    If this is true, then builders are running out of cash or they are not getting loans from the Financial institutions. Bad liquidity.

  • bad liquidity - could be.. or maybe this scheme results in people making down payments... and if the developer launches at 8000/ sft, most of the investors (in assured 28% scheme) would never exercize the buy-back option.... so the developer gets 100% funds up front with negligible cost of capital....

    (this is assuming the developer has given an option to exercise the buyback, and it is not a compulsary buyback)

    liquidity is a problem for these guys, thats for sure.... also, the developers have to pay for the land (big money) in the beginning, so they need to collect the initial XX% quickly... hence the down payments.. and hence such schemes...

    my POV... what say you??

    I have the Same POV But as a investor i think the option is not bad at all.28% as assured return is a good amount provided that the developers keep his promise and pay back in time after 12 months.

  • i have invested in IREO WATERFRONT and RAHEJA Aranya offering 20% annual return but this one is better at 28.Rest the senior members can advise better.
