    नार्दन पेरिफेरल रोड राह के रोड़े होंगे दूर

    गुड़गांव। दिल्ली से गुड़गांव की दूरी कम करने के लिए द्वारका से खेड़कीदौला तक बनने वाली 18 किमी लंबी नार्दन पेरिफेरल रोड (एनपीआर) की राह में आने वाले रोड़े को हटाने के लिए हुडा प्रशासक ने निर्देश जारी किए हैं। हुडा प्रशासक ने बिजली निगम के साथ बैठक कर बिजली के तारों को शिफ्ट करने के प्रस्ताव को मंजूरी दे दी है।

    द्वारका से खेड़कीदौला के बीच करीब 14 किलोमीटर लंबी 150 मीटर चौड़ी सड़क पर 132 करोड़ रुपये खर्च किए जाने प्रस्तावित हैं। जिसके अनुसार 2012 तक काम पूरा होना था। हुडा प्रशासक ने इस सड़क के निर्माण में आ रही बाधाओं को जानने के लिए मौके का निरीक्षण किया। इसमें पता लगा कि अब तक कंस्ट्रक्शन का करीब 40 प्रतिशत काम पूरा हुआ है। सड़क निर्माण कार्य में हाईटेंशन तार बाधा बन रहे हैं। इसके लिए हुडा प्रशासक की एचबीवीएन के साथ बैठक बुलाने का निर्देश दिया। बिजली निगम की ओर से लाइन शिफ्ट करने की कवायद शुरू की जा रही है। इसके साथ ही चार किमी लंबी सड़क पर स्थगन आदेश होने के कारण उस पर टेंडर नहीं आवंटित किया। हुडा प्रशासक की भूमि अधिग्रहण अधिकारी व लीगल सेल के साथ हुई बैठक में इस समस्या को जल्द दूर कराने को कहा गया है।

    एनपीआर देश की सबसे अधिक चौड़ी रोड होगी। यह सड़क 150 मीटर चौड़ी होगी। जिसके दोनों ओर ग्रीन बेल्ट होगी। सड़क के बीच में भी ग्रीन बेल्ट का डिवाइडर होगा। इस डिवाइडर पर मेट्रो भी प्रस्तावित है।

      Thanks for the details - you seem quite well clued in to the latest developments.

      I am interested in the stretch from NH8 to Sector 37D - you say leveling is done, but I think leveling was already existing in 2010 and 2011, even on google maps.

      How much more leveling work has been recently done?

      Have any culverts been made?

      How much metaling has been done on this stretch?

      How are they planning to cross Pataudi road?

      Is there an interchange flyover at the junction with NH8? Has this been tendered? Has any work started on this? Where will the toll gates be in relation to this flyover - towards Delhi or Jaipur?

      Has the alignment behind G99 been finalised? (I know you said no- but I would welcome details). What exactly is the problem - is it the Basai water treatment plan or is it land ownership problem?

      How will the DEway cross the railway line?

      How will the DEway cross the Basai flyover?

      Basai flyover is so pathetic - are any improvements of Basai flyover planned? Or will it continue to remain as such?

      What is the likely entry into DEway from Pataudi road and from Basai Road?

      I know it is a lot of questions and would be grateful for some input from you and others here.

          Most of present Gurgaon is plotted development with few good apartment complexes.
          But in these new areas every Tom dick and harry is launching new apartments.

          Look at the supply in the pipeline.

          6-7K was the rate on golf course just three years ago.

          At 1.1-1.3 crore, one can get 3 BHK apartment in Dwarka itself in a good society which has the advantage of

          Delhi address
          Better infrastructure
          lower living costs (education,health,daily needs)

          So why should one buy on a non existing Dwarka expressway than in Dwarka itself .

          Moreover construction quality of Gurgaon builder does not inspire confidence.

          Building in dwarka have Lower height ; so lower maintenance costs and better chances of redevelopment in future.

            Lemme add onto here on the dwarka Properties .....

            Seepage in most of the buildings
            No 3 tier security
            Construction quality - Just Average
            No Swimming pools Gym Club
            No Power back up...

            Last but not the least , Most of the ppl living in Dwarka are Salaried class
            How many of them would have 70-80% lacs of un accounted cash to purchase a property in DWARKA......

            Your thoughts are not Slightly wrong , THey are MAJORLY Wrong

              Quite agree to you here with exception

              Rates in dwarka for a decent 3 bhk would be around 1.3 to 1.5...with huge cash involvement. and the payment has to be made up front....here in Deway we may get a bigger and better specs appt in approx 6K (or lower) ...that too all white and payments as per construction. By the time these appt completes dwarka may be at 2 cr..and they around 1.5....ROI may be same or better given fact that ...you save a lot on home loan interest.

                You all may have better knowledge; but what about the issues of no infrastructure and huge supply in the pipeline.

                Dwarka has the problem of huge upfront cash payment now where as DEway would have this problem 2-3 years down the line.

                Security outside the complex is more important than security inside the complex.

                  Manu Dwarka wasnt built in a day , the work started in 1994 and till date the infra is getting better , Dwarka mein tab bhi log rehte the jab kuch nahi tha , No metro , No underpass , No palam flyover , aur ab bhi rehte hai jab sab kuch hai .....


                  This area is just coming up now , Give it a few years and you will see the difference....
                  The point is that these new complexes are being made o international standards , With all the facilities , which are just not available in Dwarka....

                  and a person spending a crore and half would obviously like to have all those amenities...

                    I agree that DEway may be a good place to live 8-10 years down the line.

                    But the only problem is that the present price discounts too many things too soon.
                    Investors outnumber end users by a huge margin on DEway.

                    There is a lot of supply in the pipeline and how many service class people can afford such prices is a big question mark. ( Sales are down by almost 40% in Gurgaon)

                    Moreover end users on Deway should prepare themselves to pay EMI+rent for a long time to come.

                      Q: Any substantial source to coroborate , the statements in bold , in your post ? or is it another one like:

                      "47.234% statistics are made run time"
