A lot of companies are advertising for property citing nearness to Dwarka expressway corridor.

Shilas, Indiabulls Centrum Park and Ramprastha Edge Tower come to mind.

Does anybody have news on when this construction will start and when it is likely to finish? Has the contract been awarded and to whom?
Date of completion and start of operation will be vital news for evaluating the pricing of flats sold in this corridor.

Last I heard was that a few houses in Palam Vihar were slated for demolition for this expressway in May June 09 or thereabouts.

    There is no doubt and definitely it will be the case and it will be solved by dismantling 500 mter on each side and providing a flyover with reverse curves .. wow ; तभी सब सर्पीली पुल के उपर गाड़ी चलने का आनंद लेंगे !!!

    Small and useless thing (For goverment officers) is that it will cost them only twice the actual cost of construction thats all ..

    Always remember one thing......Maximum money is made when there are times of desperation.....so dont give that chance in life to anyone for any reason...

    This project is very vital for ggn to stay afloat , there is now way that alternate route to NH8 wont be made....

    So Just chill and njoii the party , in the last one year , the maximum money has been made by investors on Deway only.....

    I dont expect price rally at the same pace , however i do forsee the rate of appreciation to be much better than bank FD's ..

    Abhi to Bade builders aaye nahi hai Deway pe , Let them come You will see an entire game getting changed ONCE AGAIN....

    Emaar holds 750 plus acres , practially 3 land parcels in each sector on Eway and 70 acres commercial in 114 only

    Chintels is there with 400 + acres
    BPTP is there with 300 acres
    Indiabulls is there with around 300 acres....

    Lets Wait and watch...

  • With 2000+ acres (w/o other players) you are looking at 2000 x 80,000 = 160 Million sqft of developable area (at least) which 5000/- psf (all inclusive) is 16 Billion USD of funds required to abosrb these products. This is xcluding RoG (rest of Ggn).

    Permitted efficiency by DTCP is 55% though..

    If the amount of investment is not liquidated by these large builders and converted to cash, other projects elsewhere of Emaar, CHintel, BPTP and Indiabulls are likely to suffer badly..

    well actually all the projects of BPTP are already suffering... Not even a single project completely delivered out of more than 2 dozen shown on their website.

    Emaar only one project delivered till date..

    Chintels none till date

    Indiabulls, nothing in NCR till date..

    Chintels ne to kaam hi abhi shuru kara hai and the kind of progree they have shown is very very encouraging....Deliveries ki to baat hi baad mein aayegi...

    BPTP I understand that they have screwed up majorly with their projects , But TBH I still dont have any issues with BPTP , the day I have them , will update you regarding the same...

    Indiabulls have not delivered in NCR but they surely have given deliveries elsewhere in India...soo that is no major concern , also the 2 projects launched by them centrum park and enigma are progressing pretty well.....

    Ab to spire ne bhi shuru kar di hai construction , Maine suna hai dekha nahi so cant confirm....hehe....

    Satya hermitage , centrum park , Ansal , Siddhartha , ERA all have started construction.....
    So things are progressing well here...

    Gambhir's Skyline 109 , Commercial project...

    110 mein Enigma is progressing pretty well

    110A Mahindra Aura is going on a very good pace....

    All in all things have started to turn around slowly but steadily...

