A lot of companies are advertising for property citing nearness to Dwarka expressway corridor.

Shilas, Indiabulls Centrum Park and Ramprastha Edge Tower come to mind.

Does anybody have news on when this construction will start and when it is likely to finish? Has the contract been awarded and to whom?
Date of completion and start of operation will be vital news for evaluating the pricing of flats sold in this corridor.

Last I heard was that a few houses in Palam Vihar were slated for demolition for this expressway in May June 09 or thereabouts.

In today’s hearing, the Court came down very heavily on HUDA officers. The court has directed HUDA to produce all the Power of Attorneys before the court tomorrow. Both HUDA administrator and Estate Officer have been directed to appear tomorrow. The court is taking the issue very seriously. The good thing is that the issue will now be resolved through a proper order of the court.

  • Dwarka e-way oustees allege Huda flouted HC order, threaten to stall project Huda had conducted three draws in July-August to allot alternative plots to NPR oustees from New Palam Vihar, Chauma and Kherki Daula villages.TNN | November 07, 2016, 16:00 IST

GURGAON: Residents likely to be affected by the construction of Northern Peripheral Road (NPR), also known as Dwarka Expressway, gave a 15-days ultimatum to Huda to comply with their demand — alternative plots to all New Palam Vihar oustees — threatening to file multiple petitions before the Punjab and Haryana high court otherwise.

Huda had conducted three draws in July-August to allot alternative plots to NPR oustees from New Palam Vihar, Chauma and Kherki Daula villages. All three draws were boycotted by most oustees, as alternative plots were denied to open plot holders, where no construction had taken place.

Huda claimed that as per the state government’s policy, oustees who have constructed houses alone can be given alternative plots. Huda gives monetary compensation to open plot holders for land acquired.

At a press conference on Sunday, oustees though alleged that Huda was violating the HC order, and that they would take the legal route to get their due. Rishi Raj Rana, who is leading the protest, said land acquisition for NPR started in 2008, following which a petition was filed before Punjab and Haryana high court. In 2010, the court had stayed the acquisition of land. However, in 2014, Huda submitted the Relocation and Rehabilitation (R&R) policy 2010 to the HC, which stated it would rehabilitate affected families in Sector 110A, where they have plots for 400 families.

“Under the direction of the HC, oustees and Huda agreed upon a final terms of settlement (FTS) in 2015. On May 20, 2015, the HC approved the FTS, which promised to give alternative plots to 350 affected families in Sector 110A. The HC had also directed Huda to develop civic amenities like road, sewerage, water in the sector before allotting alternative plots,” said Alpana Basu, one of the oustees.

“FTS clearly says oustees will get plots free of cost equivalent to ground coverage area of the constructed houses, while plots equivalent to open area or open plots will be given at discounted rates,” said Rana, adding that despite this, Huda denied alternative plots to seven oustees with constructed houses and 50 oustees with open plots.

“We’re not against the road, but we will not allow its completion till all oustees, who are struggling for the last decade, get their due. If Huda doesn’t agree to our demands within 15 days, we will sit in protest and file more contempt pleas in the HC,” said Kiran Kandpal, an oustee.

Underplaying the allegations, Huda officials said they have already given alternative plots to all eligible oustees.

  • Huda holds auction to remove debris from Dwarka e-way land Huda received a total of nine bids with the highest one amounting to Rs12.5 lakh.TNN | November 10, 2016, 17:53 IST

Gurgaon: Huda made some headway in the long-stalled Dwarka expressway project on Wednesday as it finally managed to complete the auction for the removal of 12 structures and 'malba' (construction material waste), which are obstructing the highway stretching from Kherki Daula to Dwarka.

Huda received a total of nine bids with the highest one amounting to Rs12.5 lakh.

The authority has, in the past, made several failed attempts to get rid of the structures and malba in the areas including New Palam Vihar, Tek Chand Nagar, Daultabad and Kherki Daula. These structures are different from the houses of the oustees, who have been allotted alternative plots but not issued allotment letters yet.

