Which one to buy? - Please suggest

  • Which one to buy? - Please suggest

    Hi,

    I'm planing to buy a property in Gurgaon with a budget of 1 cr (flexible +- 20 lacs).

    Purpose is solely investment with a horizon of 5-7 years.

    After doing a month long study and site visits, I have shortlisted following.

    1. Palm Garden 5500 in resale (3 BHK - 1850, 1.2 cr all inclusive)
    2. Bestech Ananda 5300 in resale (3 BHK - 1660, 1.03 cr all inclusive)
    3. Sare Greenparc 3300 in resale (4BHK - 1720, 72 lacs all inclusive)

    Why Palm Garden?
    1. V good location.
    2. Good Builder
    3. Good master layout.
    4. Emaar quality.

    Why Not Palm Garden?
    1. Slightly expensive, but still good price as compared to new launches in the same area

    Why Bestech Anada?
    1. Good location. (Not sure if its better than Palm Garden)
    2. Good Builder
    3. Better specs than Palm Garden
    4. Better delivery than Emmar
    5. Next to DLF Ultima 8-9K

    Why Not Bestech Anada?
    1. Slightly expensive, but still good price as compared to new launches in the same area
    2. Master layout not as good as Palm Garden

    Why Sare?
    1. SARE is very near to DLF Garden City and in my view its value will appreciate over a period of next 4-5 years once the entire infrastructure in that area is created.
    2. Relatively cheap, Sare Grand with (VRV, better tiles, and 5 star lobby is at double price), also all other projects even in same sectors are atleast 40% expensive.
    3. Better location as compared to Sare grand (Central green, pool facing)
    4. Developer looks decent
    5. I can probably buy sare + 1 elsewhere and diversify
    6. Less Loan for me

    Why Not Sare?
    1. 4 BHK will be difficult to sell
    2. Brand is not that big so may be diff to sell.
    3. Village next to Sare
    4. construction quality wont be even close to emaar or bestech

    Senior members, veterans, RE experts please suggest what to do. I think if overall this area comes up well, I can see 50 - 60% growth in all 3 in next 3-5 years.

    Please suggest which one to buy.

    Any idea about how much payment gone to builder, how much premium required for PG and Ananda ?

      Thanks for your reply.

      For Palm Garden ~ 40% - 50% is gone (if we include premium ~ 25 lacs total would be around 70L)
      For Bestech ~ 80% is gone (~85L to pay upfront)
      For sare ~ 70% is gone (~60L to pay upfront)

      But it also depends on tower.

      Also, since I am planning to hold this property for next 5 years, I am comfortable in making entire payment in next few months - year.

        Neha,

        A friendly advice:

        If you are looking purely from an investment perspective, diversify your investments.

        From investment perspective commercial projects (low maintenance retail spaces) are any day better.

        If you are going into the resale market, a major part of the appreciation will go the original investor.
        For investment, it is best to go in a new project or in project which has not appreciated enough to have come into resale market.

          Neha,

          If you are looking at it purely from an investors perspective, entry at these stages would not be advisable.
          There would be several other options where you can diversify your investments and besides good appreciation will also have much better liquidity.

            I don't have any exposure, experience in commercial projects, so not even sure where to start from. (May sound stupid, but...)

            For new launches, when I started I was looking only for some new launch or soft launch, but then realized if I buy at the current new launch rate how will I sell it.

            For e.g, if I buy Vatika 7 elements is 7500 in prelaunch, Can I sell it 10K in next 5 years? If yes, what would be price of Ananda or Palm Garden that time. surely should be greater than this. (May be selling 8K will be easier with 30% payment, but that time also if compared resale rate will always be less than 30%).

            Or if I buy Sare new launch 5250/6250, why not buy sare greenparc half the price, same project, better location, same construction contractor, I may spend 300 Rs sq/ft for finish and A/C.

            That's my thinking, but any new project reasonable price that you suggest.

              You can consider 3C greenopolis or Mapsko Mountville, both have huge potential for 5 years term. Downpayment would be less as both were launched last year.

              Resale rates are around 5000 and a decent sized 3BHK would fit in budget easily.

                  Alpha G also looks good, but since your term of investment is more than 5 years my suggestion would be to invest in newer/futuristic areas like 78,79,90 sectors instead of running for current good locations.

                    better to go for 3c grenopolis instead of sare new
