    But how will onee travel from Delhi and to Manesar in the current set up?? Any why would he want to mess up his fortunes with unclear and absence of uninterrupted connectivity??

    Without the ROB only way, with or without the Sector roads, it is just not possible to have a smooth ride from the west side of Track to the east side..

    Minimum 5 years for any decent connectivity to happen my friend.

    As shown in MKGs picture, the Delhi side travel is more like a multi terrain car rally track -possibly for the more adventurous ones, for now.

    If someone has to travel to manesar, Dharuhera, Rewari, Bhiwadi etc, one would like to stay where he doesnt have to go through the hassle of TOLL, TRACK and Temporary Delhi connecting roads..

    Inputs would be welcome.

      Till Dwarka any decent connectivity through NPR or via sector road seems to be a distant dream and predicting time frame is also quite cumbersome. However, connectivity till Nazafgarh road could be happen by next 3-5 yrs via sector roads, since there are lot of speculation and confusion on connecting NPR to Dwarka sub-city underpass road.

      Under present set-up travelling from manesar to dwarka anyone have to take route through NH8 only otherwise as describe in MKG post via internal roads from Manesar/Basai/Bajghera/Nazafgarh/Barnoli and than Dwarka.

      But for these roads are the present pricing justified?

      Execution of NPR is different subject and authority has already spend lot of money on it and completion of final layering job on acquire land is only to hide their failure.

          The litigation does exist, the time frame is anybody's guess as of now; however a pessimistic approach by investors and end users has so far kept them away from an opportunity that has enabled veteran investors of NPR to make profits that were unexpected. The way projects are being launched at higher and higher rates, even current investors may be benefitted solely because of location of these sectors of New Gurgaon.

          As far as development is concerned, it is visible and it may not be appropriate to think that govt. or agencies involved are not serious enough of providing infrastructure to this part of Gurgaon. While I do agree that infrastructure is inadequate and controversies also are prevelant, there is clearly a lot of development that has happened in last couple of years. The court case in P&H High Court has not shown any significant progress, however HUDA officials have time and again shown interest as well as taken steps towards planning and execution of infrastructural development in this part. Stakes of builders are also quite high and reputed builders who were not visible till last year are also launching projects with much fanfare.

          Connectivity, which is the key to success of this area still remains the concern of many cautious and careful investors, but an alternate connectivity via 60m road is being made available which is as per Delhi MPD 2021, as also Urban Extension Road (UER2) which is being planned to provide seamless connectivity between Rohini and Dwarka via Kanjhawla, and gets connected to NPR to further provide connectivity to Manesar has also been tendered out to be built in 15 months. Even Delhi Govt. is concerned of this link and hopefully should work in close co-ordination with HUDA.

          The legal process is undoubtedly taking its time and is a cause of uneasiness in investors' and end-users' minds, however the importance that this connectivity possesses, an early solution for the litigated portion of NPR is as essential as providing all other amenities.

          The area has attracted and will attract a lot of end users from Dwarka, as sectors close to Delhi will be as good as an extension of Dwarka rather than extension of Gurgaon. A lot of potential buyers who either could not afford Dwarka flats have invested here as potential residents, and with launch of luxury segment, there still are a lot of potential buyers who are willing to sell their no frills flats in Dwarka, and to buy a luxury condominium or an indepndent house with luxurious specs, the concept that is non existant in Delhi. This area will attract potential end users who wish to live closer to Delhi, and have been craving for higher standards of housing which is still affordable as compared to existing land rates in any part of Delhi.

            AFAIK, all realignments of DEway require land to be taken from landbanks of BUILDERS.

            Since builders (politicians) bought up all land on the previously announced alignment - any deviation directly affects the politicians in power.

            So they have persisted in trying to push for eviction of the palam vihar owner - also well connected politicians. So the fight is at stalemate.

            So we need to wait for a new govt - in one stroke, the previous regimes favourite builders will be eliminated - new govt will already have a rogues gallery of enemies to target who have land here. New alignment will then be decided. In the meantime, builders want to finish as much of their project as possible and will construct fast - so that at least the completed projects will not be touched.

            So we see the fast oconstructions and in the meantime there is lot of investors dealing here. They know once problem is sorted out, this is all prime land.

            In fact, in my opinion, land on other side of Najafgarh should be developed as a New-New Delhi with everything ultramodern (like in Hong-Kong, where I am currently - we should have kept the British for another 50 years - then Delhi and Bombay would have been like Hong Kong. There was no need for independence - when it only gives us the right to elect much worse rogues than the British. Satan take our politicians - PLEASE)

            One needs to wait for some 2-3 years to eliminate the DEway problem. LEts see what happens

              - Existing builders suspect change of govt so pushing to complete construction before the end of this term


              I guess, builders would build super structures and take 95% of money and plead innocence and pass the buck over to Huda for not having completed the project. HUDA in return would plead helplessness due to matter being subjudice.

              So any new option, only adds more improbables and uncertainities.

                All your inferences seem reasonable and probable. Abandoning the construction after RC is very likely in areas near NPVihar just as you mentioned - many builders there are small timers, although I wonder what the big players will do.

                Ultimately govt will find it easier to make DEway a sector road from Kherko Daula to NP Vihar.

