A lot of companies are advertising for property citing nearness to Dwarka expressway corridor.

Shilas, Indiabulls Centrum Park and Ramprastha Edge Tower come to mind.

Does anybody have news on when this construction will start and when it is likely to finish? Has the contract been awarded and to whom?
Date of completion and start of operation will be vital news for evaluating the pricing of flats sold in this corridor.

Last I heard was that a few houses in Palam Vihar were slated for demolition for this expressway in May June 09 or thereabouts.

  • DEW properties hv seen good appreciation n same might continue in future...i hv few questions...1. is it a preferred location of end users...if so thn why no dharnas like Noida Extn 2. thr r some good builders n end product shud be good but wud u prefer to stay here in next 5 yrs..wat abt schools colleges hospitals? 3. where does dew connect to? finally to/near nh8? 4. is the hype sustained due to good/strng builders n so many investors and thr is a feeling tht with so many ppl/builders things will fall in plc? i do think so. finally is dew a hot place bcoz of strategically linking dwarka sec 22 to not so happening ggn existing sectors/villages or strong back up from investors/end users/builders r mking it work?

  • In general the project themselves do not have issue with land so there is no panic among investers/end users. In NE your flat iself is/was in question :(

I was thinking from the perspective that NE seems to have more end users n ppl seem to be concerned with staying in thr flats n thn with appreciation (from my interaction with few aquanitances)...in DEW, end users r thr but thr r more investors who r not bothering much abt how soon they can live in the area...I could be wrong as this is based on 7-8 guys i know who r invested in NE and same number in DEW

    I think. I will agree with your assessment. You're likely to be 80% correct.

    DEW is 80% Investors. 20% End Users.

    End User will not punt on an area that is yet far removed from any signs of development.

    It will be Inhabitable only in 3-5 Years.

  • I asked one broker through phone having office near of dwarka expressway sector 109 about the latest project launch at sector 102. As per him, govt is determined to construct exway and also there are absence of buyers after price rise, the sales has been dropped significantly and it is good time to invest in resale project instead fresh launches.

    When asking for disputed area he told that some are spreading rumors that everything get settled indeed no solution agreed upon so far as per his information. Also regarding Mayfield garden he told me that this compensation was proposed long back and also got rejected and now govt is coming up with new alternate land proposal probably in sector 110a.

    Could anyone please advise on the builder plots in gurgaon.Am looking as an end user perspective.Is there any option in gurgaon with 40K price....And I heard from someone that for newly launched buildor plots also we have to pay around 60% in advance?

    yes its for vatika plots in sec 88 with 60% advance and 40 % guaranteed returns with in 1 year

    एक दिन बैठे बैठे मन में प्रश्न उठा कि आखिर देश की सबसे आधुनिक सड़क पर ही सबसे ज्यादा हादसे क्यूँ हो रहे हैं? और हादसों का तरीका भी केवल एक ही वो भी टायर फटना ही मात्र, ऐसा कोनसी कीलें बिछा दीं सड़क पर हाईवे बनाने वालों ने?

    दिमाग ठहरा कुराफाती सो सोचा आज इसी बात का पता किया जाये. तो टीम IAI जुट गई इसका पता लगाने में.

    अब सुनिए हमारे प्रयोग के बारे में.

