Sohna Road is a vibrant Residential / Commercial / Retail hub of Gurgaon with lot of RTMs. There are no ready thread tracking developments, infrastructure projects and other issues impacting the sohna road residents.

Hence the need to create a thread to track the same so that someone looking for the same might have a quick look.

  • One of the issue plaguing the Main sohna road upgrade was the presence of many overhead lines along the same. Earlier newspaper had reported that Huda had agreed to fund a project to take these lines underground, which will help the beutification of the sohna road. One more update related to the same

  • Sohna Road appreciates more than Golf Course Road Extension

    While residential hubs can have several attributes for growth, location is a key factor that makes projects in an area premium, mid-ranged or affordable. Gurgaon’s Golf Course Road Extension and Sohna Road are two such areas that offer a wide range of apartments. However, while the first region mostly offers premium units the latter caters to a wide variety of homebuyers.

    Because of the demand in the two segments, proposed infrastructure and good connectivity, Sohna Road and Golf Course Road Extension continue to witness price hike. According to the data available with .com, the area has witnessed an 8 per cent rise in capital values during the October-December quarter.

    Upscale Golf Course Road Extension has seen 6 per cent rise in property values in the past three months. Realtors in the region attribute this increase to the easy accessibility of the two roads from the National Highway 8, the Delhi Airport, the Golf Course Road and straight approach from Delhi. “While coming from Delhi to Sohna, the approach is straight and easy. This has led to more demand in the area,” says SP Tanwar of
    Varshmart Properties.

    Rate difference

    Another reason for appreciation in property rates is the low base as compared to that of the Golf Course Road Extension. Golf Course Road Extension offers properties in the range of Rs 6,000 to Rs 14,000 per sq ft. Other than a select few projects most properties available on Sohna Road fall in the basic rate range of Rs 5,000 to Rs 10,000 per sq ft.

    Though investors have shown interest in both the regions, percentage of genuine end-users is more on Sohna Road. “It is expected that the rate of appreciation on this stretch will be nearly 10-15 per cent in the near future,” says Shankar of Swadeshi Estates Pvt. Ltd. “In comparison, Golf Course Road Extension have bigger areas on offer,” he adds.

    Healthy residential supply

    According to industry estimates these two regions are the best supplied after Dwarka Expressway. These localities are very well supplied with new projects. On the Golf Course Extension Road the new projects include the Ansal API’s Esencia, M3M’s Golf Estate, Pioneer Group’s Pioneer Park, Emaar MGF’s Emerald Hills, Tata’s Raisina Residency and IREO’s Grand Arch. Sohna Road on the other hand has also got good number of projects. CHD Developers’ Avenue 71, Raheja’s Aranya City, Vipul Group’s Vipul Greens are some of the well-known names. In addition, Gold Souk is planning to come up with a mega integrated township on the main Gurgaon-Sohna Road on 200 acres of land.

    If IREF was a listed entity, and there was ever a rumor in the market that KC has gone dormant, the share price would hit the lower circuit of 20% in a sec. Thankfully neither is IREF listed, nor is KC leaving it :)

    Unitech G..10000/-!!! Dont think its that much...Hv been there 6 months back, even the approach road to the entrance was a muddy one....High density project as well...People r really willing to pay so much?

    I guess hardly any projects in Gurgaon, which have near complete customer satisfaction...!

  • Four new flyovers to decongest Gurgaon

    In a bid to decongest roads here in Gurgaon, the Municipal Corporation of Gurgaon (MCG) has approved plans for flyovers at Subhash Chowk, Mahavir Chowk, MDI Chowk and Badshahpur.

    Considering the woes of not only those commuting within Gurgaon but also of those shuttling between the city and Delhi via the old Gurgaon Road, the District Administration has also planned to construct four underpasses at MDI Chowk, Signature Tower, Iffco Chowk and Rajeev Chowk. MCG is also studying the feasibility for a flyover in Badshahpur which will decongest the stretch for traffic coming from Sohna road and Nuh area to Delhi.

    “These four underpasses will decongest the stretches from Old Gurgaon, Posh Gurgaon, National Highway-8 and MG road. The traffic coming from South City and old Gurgaon will be connected easily by an underpass at MDI Chowk and go towards to Delhi by MG Road. While the traffic of Sohna road will easily avail benefit of underpass at Rajeev Chowk and go towards Delhi. The traffic coming from Huda City Centre Metro station and Sushant Lok will also get a freer route through an underpass at Signature Tower. After the construction of these flyovers and under passes, the city traffic will be become jam-free” said Sanjay Chugh, Spokesperson MCG.

    The new flyover at Mahavir Chowk Junction would be five kilometers-long, while the one at Management Development Institute (MDI) would be 600 metre long and Subhash Chowk flyover would 0.5km in length. “The construction of these four flyovers and four new underpasses will make the Old Gurgaon Road and the busy MG road less crowded and hence will facilitate residents of DLF Phase-I and II and daily commuters who use the Old Gurgaon road.

    “We have finalised the layout plan and a detailed project report (DPR) but the project is yet to be finalised by Haryana Urban Development Authority (HUDA). The projects will be concluded in the next two years” said Sudhir Rajpal, MCG Commissioner.

    “After conducting a study, we have found the daily strength of vehicles from Mahavir Chowk is eight thousand, from Mahavir Chowk to Old Delhi road are over one lakh, Mahavir Chowk towards to Mehrauli road are 57,000, from Subhash Chowk towards to Huda City centre metro station is 37,000 and MDI towards to Old Gurgaon is 3800,” Chugh said.
