    Too much affraid with DEW projects.

    Agree that prices are going up (Same like share market before) but looks no logic.

      yes! that is very much intentional.. As I said I would advice you to stay as close to the inhabited gurgaon/NH-8 as possible.. I dont particularly like the location of 3C ...

        Palm garden, I think, is even better than palm hills... Its is a very good invesment option... I didnt advice it to the other gentleman coz it was beyond his budget...

        As for returns, underconstruction RE investment is a leveraged trade.. Sometimes you might get even 6-7 % return per month on ur invested capital.. and at others you might even struggle to beat inflation...

        I think palm gardens can be a very good option.. the only reason I have not invested here, is paucity of funds!!!

            You may have more information on possession time,how much has been paid to the builder and ongoing price.Can you please share that.
            I can also consider this if there is not more than 50-60% outflow of funds by end of 2013.

              launched in q4 2010,
              payment gone 30-40 % of basic depending on tower,
              construction in full swing by IL@FS,
              trading price of 1900 sqft(which is darling in this project) is 5300-5800 depending on the location,

              next four payments are of 5%,so even if IL@fs doesnt take rest then total outflow will be not more than 60% by year end.

                3BHK 1550 SF - 85 All Inc (RTM)
                3BHK 2200 SF - 1Cr All Inc (Possession in 2013)

                  I actually had CHD in sector 71 in mind initially.

                    yes now its getting into right discussion,
                    this the answer i m not able to come at,

                    there are so many projects behind palm gardens which are trading at btwn 3500-5000,
                    Why so much price of palm gardens?
                    I know i have been told +ves as follows:
                    1.22 acres with 12 towers only having 12-15 floors only,
                    2.8 acres of central green,1.5 acres or mini golf,
                    3.five star just adjacent to property,
                    4.better floor plans,
                    5.bang on nh-8,
                    6.also approch to DEW,
                    7.next to metro station(proposed),
                    8.no 2 bhk or budget 3 bhk
                    9.branded builder,branded construction partner,
                    and so on...

                    Now can seniors evaluate whether these +ves combined really do matter to command arnd 1000 psft price extra,
                    will prices escalate in proportion to properties far behind this with none such USPs.

                    Kindly throw some light.

                      moreover apart from palm gardens,
                      with a little less budget chd 71 is my pick,
                      there are few +ves,like good price,gud location,

                      only problem is connectivity,
                      which i m sure will get it not very soon but intentionally later on,
                      reason for late and surety of getting is mr vadras money in chd ,
                      which i read somewhere in the forum.
