i m planning to invest in Gurgaon arnd 65 lakh (40 lakh cash + 25 lakh loan). I need this for long term investment(may be for end use). pls suggest me some gud options.

Size : min 2 BHK
Time Horizon: 3 to 5 years
Expected ROI: 30-40% per annum.

    no one guess about returns and first u have to decide in which area u want to buy whether it is new gurgaon or dwarka express way

  • Well, there are not many option available but following options can be explored . Selecting just by your budget .
    1. Golf Course Extension road : 1. Anthea Floor from uniitech . unitech is a junk company . Very slow at execution front .
    2. new Gurgaon :a) Ansal 86 . Booking arnd 3200 . resale arnd 4000 . again poor execution . b) SARE : Phase 2 or phase 3 sector 92 ,- company has impressve track record in terms of execution , layout , project planning etc. in resale you get good deals arnd 3700 .
    c) winter hill 2 BBK around 70 lakh. Booking 4000-4200 . Resale 4800-4900

    3. 37D : BPTP park serene spacio : 2 BHK 1000 sq ft , 3 BHK 1225 sq ft .booking 2400-2800 , resale arnd 4200-4400 . though premium is very high , as total cost of property is very less. it will be accepted by end user in no time .
    4. sec 103 - you can try ansal highland , Satya hermitage and ansal estilla
    5. Mahindra Aura : phase 1 smaller size , almost ready to move in .

Possession may happen any time in 2014, and may give good returns, prime area which will be livable as and when the possession is offered. The negative would be high cash component, 80% of the payment already gone.

    I think there was some dispute going on for this land between Cosmos and SKM. Was that resolved?
