Just read one comment in IREF about new Project "The ARC" by Ramprastha in Sec-37D, Gurgaon.

One googleing got some information from one of the website:

-3 projects possession within 1 year time( Atrium, View , The Edge Tower ) and 2 projects possession in 2.5 years time( SKYZ and the Rise)

-One High Rise project "Primera" was in Pre-Launch was also sold out

-The Ark is a G+4 Premium Floors with all modern Specification

-t’s a luxury high end project with all modern facilities like club, gym, kids playing area, lifts , 100% power backup

-You will get a/c in all bedrooms and living and dining room, wooden flooring in master bedroom, high quality switches and sockets

-80% greenery area

  • 8000-8500 psqft @37D where other luxury project of same builder is selling at 4000-4500 range in secondary market.

    What is happening to Gurgaon builders, strange. Everyone is cometing with TATAs i guess.

  • That too when they are not able to deliver other projects which were promised to be delievered in Mid, 2012. Not much surrounding development seen as well in recent past.

    Very sad for end users in Gurgaon.

    I guess the rate is higher because they are offering low rise floors, rather than apartments. Nevertheless, I agree with your point. Possession is delayed in other RP projects. And, in the absence of a regulator, these RE builders are busy making fast bucks. Nobody cares for time compliance for the end-users.

    Are they using Gold instead of Iron? Silver Bricks in place of Red bricks?

    builders are taking 3 to 4 years advanced rates or may be more from us they want to eat profit of investors
    project is huge overpriced

    No doubt now a days builders are very wisely eating up the profits of Investor's ...

    Somewhere in IREF I read that investments on Gold and Silver will be diverted to real estate because of expectation of low returns in coming decades.... may be because of that those having bricks of Gold (at least 3.0 killo wale gold ki bricks) will invest in this project ...

    Totally out of sync with the market.. It appears the builders have some information that is not privy to those investing.

    scores of projects at much prime location, without the pangs of Nala or railway line or industrial area around it are loitering at below 5K rates. Few projects in the vicinity are available below even 4K.

    Even DLF flopped and had to derate ULTIMA price to 7500, not sure how this will fare in this downwardly tipped market.

    Builders are just fanning their own windmills or may be test marketing.

    Yes, its true, they are showing a beautiful picture of open 'wine n dine area' but what about proper Layout Plan, it's always a suspense with Ramprastha related to proper Layout Plan and later they come up with a good building unit plan with really bad overall project layout plan !!!:o.

    Greetings

    The price of about 8K being quoted would mean a serious effort by the company. Nothing short of brilliant would fetch this price in the current market and for a brand which is yet to deliver its first project and with a delay.

    Sector roads for 37 are yet to take off and delays in the RP existing projects are a big setback.

    The builder needs to emit some positive vibes, better than what vatika has done to promote its 700 acre township..

    The image of buying in a township does not reflect in RP offers at the moment. This is essential if they want to get the top dollar for their future projects
