A lot of companies are advertising for property citing nearness to Dwarka expressway corridor.

Shilas, Indiabulls Centrum Park and Ramprastha Edge Tower come to mind.

Does anybody have news on when this construction will start and when it is likely to finish? Has the contract been awarded and to whom?
Date of completion and start of operation will be vital news for evaluating the pricing of flats sold in this corridor.

Last I heard was that a few houses in Palam Vihar were slated for demolition for this expressway in May June 09 or thereabouts.

    The attached is a crude attempt to mark the route I followed on Sunday. Starting off at Rajiv Chowk, I crossed Haldiram toll and took a right turn from 82. The roads marked yellow between 82, 82A have been newly laid down by dlf. These lead to the new dlf project - beautifully laid down roads I must say.

    About dway:
    The pics I posted on Sunday are the patch marked yellow between patuadi road and railway crossing. Work is going on well. Mud laying, levelling of roads is complete. They have laid stones (for the final step) on either side of the road. Tar is yet to be applied.

    The patches marked blue have been covered in my earlier posts. Again mud laying, levelling of roads is complete. They have laid stones (for the final step) on either side of the road. Tar is yet to be applied.

    The intention is clear. News reports and court cases apart, work is going on at good speed. Its there for all to see.

    The road is huge. Much much bigger than what it appears in my pics. It has to be seen to be believed!!

    Rudder bro..Thanks for this excellant info. I know the roads to 82 sector are too wide and beutiful..I didn' t know that they arr now all the way thriugh LF new project.

    I am sure the entire DEW/ NH8 region will be the new centrenof GGN in coming years. The most differentiating USP itvhas is access and broad connecivity as compared to other areas of GGN.

    एनपीआर के निर्माण के लिए मार्च, 2011 में टेंडर आमंत्रित किए गए थे। इंडिया बुल और डीएसआर कन्स्ट्रक्शन प्राइवेट लिमिटेड ने संयुक्त रूप से टेंडर के लिए आवेदन किया था। 15 अप्रैल, 2011 को इन दोनों कंपनियों को 44 करोड़ रुपये में निर्माण का टेंडर अलॉट कर दिया गया। इस कंपनी को 14 किमी रोड का निर्माण करना था। 150 मीटर चौड़ी इस रोड पर मौजूदा समय में 25 मीटर चौड़ी सड़क का निर्माण होना है। शुरू से ही निर्माण की गति धीमी चल रही है।

    4.5 किमी का मामला हाई कोर्ट में

    एनपीआर का 4.5 किलोमीटर का हिस्सा पंजाब एवं हरियाणा हाई कोर्ट में विचाराधीन है। न्यू पालम विहार की रेजिडेंट वेलफेयर असोसिएशन की याचिका पर हाई कोर्ट ने स्टे दिया हुआ है। इस रोड पर न्यू पालम विहार के करीब 200 मकान आ रहे हैं। इसके विरोध में असोसिएशन ने हाई कोर्ट में याचिका दायर की हुई है। इससे यह मामला अटका हुआ है। इस मामले को लेकर हूडा और असोसिएशन के बीच आपसी सहमति नहीं बन रही है।

    मानेसर और जयपुर जाने वालों को शहर में नहीं आना पड़ेगा

    इस रोड के बनने के बाद शहर को ट्रैफिक जाम से निजात मिलेगी। मौजूदा वक्त में अगर द्वारका से मानेसर या जयपुर की तरफ जाना है तो ट्रैफिक को न्यू पालम विहार, अतुल कटारिया चौक से होते हुए नैशनल हाइवे-8 पर चढ़ना पड़ता है। इसी तरह मानेसर या जयपुर से द्वारका जाने के लिए यही रूट है। ट्रैफिक की वजह से शहर में जाम लगता है। एनपीआर के निर्माण के बाद ट्रैफिक जाम से शहरवासियों को काफी राहत मिलेगी। साथ ही साथ वाहन चालक करीब 35 किमी का सफर करने की बजाय 18.5 किमी में मंजिल तक पहुंच जाएंगे।


    क्या है प्लानिंग

    इस रोड को विदेशी सड़कों की तर्ज पर तैयार किया जाएगा। इस रोड का डिजाइन मेसर्स दिल्ली इंटिग्रेटिड मल्टी मॉडल ट्रांजिट सिस्टम लिमिटेड की ओर से तैयार करवाया जा रहा है। इस रोड की तरफ बीआरटी कॉरिडोर बनाया जाएगा , जबकि दूसरी तरफ मेट्रो के लिए जगह छोड़ी जाएगी। इसके अलावा सड़क के दोनों तरफ नॉन मोटर वीइकल ( एमएनवी ) ट्रैक बनाए जाएंगे। जानकारी के अनुसार , इस रोड के बायीं तरफ 2.5 मीटर का फुटपाथ , 3.5 मीटर का एनएमवी ट्रैक , 2.5 मीटर का फुटपाथ , 10 मीटर की सर्विस रोड , ट्रंक सीवेज लाइन 10 मीटर , फुटपाथ 7 मीटर , बीआरटी कॉरिडोर ( बस सर्विस ) 15 मीटर , फुटपाथ 7 मीटर , रोड 12.5 मीटर होगा। दाईं तरफ से 5 मीटर फुटपाथ , 5 मीटर एनएमवी ट्रैक , 2.5 मीटर फुटपाथ , 10 मीटर सर्विस रोड , ट्रंक सीवर 13 मीटर , अन्य सर्विसेज ( बिजली आदि ) 7 मीटर , मेट्रो 8 मीटर , फुटपाथ 7 मीटर , रोड 12.5 मीटर होगी। दोनों साइड के बीच में 10 मीटर की सेंट्रल वर्ज होगी। डिजाइन के अनुसार 150 मीटर चौड़े इस रोड के अलावा सड़क के दोनों तरफ 30-30 मीटर की ग्रीन बेल्ट भी होगी।


