    Hi Guys,

    I need advice on Assured return commercial property (Preferably Lockable space, but not mandatory) in NCR region. Budget Rs 40-90 lacs.

    My criteria - In the order of preference.

    > Reputed builder so that rental yield is not at risk and the property has reasonable chances of getting leased in future.

    > Good appreciation potential on capital value without much potential downside on the value.

    > Investment should be reasonably liquid (To have a secondary market).

    > Good yield.

    Let me know, if I am asking for too much.

    Any advice on current good options that I can go for, is very much appreciated.

    PS: I am an NRI, and thus assured return suits me better, as I can't be on the ground managing and leasing out property.

    You can look at Spaze Sector 114 Gurgaon as an option.
    BSP 6495 Soft Launch Offer
    Space offered 750, 1000 sq ft virtual spaces
    50% Colored Component adjustment if you hv any
    Launch in another 4-5 Months 7500-8000
    Rental 60pm for 5+3 yrs till 1st lease

          This is a mixture of Retail and Office space
          As of now in 12 acres the company has bought only Office space from 5th to 8th floor
          Spaze as a company has been good in commercial and I know for a fact that there assured returns are honored

              You can look for retail space in Appu Ghar, Sector 29, Gurgaon. The price is near about 27500 psqft for ground floor. Previously, they were selling the virtual space of 250 sqft also but I think currently the min size is 500 sqft. Location is best. The assured rental is 11%. In my view, it will be best investment for rental purposes as the footfall will be high.

                Check out aipl business club sec 62 - great location - neighborhood - specs - builder - values - should launch by april - also all chq payment!!

                  Assured return wud typically have more price than an equivalent CLP option in vicinity. However, if you are particularly interested in the same then go for spaze projects around sohna road or SPR area. Spaze has been selling properties based on this model for a while so you will be able to get a view on how smoothly it works or of there are any niggles in getting returns on a regular basis.

                  Other than that, the attractive options in assured return model in my view are
                  Appu ghar
                  Brahma project in sec 16

                  But the builder track record in paying regular returns will have to be verified with other investors
