  • 7500/-.. what is this group thinking...i understand that there is a lot of liquidity in the market, but if this market absorbs 7500/- but I SS, then we have to leave gurgaon. am i the only one who is missing something here or there are more like me.. there are projects by Dlf, 3C, Bestech, Emaar in the same vicinity 5000-6000 levels, who would like to dive into SS for 7500/- then...there is a thread here , something like ' dont buy ss group properties', and someone buy SS after reading that, he deserves a salute.

    all builder are launching there projects at very high prices
    and main reason is simple --to earn more money and taking profit of investor which will come after 1 or 2 years

  • ok..let me put in some points as a broker..

    -all investors wants only and only first rate and when u tell them the difference between soft launch and official launch would be around 1000/- rs/sqft, they hardly think about the builder or Sale price in that area.

    -the real estate markets of states like Punjab is seeing its worst time... so i a lot of money is pumping in from there.

    -i,alone, have been aproached by more than 10 brokers from noida in last one month coz the returns over there are negligible.

    -McKinsey report says Ggn market would require 2.5lac apts by 2015, but you will have availability of 1.75lacs only..even if all projects are delivered on time (i saw it in some builders office)... so they are more motivated than us.

    hope this helps... like to see other's input too...

  • Planner....it could be strategic planning by gang of builders. pre launch at high rates (7500-8000) without bothering about sales as market is subdued. If market falls by 15-20% then the rates of 6500-7000 would look attractive in comparsion to fictitious/jacked up rates and they can have better sales. Its like in retail ...increase the sticker price and then launch sale campaign offering discount to increase sales.