    दिल्ली के द्वारका से गुड़गांव के खेड़कीदौला को जोड़ने के लिए बनाए जा रहे नॉर्दर्न पेरिफेरल रोड ( एनपीआर ) का काम अटक गया है। इसके बनने के बाद द्वारका से जयपुर जाने वाली गाडि़यों को शहर के अंदर नहीं आना पड़ेगा। इस 90 मीटर चौड़ी रोड का सपना दिखाकर कई बिल्डर्स ने 100 से ज्यादा हाउसिंग स्कीम लॉन्च कर दीं। इसके किनारे 5 एसईजेड प्रस्तावित हैं। लेकिन रोड बनाने का काम आगे नहीं बढ़ पा रहा है। 18 किमी की रोड बननी है जिसमें से अभी तक 14 किमी का ही टेंडर जारी किया जा सका है। इस पर भी 30 से 35 फीसदी ही काम हुआ है। पहले इसे 31 मार्च , 2012 तक टारगेट पूरा करना था , अब समयसीमा अक्टूबर , 2012 कर दी गई है। वहीं , जानकारों का कहना है कि वास्तविक हालात को देखने से लगता है कि कम से कम इसे पूरा होने में 3 साल लग जाएंगे। अभी तक फ्लाईओवर का डिजाइन ही तैयार नहीं हो सका है। हाइटेंशन लाइन को भी शिफ्ट करने की कार्रवाई शुरू नहीं हो सकी है। 4 किमी के हिस्से पर हाई कोर्ट का स्टे है।


    एनपीआर का ठेका 1 अप्रैल , 2011 को 132 करोड़ में छोड़ा गया था। इसकी कुल लंबाई 18 किलोमीटर है। इसमें 4 किलोमीटर एरिया पर अदालत का स्टे है। पिछले साल हूडा ने 14 किलोमीटर सड़क निर्माण का टेंडर करीब 44 करोड़ रुपये में एक कंपनी को सौंपा था। इसकी डेडलाइन 31 मार्च निर्धारित की गई थी। अब तक इसमें से करीब 30 से 35 प्रतिशत काम ही कंप्लीट हो सका है। यह रोड दिल्ली के द्वारका से शुरू होगा जो एनएच 8 से खेड़कीदौला गांव में जाकर मिलेगा। इसके निर्माण के बाद गुड़गांव शहर के अंदरूनी हिस्से में ट्रैफिक कम हो जाएगा। द्वारका से मानेसर की तरफ जाने वाले वाहन इस रोड से सीधा निकल जाएंगे। इस रोड पर कई सेक्टर बने हैं। इनमें 100 से ज्यादा हाउसिंग स्कीम लॉन्च की गई है। इसके अलावा 5 एसईजेड भी हैं। यह एक अति महत्वपूर्ण प्रोजेक्ट है। इसे द्वारका एक्सप्रेस के नाम से भी जाना जाता है।


    क्या हैं अड़चनें

    इस एरिया में 9 फैक्ट्री आ रही हैं , जो बजघेड़ा , बसई व खेड़कीदौला गांव में हैं। पंजाब एंड हरियाणा हाई कोर्ट ने इस जमीन के बदले में फैक्ट्रियों को अलटरनेट प्लॉट देने के आदेश दिए हैं। इस मामले में अभी तक हूडा ने कोई कारगर कार्रवाई नहीं की है। इस वजह से अभी तक फैक्ट्री मालिकों को जमीन नहीं मिल सकी है। जमीन मिलने के 9 महीने के अंदर उस पर फैक्ट्री का निर्माण करना है। एक्सपर्ट की राय है कि इसमें एक साल तो लगेगा ही।


    एनपीआर के रास्ते में पटौदी रोड , फर्रुखनगर रोड , बजघेड़ा रोड व दौलताबाद रोड पर फ्लाईओवर का निर्माण किया जाना है। अब तक इसका डिजाइन ही तैयार नहीं हो सका है। डिजाइन तैयार होने के बाद उसे मंजूर करवाया जाएगा फिर एस्टिमेट बनेगा। इसके बाद एस्टिमेट मंजूर होगा। टेंडर आमंत्रित करने और उसे अलॉट करने की प्रक्रिया में भी कम से कम 2 साल लगने की बात कही जा रही है।

    एनपीआर के रास्ते में एचवीपीएन के 66 केवीए के 6 टावर भी आ रहे हैं। टावर और लाइन को शिफ्ट करने में भी कम से कम एक से डेढ़ साल तक का समय लगेगा।