    मेरे पास तो इको फ्रेंडली हीरो जेट है सो इतनी हाई-फाई गाडी को तो एक्सप्रेस वे अथोरिटी इजाजत देती नहीं सो हमारे एडमिन पेनल की दूसरी कुराफाती हस्ती को मैंने बुला लिया उनके पास BMW X1 SUV है.
    (ध्यान रहे असली मुद्दा टायर फटना है)
    सबसे पहले हमनें ठन्डे टायरों का प्रेशर चेक किया और उसको अन्तराष्ट्रीय मानकों के अनुरूप ठीक किया जो कि 25 PSI है.(सभी विकसित देशों की कारों में यही हवा का दबाव रखा जाता है जबकि हमारे देश में लोग इसके प्रति जागरूक ही नहीं हैं या फिर ईंधन बचाने के लिए जरुरत से ज्यादा हवा टायर में भरवा लेते हैं जो की 35 से 45 PSI आम बात है).
    खैर अब आगे चलते हैं.
    इसके बाद ताज एक्सप्रेस वे पर हम नोएडा की तरफ से चढ़ गए और गाडी दोडा दी. गाडी की स्पीड हमनें 150 - 180 KM /H रखी. इस रफ़्तार पर गाडी को पोने दो घंटे दोड़ाने के बाद हम आगरा के पास पहुँच गए थे. आगरा से पहले ही रूककर हमने दोबारा टायर प्रेशर चेक किया तो यह चोंकाने वाला था. अब टायर प्रेशर था 52 PSI .
    अब प्रश्न उठता है की आखिर टायर प्रेशर इतना बढ़ा कैसे सो उसके लिए हमने थर्मोमीटर को टायर पर लगाया तो टायर का तापमान था 92 .5 डिग्री सेल्सियस.
    सारा राज अब खुल चुका था, कि टायरों के सड़क पर घर्षण से तथा ब्रेकों की रगड़ से पैदा हुई गर्मी से टायर के अन्दर की हवा फ़ैल गई जिससे टायर के अन्दर हवा का दबाव इतना अधिक बढ़ गया. चूँकि हमारे टायरों में हवा पहले ही अंतरिष्ट्रीय मानकों के अनुरूप थी सो वो फटने से बच गए. लेकिन जिन टायरों में हवा का दबाव पहले से ही अधिक (35 -45 PSI ) होता है या जिन टायरों में कट लगे होते हैं उनके फटने की संभावना अत्यधिक होती है.

    अत : ताज एक्सप्रेस वे पर जाने से पहले अपने टायरों का दबाव सही कर लें और सुरक्षित सफ़र का आनंद लें. मेरी एक्सप्रेस वे अथोरिटी से भी ये विनती है के वो भी वाहन चालकों को जागरूक करें ताकि यह सफ़र अंतिम सफ़र न बने.

    GURGAON: The fate of over 500 oustees, who have won their legal battle in Punjab and Haryana high court, is uncertain because the Haryana Urban Development Authority (HUDA) has now moved the Supreme Court.

    HUDA officials in Gurgaon have been informed about the decision of filing a special leave petition (SLP) in the apex court recently. Early this year, on the petitions of the oustees, the high court had asked the state government to come up with a "working paper" and ensure a speedy solution to the problems faced by the oustees. The court had also directed HUDA to settle the claims of all the oustees.

    In Gurgaon, HUDA has to give land to over 500 oustees whose land was acquired for development of new sectors.

    A senior HUDA official said that the department would now go slow on the decision to settle the claims of oustees. "Now unless the SLP is decided in the apex court the settlement of the oustees will be taken up in Gurgaon," said a senior HUDA official.

    In the past, HUDA had published advertisements about settlement of the claims of oustees in Gurgaon. HUDA was also planning to formalise a cut-off date for the oustees before settling the claims. As per the tentative plan, HUDA had decided to give land and plots to oustees in HUDA sectors but now all the decisions to finalize the claims have been put on hold.

    8000 - 10000 p sq ft is the demand on website. Actual price is less than that.

  • Why good builders are launching only residential in Deway but no commercial?

    If everyone has to come to other side of the highway to work; then it would take a minimum of an hour to reach office or may be more because of various bottlenecks.

    Big builders are no saints.
    Its just that the money would be at least safe.
    Investors on deway should be ready for a long long holding time .

    buy low and sell high is the name of the game;if investors are buying so high today; they may not be able to exit later on.

    Nowhere mentioned this is for DEW, difficult to say for which area..anyone have information about it ? If it is for DEW than this is not wise attempt to file SLP considering the intervention of Apex court unnecessary when HC has not delivered any final judgement. Usually any issue decided by HC are final, unless any clarification required regarding any constitutional or legal issue from SC, whereas this is not suited at here. The matter is to settle the claim of outsees than why apex court intervention needed? There are strong chance that petition may get rejected.

    Would you please suggest the competitive & safe resale options which are best at this time. I am an end user & want to invest on DEway. I am looking for 3 BHK. I can't afford fresh bookings. I am looking for something which can come at less than 4000 PSFT but constuction is just started. I am interested in projects which will be completed after 3 years only so that I can manage some load of EMI.
