A lot of companies are advertising for property citing nearness to Dwarka expressway corridor.

Shilas, Indiabulls Centrum Park and Ramprastha Edge Tower come to mind.

Does anybody have news on when this construction will start and when it is likely to finish? Has the contract been awarded and to whom?
Date of completion and start of operation will be vital news for evaluating the pricing of flats sold in this corridor.

Last I heard was that a few houses in Palam Vihar were slated for demolition for this expressway in May June 09 or thereabouts.

    Gurgaon: Huda made some headway in the long-stalled Dwarka expressway project on Wednesday as it finally managed to complete the auction for the removal of 12 structures and 'malba' (construction material waste), which are obstructing the highway stretching from Kherki Daula to Dwarka.

    Huda received a total of nine bids with the highest one amounting to Rs12.5 lakh.

    The authority has, in the past, made several failed attempts to get rid of the structures and malba in the areas including New Palam Vihar, Tek Chand Nagar, Daultabad and Kherki Daula. These structures are different from the houses of the oustees, who have been allotted alternative plots but not issued allotment letters yet.

    The land acquisition process of the 12 structures and their respective land has been completed and Huda has awarded compensation to the land owners. "With this, hurdles in way of the NPR project will be minimised," said estate officer of Huda Sanjeev Singla.

    Now, the houses of the oustees remain the only obstacle in the way of completion of the expressway. Huda is facing a tough time rehabilitating oustees from New Palam Vihar, Chouma and Kherki Daula village.

    Huda had conducted three draws in July-August to give alternative plots to the NPR oustees; they were boycotted.

  • Whilst one always takes the newspaper reports with a pinch of salt, as they could be quite biased...but after a very long time has full page been devoted to DEW, and not by TOI/HT etc, but by Magicbricks to report the onground truth!! This is being touted as one of the major growth corridors despite the doom and gloom forecast, and as per them the prices have almost bottomed out!!
    From what I have seen actually there today for some of the projects, there are lots of people coming to this area to finalise property, and some builders have hiked up their prices in the last 2-3 days or not giving the earlier discounts anymore.

    DEW will fall more before it can revive, but i agree on one thing ---if there is any money to be made in Delhi NCR micro market.....DEW is the best option.....though one will have to wait.

    Had been to this place on the weekend to check the things on the ground.
    I held something here earlier, which I did sell at a loss, but that was only to free up the liquidity, since I had put in a large amount of own capital rather than using bank financing.
    Had been looking at GCX or DEW for buying again. A few shortlisted in both places.
    With this demonitisation, might be able to get good A grade projects at a reasonable price.
    The substandard delayed projects won't even touch.

    When Land is being Acquired for Public Purpose by the GOVT, the payout is in multiple of Circle Rate.

    Hence, People who are not willing to give up land fighting in Courts for Higher compensation or Alternate Plots, may be better off surrendering land now at old Circle Rate, rather

    than Wait for a Court decision and then see fall in Land Value.

    What say Mr. @ultichakri ....... Modiji ne aap logon ki Hawa Nikaal di...............

    That if the oustees don't take now, and the land prices fall, they will be left high and dry!!!

    That doesn't make any difference since land owners would left at-least with land and who cares if prices fall to 30% of 50% if don't intend to sell it out. The problem would be to those kept hard cash in form of 500 and 1000 Rs, hence no issue at all as far as demonetization of currency is concerned.

    In two another case contempt notices has been issued to concerned officials and in one of case 3 hearings has already been done on urgent basis. 110a land HUDA is not able to acquire and possession is still with the land owners.

    In the meeting of UTTIPEC, as an upgradation proposal of the existing Bund Road along the Canal connecting Bijwasan-Najafgarh Road to the Northern Peripheral Road was also approved to facilitate local traffic movement in between Delhi and Gurgaon, in the first phase.

    Yes, apparently there some officials who had come to do a survey of the area. They are not going to wait and do nothing whilst the oustees cases are being heard. From what I hear, they already have sanctions to get this done asap. Especially with the impending completion of the ROB over the Delhi-Rewari line. I think its only one month work left there. Even the factory at its base is almost completely demolished.

    The news is about Delhi side connectivity. It has got nothing to do with what happens on Gurgaon side. UTTIPEC is a DDA body.

  • There are many more reasons, not so simple. If this road is built, then how will the super expensive projects on Golf Course Road and Golf Course Extension Road sell? Golf Course Rd is DLF dominated. GCX is IREO and Emaar Dominated. M3M to a certain extent as well. M3M has bought substantial amount of land next to Delhi border, but others don't have it there. Emaar has project in 102 only. Heard that Adani has bought land on DEW recently.

    Btw, ROB on Delhi Rewari line is almost complete. Should be ready by next month end. The demolition of the factory is almost complete.
    Looks like they might meet the deadline of end Dec that they set for getting the road operational from NH8 to NPV.

    Street light installation is in progress. Sector Roads too. 109 Road is all lit up now.
    Water pipelines already laid from Chandu WTP, to most sectors. Its buried so not visible from 99 to 111. Not sure about 112-113-114 though.

    Officials had come to carry out a survey to get the bund roads widened for providing access till the time the oustees case is settled and stretch constructed. This will be from the Delhi border to Najafgarh road, from sect 111, near Puri Diplomatic Greens.

    Most the land required for the road on Delhi side is with DDA, a 700m section remains. To overcome that they will widen the bund roads, whilst NHAI/DDA gets on with the acquisition process.
    Apparently there is one more road that might get constructed connecting Bajghera to Bijwasan.


    Two distinct clusters will be there - DEW & New Gurgaon, separated by the ROB.
    New Gurgaon has emerged as the budget housing hub, and will be unable to shake off that tag so easily despite nice projects there.
    DEW will end up becoming the premium section, as lower cost apartments are not there anymore.

    Let me also clarify, that I follow all developments on NPR closely, as I do have an apartment there, so regularly go there to check how things are shaping up.

      Thanks for some good insights. On your point related to DEW and New Gurgaon separated by ROB- I believe it is a virtual understanding as the DEW continues well beyond ROB till Pataudi crossing from to where it ends. Regarding your point on projects beyond ROB (towards Gurgaon) are tagged budget, I am not sure how you differentiate that. Because,1) there are many good builders such as ATS operating at a price compared with projects towards Delhi side. 2) Projects on other side of ROB (Towards Delhi) have many low cost options from builders such as India bulls, Raheja, CHD. 3) After immediately crossing the ROB (towards Gurgaon), you will note the entire belt on both sides is marked for commercial- which will anyway push for higher prices in that area
