    मेरे कहने का मतलब हैं अगर realignment होता हैं तो दो case बनते हैं

    पहला Drastic realignment दूसरा minor realignment l हाल फ़िलहाल में जो survey कराने के लिए झगडे बाजी दो गुटों में चल रही थी l वह था minor realignment जिसका HUDA का कोई प्लान नहीं थाl और अचानक outsees के प्रस्ताव से उजागर हुआ, लेकिन कुछ नए मकान और लैंड माफिया की जमीने नए प्रस्तावित route में जाने को ले कर कुछ दिक्कतें हैं l जिनका हल HUDA को निकलना होगा l

    दूसरा हैं Drastic realignment जो की अनुमान लगाया जा रहा हैं की HUDA ने पहले से work -out करके रखा हुआ हैं l जिसमे नए litigation की सम्भावनाये बहुत कम हैं l क्योंकि वहां पर कोई भी बहुत ज्यादा मात्रा में disputed structure नहीं आ रहे हैं l

    बाकि रहा present alignment से सड़क निकलना और लोगों को compensate करना, जो लैंड outsees के लिए acquire की जानी हैं उसका बाजार भाव १५ करोड़ rupee acre हैं जबकि HUDA अवार्ड घोषित कर रहा हैं केवल ६० लाख rupee acre . अब सीधी बात हैं कौन अपनी जमीन औने पौने दामों में देगा. झगडा तो यहाँ पड़ेगा ही अब HUDA कैसे road निकलवाता हैं ये देखने वाली बात हैं

    मुझे लगता हैं मैंने अपनी बात सही ढंग से जो की सबकी समझ में आ जाये प्रस्तुत कर दी हैं

        Sorry for oft repeated post.. but still relevant as a few keep coming back with their antics despite bans and warning.. therefore compelled by insolent few to repeat the same post here once again for all to evaluate and introspect.

        Oversupply will hit due to 30+ sectors..more than what already exist in GURGAON.. migration hai.. data hai.. naukri hai..koi baat nahin

        ROB banega jan main.. nahin start hua.. koi baat nahin

        Delhi side road kab banega.. koi pata nahin.. koi baat nahin

        Litigations 2-4 mths main khatam honi thi nahi hui.. koi baat nahin.

        Diplomatic enclave banega Dwarka main.. late ho gaya... koi baat nahin

        42% short term and 30% long term returns expected, now 10-12% look promising.. Koi baat nahin

        To aakhir baat hai to hai kya???

        Baat yeh hai.. that things happen like this in government projects of PUBLIC IMPORTANCE and Unscrupulous Builders cash in on misinformed public by creating a mirage of expeditious deliveries and fancy promotion, glossy brochures, etc. Even these builders (most of them first generation) have been sold land by political-land mafia purchased at 50-100lacs for 10-20Cr!!!

        Once built up in 7-8 years, with fully functional sector roads, sewerage, facilities it might offer a good place for habitation. For now anything floating around 4.5-5K may take longer than expected time to yield some decent returns. Resale activity is likely to be stagnant providing ample opportunities to fence sitters to enter at reasonable rates.. Builders will compete amongst themselves through promise of better services, sops, sweeteners etc.

          Again, out of 150 meters the road part would be 42. Meters only rest would be divider green area service road etc etc. same would be for 75 mtrs kuch part road hoga Baki etc etc. apne ghar ke bahar ki road naap ke dekho tape le ke or batao kitne meter ki hai isse idea lag jaega 42 meters Kitna hota hai

            42 mtrs does sound less when compared to marketed 150 mtrs but most of the people don't know that planned 150 mtrs include metro corridor, green belt, service roads etc etc.
            42mtrs Road will be 6 lane at the least, and will be wider than avg width of NH8 (excluding toll joints).

                Looks interesting, though i am not aware of such a possibility . Let me find more on this .

                  This is the problem with us... Hamari koi leta bhi hai to maza aata hai... 150 bol ke 42m road banti hai to bhi usmein kuchh achha dhund lete hein aur khush ho jate hein... Achha hai bhai... enjoy your 42 m road (for some reason you think 42m is just road and no divider would be built )

                    Average width of road lane in India is 3.5mtr so 42mtr is more than enough for 8 lane road with wide divider.

                      Agreed... what about service roads etc? Is it not a part of the road?? Is yes, really..!! Its just a plain road where even cows/cycle/junta can enter an expressway to cross it??? At least boundary etc should be thr for an expressway.. no?
