psf for parking and club
          Totalling to 6500 psf , The total unit costs about 1.5-1.6 cr

              looks like price is inclusive of 2 Car parkings... so PLC will effectively apply to inherent car parking cost as well

                These kinds of rates for ths locatiom.

                Really hard to fathom.

                Evn spr projects which are 500 m from both sohna road and a 1-2 km from nh are available in 5000-5500.

                Dobt know who is buying at theae crzy prices.

                  True, the PLC applies to the cost which includes 2 car parkings aswell.
                  Also escalation cost on the same.

                  While including car parking charges in BSP is good, it actually contributing to the escalation cost calculations.

                  Obscene price

                  Pathetic plot layout and unit layout.

                  Delivery time is 48+6 months contrary to 36+6 months for all other builders and even DLF's past projects.

                  PLC's 10-30% of 6500 - Dont know what makes them to think that such project would have any buyers.

                    1. The Pricing of these Apartments is VERY HIGH for that area when compared on a CARPET area basis.

                    2. The effective apartment area or CARPET Area for this flat is around 53%. Which is the lowest in the Industry. So if you compare this 1865 flat to a DDA flat; it's size will be similar to a 900 sqft DDA flat.

                    5. NON of the DLF properties of late have made returns for its investors. Regal Garden, Primus are just 2 very recent examples. People who tried to make a quick buck and bought into RG or Primus are now stuck. DLF too has been unable to sell more than 40% of their inventory.

                    6. The built quality of DLF compared to IREO or TATA is far inferior. Go compare IREO and Park Place. The same is the case for the layout plan, floor plan or site plan.
                    So the Broker who sold me a DLF flat before called me to sell me Sky Court...Pity that guys ears after the call .. he really heard quite a mouthful from me today

                      "Property giant DLF has set in motion a strategy to concentrate on ‘core’ operations, launching a 1.2 million sq ft luxury residential project in Gurgaon, ‘ The Skycourt’. This comes a day after it announced the $300-million sale of Aman Resorts, minus the Delhi property, part of the company's non-core asset divestment agenda.
                      The launch of the 19-floor luxury apartment project in Gurgaon’s Sector 86 is the first big project from DLF this financial year. Apartments in The Skycourt are priced between Rs 1.14 crore and Rs 1.53 crore. There are 674 units spread over 13 acres and it is learnt DLF got a little over 700 applications right on the first day...."
