    ABC,

    Please get your facts straight. You claim resales in the half the price in SIMILAR PROJECTS.

    If there is a difference in the prices, there is also a difference in the the products.
    Differences such as location, construction, specifications, target customer result in a difference in pricing.

      High end premium luxury apartments

      Vivhunter,

      High end luxury apartments (so called fully loaded) do not come in huge numbers.
      These are generally bought by people who have a taste for such living.
      There are not a lot of investors in these.

      Generally they are are priced much higher than the normal (no frills) apartments in the initial stages (in new developing areas and during the launch prelaunch stages. However over a period, by the time the area actually gets inhabited, the difference relatively narrows down.

      This happens because the normal apartments go from investors to end users around this time and that happens at a premium, whereas the high end luxury apartments had originally been picked up mostly by end users.

      So, it is better to book two (or sometimes even three) smaller and simpler units (preferrably in different projects) in the same cost that you would incur for one high end luxury appartment (remember these are generally bigger in size too). Eventually as the projects are closer to delivery your money invested in multiple normal apartments would have appreciated better and you would have better liquidity. Liquidate your investments (through resale) and pick up a unit in the high end luxury apartment project now. You'll easily be able to afford it and also will have some left to reinvest in some new project.

        In place of buying this property or any new property at such high prices. ill suggest buy Celebrity Homes in palam Vihar. Top class society with Villas , Flats and Penthouses with Personal Swimming pool. VRV Conditioning. Fully Operational Club with Pool, Society is really well managed and gentry of the society can be seen with parking full of BMW's and Audi's, Sizes are Approx 1800 sqft for 2 bhk, 2300 sqft for 3 BHK and around 2500 for 4 bhk. Best thing you can get this ready to move in society for around Rs 8000 psf all inclusive. If you don't want to stay a 2bhk can easily give you Rs 35000 rent every month.

        Point to note -

        - Society is in heart of the city.
        - 2 mins walking distance from Ansal Plaza, Columbia Asia, Maurya School and every amenity is 2 minutes away.

        Reason why i am quoting this society is that currently there are so many good ready to move in options available at much below rates then some new launches which will take at least 5 years to develop or even more. My suggestion will be research properly before investing.

            ashu ji though abc have said but price is also very less than vatika sovereign park

            in that sector prices are near to 5000 to 5500 why some will go 7500 which is already 2 years advanced rate

              Specifications are very different. Look at it from the perspective of self use.
              The difference in rates is actually not much if you compare the specifications.
