I booked flat in Raheja Navodaya 5 years back in sector-92, Gurgaon.they have taken 95% cost in first 2 years by constructing structure only and after that its been 3 more years that have passed. I went the site last week, it will take atleast 2 more years, so, more than 7 yrs to get possession.

I want to inform end users, dont go on Raheja statements that they will deliver in 3 years, check the reality first.Raheja Navodaya is the example, it will take more than 7 years. And builder is saying they wont pay the penalty as clause in agreement is in builders favour. We cannot do anything, as in India, court cases will take many years for judgement.
Raheja has not given possession in any of their project like Navodaya, Sampada, Vedanta, Atharva etc.

    I remember, there is thread on this on IREF.

    But thanks God, up till now no Legal issues arised. Hence maximum chances that delivery of Flats will be done. Time may be the problem.

    What the builder said to you?
    There will be Late delivery fine clause on BBA. What is that in your Case?

    Brother, don't get too much upset. Builders are like that === maximum.

    Though Raheja has come up with a lot of projects in Past 5 years but only delivered project is Atlantis. Raheja did launch the projects in DEW and new gurgaon in the begining..... Got the mo.ey from investors in first 2 years. Dec 10 90pc of the payment was taken. Till now no sight when these projects will be delivered...

    To an extent the investors were cheated as there was now way the projects will be delivered on time. Mr Navin Raheja is on all big forums talking about how real estate should function, hopefully should do some introspection and provide its buyers some respite 6 years....... hopefully Raheja is hearing......

    Bhalla ji apne bilkul sahi baat ki.... Builder lobby hai... .... But still IREF members are increasing... I dont have stats but in last 6 months the members would have trippled... Hence builders are very cautious with their strategy and online blogs are their top priority... There was an article on this one... Let me post

    NEW DELHI: If you are one of the thousands of homebuyers whose house-warming plans have been delayed by two years because of developers being behind schedule, where else to vent but on social media? According to real estate research firm Liases Foras, nearly half of the 3,23,000 homes that were to be delivered in 2013 will be delayed; and a third of these won't be ready before 2015.
    Even as disgruntled home buyers spit venom onFacebook and Twitter, real estate companies are scurrying to online reputation managers for cover.
    To be sure, social networks have become an ideal platform for irate consumers to get back - justifiably or otherwise - at developers. Still, when it comes to real estate, hell has no fury like a homebuyer made to wait. Builders with delayed projects are being forced to either hire external agencies or set up in-house online reputation management teams.

    Tata Housing recently hired Social Wavelength to leverage the digital media to be more accessible to consumers across India and also track comments on the brand in the online space. Unitec,Puravankara Project, Lodha and Supertech are also resorting to online reputation management.

    "When we see negative conversations, we try build on them and put the right perspective forward, reason it out. If there has been a project delay, we tell them the ground reality about why it happened," says Rajeeb Kumar Dash, head of marketing services at Tata Housing. Many of the comments online stem from miscommunication, which needs to be sorted out. What is also important is to set expectations of a customer right," says Jack Bastian Nazareth, COO of Puravankara Projects, who sees online reputation management as an extension of customer relationship management.

    Such damage control has a two-pronged approach. One is to flag out negative views, conversation, and comments about a brand, address them and make the customer feel that she is being listened to. "Consumers in India are very forgiving. They are fine if their voice is heard and responded to. A solution may take time, but being heard takes care of most of the problems," says Hareesh Tibrewala, joint chief executive officer of Social Wavelength.

    The other strategy, he points out, is to amplify positive views. "It is also important to identify those who are talking positively about a brand and then to amplify that to create a feel good about the brand," adds Tibrewala.

    Mumbai-based Lodha group uses online forums as a feedback mechanism to understand grievances of customers and then engage directly with them offline as much as possible.

    "We have found that a majority of concerns expressed online are due to misinformation or a lack of information and we are able to address these satisfactorily at an individual level through direct engagement," says R Karthik, chief marketing officer, Lodha group.

    Raheja has 3 projects of their own and each is 5 year + and counting . They have one jv with Tata for which only 2 towers posession is being given and entire project may take 6+ years it appears. So effectively till date they have given only 1 project .

    Now a builder like Vipul which has delivered Vipul Garden, Vipul Belmonte, Vipul Green all excellent projects on their own , never gets mentioned as a A class builder, but with deft management Raheja have been promoted as A class builder.

    Hope they live up to it. Just by having big names like arabtech associated can not compensate for these issues in their track record.

    Hope they are as conscious of their reputation in social media as a Tata or a Purvankara. Is it expecting too much for a Gurgaon builder :) :).