    रोड का 500 मीटर का टुकड़ा जमीन नहीं मिलने के कारण अटका है। यह लैंड एक निजी कंपनी की है। इसे दिलवाने का आग्रह एचएसआईआईडीसी के अधिकारियों से किया गया है।

    4 किलोमीटर रास्ता का अभी टेंडर अलॉट नहीं किया गया है। यह जमीन अदालती पचड़े में फंसी है। न्यू पालम विहार में करीब 250 मकान व खेड़कीदौला के करीब 150 मकान एनपीआर के रास्ते में आ रहे हैं। पिछले साल पंजाब एंड हरियाणा हाई कोर्ट ने हूडा व याचिकाकर्ताओं को एकसाथ बैठकर मामला सुलझाने के आदेश दिए थे। अभी तक यह विवाद सुलझ नहीं सका है। लोग प्लॉट के बदले में प्लॉट व कंस्ट्रक्शन कॉस्ट का मुआवजा चाहते हैं। हूडा पॉलिसी के अनुसार प्लॉट दे सकता है। इसके चलते यह मामला बीच में ही अटका हुआ है।

    एनपीआर की राह क्लियर करने के लिए 2 दिन पहले ही एक बैठक ली गई थी। इसमें हूडा के अलावा एचवीपीएन , भूमि अधिग्रहण ऑफिस , टाउन एंड कंट्री प्लानिंग डिपार्टमेंट व एचएसआईआईडीसी के अधिकारियों ने हिस्सा लिया था। सभी को निर्देश दिए गए हैं कि एनपीआर का निर्माण जल्द से जल्द करवाने का प्रयास करें। अड़चनों को देखने से लगता है कि अभी इसके निर्माण में समय लगेगा।

Boundary wall near underpass is for container depot ( you can verify this from Delhi master plan 2012 and Dwarka map) and road which is under contruction 1km ahead leads to Barnoli village which is alternate way to Gurgaon ( I raised this concern few days back and I was told this is alternative route not NPR realignment)

    As per me no signs of NPR at Delhi side. I pass through that area twice a day.

    I am not very sure if the road under construction is exactly in line with the Eway under construction!.. I will verify once again and try to take some pics also.

    So, the point is.. is this road being constructed only to have connection to Barnoli village from Dwarka Sector 22?, or some kind of connection would be possible to connect Gurgaon side NPR to Delhi side with this road under construction.

    Bigger concern is that if this is the proposed route for the NPR, then land acquisition will be required within the existing village, which may also be a challenging task for Delhi Govt./DDA...

    I don’t know whether the proposed route of NPR is shifting from near Barthal village to Barnoli village. And why Delhi govt would take pain for realignment of their side for the quandary prevailing in Gurgaon Haryana (अपनी अपनी सबको खुद धोनी पड़ती हैं):bab (59):. Even, it seems they are not so passionate for this particular link road. Don’t anybody feel that despite follow-up several time by Haryana CM at different occasion, still DDA have not scrutinized the request and no further progress foreseen so far.

    For second thought and sake of debate, I assume that the NPR at Delhi side being shifting through Barnoli village (outer periphery) than in my opinion land acquisition department in Delhi is more capable and can handle cumbersome situation swiftly. But, unfortunately there are very little chance of such major realignment especially at Delhi side.

  • its not any major re alignment as suggested by some members , the thing is its supposed to pass through Sec 22-23 dwarka and then cross thru bharthal village and then enter haryana.....

    So If the road is re aligned then only it will come thru bamnouli and not bharthal.....

    and secondly notices for acquisition of land havebeen served since 6 years and the area for diplomatic greens has also been acquired thought not fully and compensation being paid to ppl in 08 only

    Even I remember seeing a big house in the middle of bamnoli village. The house looked rather new in construction. Must have belonged to the same MLA you are talking about nikhil.

    Wonder if these politicians willfully do these activities - expanding their landbase in disputed areas.