The land acquisition process of the 12 structures and their respective land has been completed and Huda has awarded compensation to the land owners. "With this, hurdles in way of the NPR project will be minimised," said estate officer of Huda Sanjeev Singla.

Now, the houses of the oustees remain the only obstacle in the way of completion of the expressway. Huda is facing a tough time rehabilitating oustees from New Palam Vihar, Chouma and Kherki Daula village.

Huda had conducted three draws in July-August to give alternative plots to the NPR oustees; they were boycotted.

  • Whilst one always takes the newspaper reports with a pinch of salt, as they could be quite biased...but after a very long time has full page been devoted to DEW, and not by TOI/HT etc, but by Magicbricks to report the onground truth!! This is being touted as one of the major growth corridors despite the doom and gloom forecast, and as per them the prices have almost bottomed out!!
From what I have seen actually there today for some of the projects, there are lots of people coming to this area to finalise property, and some builders have hiked up their prices in the last 2-3 days or not giving the earlier discounts anymore.

DEW will fall more before it can revive, but i agree on one thing ---if there is any money to be made in Delhi NCR micro market.....DEW is the best option.....though one will have to wait.

Had been to this place on the weekend to check the things on the ground.
I held something here earlier, which I did sell at a loss, but that was only to free up the liquidity, since I had put in a large amount of own capital rather than using bank financing.
Had been looking at GCX or DEW for buying again. A few shortlisted in both places.
With this demonitisation, might be able to get good A grade projects at a reasonable price.
The substandard delayed projects won't even touch.

  • The positive effects of the Demonitisation could be that LAND PRICES will fall. And hence Circle Rates will have to fall too.

When Land is being Acquired for Public Purpose by the GOVT, the payout is in multiple of Circle Rate.

Hence, People who are not willing to give up land fighting in Courts for Higher compensation or Alternate Plots, may be better off surrendering land now at old Circle Rate, rather

than Wait for a Court decision and then see fall in Land Value.

What say Mr. @ultichakri ....... Modiji ne aap logon ki Hawa Nikaal di...............

You stole the thunder...I had the same thoughts last night!!!
That if the oustees don't take now, and the land prices fall, they will be left high and dry!!!

That doesn't make any difference since land owners would left at-least with land and who cares if prices fall to 30% of 50% if don't intend to sell it out. The problem would be to those kept hard cash in form of 500 and 1000 Rs, hence no issue at all as far as demonetization of currency is concerned.

In two another case contempt notices has been issued to concerned officials and in one of case 3 hearings has already been done on urgent basis. 110a land HUDA is not able to acquire and possession is still with the land owners.

Essentially. Baat ZIDD Ki Hai. And agar ZIDD hai, toh phir Duniya ka koi Court Aapko Faisla Nahin De Sakta hai.

Congress ne CONSENT Clause New Land Act mein Aap Jaison ke liye hee Insert kiya hai.

      Toh Phir Mazze Kijiye.

Naa koi Aap se Zameen Le Sakta Hai... and Naa yeh DEW Complete hoga.

Apni Marne Tak isse Mat Chodhna and Issi Mitti Mein Dafan Ho Jana.

  • ET REALTY : Take on Residential Property Prices correcting by up to Rs 8 Lakh Crore. Across Major Cities of India due to Elimination of Black Money.

    Another Important Element :

Land acquisition quite often involved a significant portion of black money. Thus it is expected that land prices would fall gradually which would thereby bring down unit prices. It will ultimately benefit the end user and expectantly improve sales velocity and at the same time address the affordability issue the sector has been facing.

Hence, DEW Residential Property Owners can breathe Easy. The Land Given up by Villagers Willingly during the last Draw are lucky people.

Those who didn't Give Up Land will stare at Loss of Value.

And finally Those who own Residential Property for Investment have to write down the Value of property as well.

All in All, Its everyone loses Something.

Least the Land Owners can do now is act fast and get HUDA PLOTS / LAND Compensation as per R & R Policy.

And Save the Value of Land. Is someone Listening? Mr. RISHI RAJ PAL RANA plans to milk the Builders have gone awry.

    :) :) :)