                      एनपीआर (Northern Peripheral Road) के काम ने पकड़ी रफ्तार

                      3 महीने तक काम बंद रहने के बाद अब नॉर्दर्न पेरिफेरल रोड (एनपीआर) के निर्माण ने रफ्तार पकड़ ली है। हूडा ने निर्माण कंपनी को 18 किलोमीटर लंबी इस रोड में से 14 किलोमीटर हिस्से को 30 सितंबर तक पूरा करने का टारगेट दिया हुआ है। अब तक 2 किलोमीटर रोड का निर्माण ही पूरा हुआ है। 12 किलोमीटर में से 8.5 किलोमीटर एरिया में मिट्टी, जेएसबी व डब्ल्यूएमएम का काम पूरा किया जा चुका है। उम्मीद जताई जा रही है कि निर्धारित समयावधि में निर्माण कार्य को पूरा कर लिया जाएगा।
                      क्यों रुका था एनपीआर का निर्माण
                      एनपीआर का काम बंद होने पर 18 जून को सुपरिंटंेडेंट इंजीनियर आदर्श कुमार गुप्ता ने बैठक ली थी। बैठक के दौरान निर्माण कंपनी के प्रोजेक्ट मैनेजर ने बताया था कि एनपीआर के निर्माण का कार्य वर्क वीनस बिल्डटेक नामक कंपनी को अलॉट किया गया था, लेकिन वह कार्य में दिलचस्पी नहीं ले रही थी। इसके चलते कंपनी की अलॉटमेंट को कैंसल कर दिया गया है। यह कार्य अब शिवा बिल्डटेक नामक कंपनी को सौंपा गया है। 25 जून से निर्माण कार्य फिर शुरू हुआ है।
                      समय पर पूरा नहीं हुआ काम तो होगी कार्रवाई
                      हूडा के सिविल विंग के डिविजन नंबर दो ने 1 अप्रैल, 2011 को दो कंपनियों जेएसआर इंडिया प्राइवेट लिमिटेड व इंडिया बुल को एनपीआर के 14 किलोमीटर हिस्से के निर्माण का टेंडर अलॉट किया था। इन कंपनियों को 31 मार्च, 2012 तक टारगेट को पूरा करना था। इस अवधि में टारगेट पूरा नहीं हो सका। अब कंपनी को 30 सितंबर की डेडलाइन दी गई है। कंपनी को चेतावनी दी गई है कि अगर इस अवधि में निर्माण पूरा नहीं किया गया तो उनके खिलाफ एग्रीमेंट की शर्तों के अनुसार कार्रवाई की जाएगी।
                      क्या कहते हैं सब डिवीजनल इंजीनियर
                      सब डिवीजनल इंजीनियर बी. डी. यादव ने बताया कि एनपीआर के 14 किलोमीटर हिस्से में से 10.5 किलोमीटर का निर्माण कार्य तेज गति से चल रहा है। यह काम अगले 15 दिनों में पूरा होने की उम्मीद है। उन्होंने बताया कि हरियाणा स्टेट इंडस्ट्रियल एंड इंफ्रास्ट्रक्चर कॉरपोरेशन (एचएसआईआईडीसी) से 52 एकड़ जमीन देने का आग्रह किया गया है। इस हिस्से में 500 मीटर लंबी रोड का निर्माण किया जाना है। इसके अलावा 3 किलोमीटर एरिया में एचटी लाइन, मंदिर, तालाब व अन्य स्ट्रक्चर आ रहे हैं, जिन्हें हटवाने का काम किया जा रहा है। यहां कुछ एरिया में न्यू पालम विहार के निवासी अड़चन भी पैदा कर रहे हैं। पुलिस बल की मौजूदगी में यह काम करवाया जाएगा।
                      पंप को शिफ्ट करने का आग्रह किया
                      सब डिवीजनल इंजीनियर ने बताया कि एनपीआर के 30 मीटर एरिया में बसई वॉटर ट्रीटमेंट प्लांट का एक पंपहाउस आ रहा है। इसको लेकर इग्जेक्युटिव इंजीनियर से आग्रह किया गया है कि पंप हाउस को शिफ्ट किया जाए।इसके शिफ्ट होने के साथ ही एनपीआर का निर्माण कार्य शुरू कर दिया जाएगा।
                      तैयार हो रहा फ्लाईओवर का डिजाइन
                      एनपीआर में 4 जगह फ्लाईओवर का निर्माण किया जाएगा। ये फ्लाईओवर पटौदी रोड , बसई रोड , दौलताबादरोड व बजघेड़ा रोड की क्रॉसिंग पर बनाए जाएंगे। अभी डिजाइन फाइनल करने की प्रक्रिया चल रही है , जिसेजल्द ही फाइनल किया जाएगा। इसके बाद एस्टिमेट तैयार किया जाएगा।
                      किसे होगा फायदा
                      एनपीआर बनने के बाद गुड़गांव शहर पर ट्रैफिक लोड कम हो जाएगा। मौजूदा समय में द्वारका से मानेसर याजयपुर जाने के लिए वाहन चालकांे को शहर के अंदर से निकलना पड़ता है। यहां से वाहन शीतला माता रोड ,अतुल कटारिया चौक से एनएच 8 पर चढ़ते हैं। खेड़कीदौला तक पहुंचने में वाहन चालकों को कम से कम 45मिनट से 1 घंटा तक लग जाता है , लेकिन एनपीआर का निर्माण होने के
