A lot of companies are advertising for property citing nearness to Dwarka expressway corridor.

Shilas, Indiabulls Centrum Park and Ramprastha Edge Tower come to mind.

Does anybody have news on when this construction will start and when it is likely to finish? Has the contract been awarded and to whom?
Date of completion and start of operation will be vital news for evaluating the pricing of flats sold in this corridor.

Last I heard was that a few houses in Palam Vihar were slated for demolition for this expressway in May June 09 or thereabouts.

    Gurgaon: In what may come as a disappointment to many oustees, Huda has come up with a new policy under which people whose land was acquired by urban development authority for developing sectors will be allotted plots in other sectors through a draw of lots.
    Moreover, Huda will reserve only 22% of plots for oustees whose land was acquired for developing commercial, residential, institutional and industrial projects in different urban areas of the state.

    The plots will be allotted to oustees at the rate of Rs 48,000 to Rs 90,000 per sq m depending on the area. Under the previous policy, all oustees were sure to get alternative plots.

    As per the new policy, oustees may get plots in the same sector for which their land was acquired till the availability of plots in developed sectors and in adjoining sectors, if the land was acquired for non-residential purpose such as industrial, institutional etc.
    Outees will also have to pay as per the reserve price, which is equivalent to market rate. Earlier, oustees used to get 20% discount on the reserve price. Now the alternative plots will be allotted to oustees at reserve price, after a draw of lots, officials said.
    "Discount and surety to get alternative plots had made allotment of plots under oustees policy very attractive. Now, there will be no incentive for oustees and they will get plot like any other people. Only consolation the oustees have is that a percentage of plots will be reserved for them," said a Huda official.
    Huda had invited applications from oustees two years ago for giving them plots, but some of them approached the court and a draw of lot was cancelled. The Punjab and Haryana high court recently passed a judgment in Huda vs Sandeep Singh case and decided that oustees are entitled to apply till the plots are available in the sector. The decision of HC was upheld by SC, following which Huda has formed the new policy.
    "The HC in Sandeep Singh case has mentioned that all oustees cannot be given alternative plots. It was upheld by SC as well. In the light of this order, a policy was formulated," Huda administrator Yashpal Yadav told TOI on Wednesday. He said a reserved price of Rs 48,000 to Rs 96,000 per sq m has been fixed for oustees

    Another some COCP cases filled against HUDA has been listed and would heard in coming weeks.

    The current HUDA team as well as Haryana Govt is finally setting things right and hopefully the rule of law is going to prevail. In the past several decades, rule of law had virtually collapsed. Black money was pumped into real estate making land costs prohibitive. Encroachers, unauthorized plot sellers, vested interests, corrupt politicians/builders and unethical lawyers were having a gala time. The courts were manipulated by unethical lawyers and black marketeers to get one stay order after another thereby inordinately delaying public infrastructure projects.

    Watch my word, the greedy and unauthorized encroachers as well as their lawyers are going to be finally sorted out. The rule of law will prevail. Happy days are coming soon for Dwarka Expressway buyers.

    Mr. Ulti: Although these are legal cases to be decided by the courts, since you have a good insight into these matters, do you think the petitioners have a strong case and we are back to square one as far as the hold on DEW is concerned? Please share your views.

    Set aside legal cases for a while and appraise NPR matter alone, the first issue is when its perceptible that Delhi side connectivity may took 3 years or more than why HUDA would in hurry?? There is no reason except that they have to complete the development work of sectors which can't accomplished till NPR not completed.

    Is HUDA really concerned about development of sector?

    The issue is that HUDA and builder both have same excuse and blaming each other of their faults, on other hand either end-users are silent or have filed legal cases against builder in consumer forum. The fact is none is worried neither Govt. or Builder the actual end-users is suffering ultimately who is being paying EMI and rent together and in prima facie seems to defeating in this battle, the only ray of hope is NCDRC/Court.

    On other side outsees may have capability to fight this battle for little longer period since they have nothing to loose, whatever they had already been acquired by HUDA without paying-back them their dues, hence, who would stop outsees to file different cases in court so that they can force HUDA through court in order to at-least recover their dues. Since, most of the cases have already had a long journey, hence, may the matter would not last more than 1-2 years, by-that time nothing is expected from Delhi side also nor builders end. however, somehow few builders those are in position to deliver possession they are doing regardless of extremely poor circumambient and most of remaining under-constructed or abandoned projects are already stuck in court cases and easily may took 1-2 years. Than why to take pain and for whom???....hence, everyone is relaxed except....Restless End-user...

    GURGAON: With the commencement of Haryana Golden Jubilee Celebrations on November 1, development projects involving an investment of Rs 10,000 crore would begin in Gurgaon, said Haryana Public Works (Building and Roads) Minister, Rao Narbir Singh.

    "A number of steps are being taken to further improve connectivity between Gurgaon and Delhi as well as Jaipur. The Dwarka Northern Peripheral Road (NPR) would be developed as 16-lane road and it would be the widest road in the country. There is also a plan to extend Metro in Gurgaon up to Subhash Chowk. The people would also get Metrino, an improved alternative for transportation. The Manesar-Palwal highway has already been opened and the highway between Manesar and Kundli would be made functional within next 400 days. Also a Rs 700 crore elevated flyover would be constructed between South City and Badshahpur," he said on Saturday.

    While referring to the repair of roads within the city municipal limits he said that tenders would be invited within a week for this purpose and after their allotment, work to improve roads in sectors within municipal limits would begin within 40 days. "For better management of garbage, Haryana has been divided into 15 clusters. A committee has been constituted under the chairmanship of chief minister Manohar Lal and three ministers as its members to deal with the issue in an effective manner. He said that tenders would soon be invited for management of garbage in Faridabad and Gurgaon," he said.

  • Does anyone know, what is the government sanctioned Built Up Area to Super Area permissible ratio in Haryana (Gurgaon) as per state laws? Would request you share any government document/web link regarding this.

    Builders are charging customers on Super Area but the actual built up unit size seems to be quite below than the expectations.