    लोकल विजिलेंस ने मांगा जवाब

    पिछले सप्ताह लोकल विजिलेंस ने एनपीआर का दौरा किया था। इस दौरान ही खुलासा हुआ था कि इसका निर्माण मौजूदा समय तक 8 से 10 फीसदी ही हो सका है। विजिलेंस के इग्जेक्युटिव इंजीनियर एस . के . गुप्ता ने इस मामले को लेकर संबंधित अधिकारियों से जवाब तलब किया है। उनसे पूछा गया है कि उनकी तरफ से क्या कार्रवाई की जा रही है।


    एनपीआर का निर्माण काम धीमी गति से चल रहा है। निर्माण कर रही कंपनी को निर्माण काम में तेजी लाने का नोटिस जारी किया गया है।

  • I also visited RP site last evening. What i found there is there is new kacha road in front of SKYZ which might join directly to Dway I am not sure as I didn't take this route as it was almost 6.00pm by the time I reach there.
    If this is true I think we can have very easy access from RP city to NH-8 by the time we get possession of Edge Tower. I also drove on Pataudi road till the cross section of NPR and Pataudi Road. I could see good sign of development on NPR at this point. Also Pataudi road widening work is going on though at very slow pace but yes some signs were there.
    By the way Ruddr bhai apki ye baat achhi lagi ki selected members ke hi post padho as some people are creating Rakhi Sawnt style drama on this thread.

  • I usually dont post on this thread due to extreme opinions . having seen the progress of dway right from inception my POV is

    1. the area has potential to give returns and early investors will make money.
    2. during the initial period Dway had presence of largely smaller builders but that has changed in last some time so a end user has secure/quality options.
    3. the Dway is behind schedule and will face delays due to litigations. at the same time there should be no doubts about its completions.

    4. anybody looking to invest should not wait too long IF they are comfortable with the current builders/projects. The new launches will only get more expensive.

    5. the current prices have already factored in the dway dev. so expect lower appreciation. More than this the resale market will take time to pick up due to huge supply lined up. so factor in the fact that exit might not be easy.

    6. the liveability is good 3 years away but then prices will not reamain same and area may get out of budget for some.

    go for dway based on choice of project and comfort with buiilder. the potential is already established

    Given the bottlenecks, dway would be coming in stretches and therefore those planning to invest, pick with the progressive development of dway across lesser problematic stretches.

    Those invested are doing a good job at highlighting the achievements but dont scare the ones planning to invest by counter challenging difference of opinions. This would tantamount to throwing the baby with the bath water. Rather plan to push authorities and builders to accelerate the process and channelise your energies positively through respective Project Associations. Authorities and Builders do not have a good track record and unfortunately enjoy negative trust equity with lopsided Butcher Bakra Agreements (BBAs) and multiple delays.     These bottlenecks are real and can be really frustrating with delays. Disbanding of SEZ included.

    For brokers, play with dignity, large landbank yet to be offloaded, so hold your horses rather than drawing out your "tamanchas" at the drop of a pin.

  • Sir, Quite apt and logical argument.Price estimates may vary ,if we see the TOI prop issues Dlf ph 2,3,4 and 5 are highest these day and hover at 9000 to 10000 psqft.The area is posh but way behind Delhi rates of say Vasant vihar,Anand nIketan or lodhi rd.This area once fully occupied ,constructed and maintained will touch 20000 psf and above in say another 3-4 yrs leaving aside exceptions.Similarly as and when Dew issues are resolved and the area become inhabited in 5 to 6 yrs you may fetch prices in ranges 10000 to 160000 psf depending on loc and builder.
    Another issue is,rates will even out in these areas but all said and done prices in and around MG rd and Sikanderpur are always likely to be higher than other locations for quite some times to come until some other purely hot and well made developed residential area comes up in time.This is my take on prices since they are being discusssed.

    The fact is that all issues of DE are well noted , that is why it is a great place with POTENTIAL TO GIVE GREAT RETURNS. The day all so called issues are solved the rates will be 12000 to 15000 and then will be out of budget of many as well as returns margin will be low from an investment point of view.

    Till litigation not get cleared and HUDA not acquired whole land for compelition of DEW, I am not positive what anyone do on the road when It start and end at fields. Nobody can predict how long the cases in court would stretch. As per sources, litigants are ready to move to supreme court if matter not get solved by HC. It seems to endless wait and prices ofcourse shall fall in near future at the extent of 25%.
