Not sure if there is already discussion on this but found mention of DLF new launch in sector 84 on below webpage

DLF New Launch Gurgaon | DLF New Launch in Gurgaon

Location: Sector 84
Sizes: 1800-1800sq ft
Plans: 3 BHK Apartments

Any idea about the rates, approval status etc.? The website shows floor plan as well.

    Greetings

    Dont worry, they will be launching buy backs after this mad rush of launches and extremely high prices is over.

    It appears that that new rates are in response to the draft re regulation bill, which mentions Clear COST OF APARTMENT!! ie no chance of claiming increase in Super Area without increase in Carpet area or for escalation or for any other cost that may not have been made clear in the builder buyer agreement..

    Check the definition of Cost of Apartment in the draft bill

    “cost of apartment” shall be an all inclusive cost including but not limited to the land cost, construction cost, all fees and charges payable to the Government including External Development Charges/ Infrastructure Development charges, etc. beyond which nothing else shall be recoverable from the allottee which shall be prescribed on „per square metre of carpet area‟ basis in all advertisements and agreements/ documents.


    Expect a shocker

    I think its wrongly mentioned as 84.. the floor plan is DLF SkyCourt's 3BHK.. it could be the same!

    When DLF will launch projects on Golf Course Road/Gual Pahari as they have huge land bank there?

    The land in Golf Course is stuck in legal cases.
    Some people of Wazirabad have filled cases.

    Panchayat land was acquired for Public purpose and then that Land was transferred to DLF (Pretty similar to Noida extension case)

    Gwap pahari is a Forest area; Supreme Court had given some directions regarding this.

    First of all there is a High court stay on a small piece of land ( 24 acre ) , which was given to 4 or 5 small time realtors and DLF has nothing to do with this.

    secondly , DLF is likely to launch 2 different projects Park Place 2 , which has no litigation and Magnolias 2, which is allegedly under litigation .

    Finally i am vocal in my criticism of way builders / harayan government is allegedly destroying the Forest cover of Mangal bani forest grove , however that does not mean there are no legally allocated land banks. recently the environmental ministry had asked for mapping of that area so that the mangrove forest can be protected.

    However it will be good if we present the facts as it is and not derive sensational conclusions out of it.
