        Connectivity turns Dwarka-Gurgaon Expressway into a prime destination

        Delhi/NCR

        The Dwarka-Gurgaon Expressway is one of the fastest developing premium residential destinations in the National Capital Region.The entire area is being developed around the 150-metre-wide and 18kmlong Dwarka-Gurgaon Expressway. It is likely to be completed in the next two to three years.

        The proposed expressway will touch Delhi near Dwarka Phase II, where a new diplomatic enclave is being developed and connect the current Metro corridor running parallel to the road. Once the project is complete, the area will become one of the hottest real estate zones in New Gurgaon.

        Local connectivity
        The road starts from Dwarka and crosses Bijwasan, New Palam Vihar, Kherki Daula, and finally joins the NH-8. The expressway will join 16 new residential colonies, apart from the commercial corridors and the Hansaru dry port. Sumit Bansal, the joint managing director of Innovative Infradevelopers, says: “The Dwarka Expressway is developing as a hub for commercial and entertainment activities and is one of the most preferred locations to stay in the NCR, with its proximity to Gurgaon and link to Delhi-Noida.”

        Buyers, as well as developers, are jostling to get a fair share of the pie in this area. The main reason behind the heightened expectations and interest is the good connectivity that the Dwarka Expressway promises.

        After it is complete, it will provide faster access to the airport; connect close to the 100-metrewide road proposed in the new master plan, and the areas will also have good connectivity with the proposed diplomatic enclave and the current Metro corridor.

        One can easily say that the areas that will fall on the periphery of this
        expressway will turn into posh areas of the region. “As per the Gurgaon Master Plan-2021, this area will surely become the new hub for realty development in New Gurgaon. This is so as all the activities would be taking place close to these new, better-planned sectors, with various projects coming up in the area,” Navin Raheja, the of CMD of Raheja Developers, says.

        Dwarka-Gurgaon Expressway, also known as the Northern Peripheral Expressway, will be a significant area for investment, as the real estate sector here has a vast potential for robust growth in the near future.
        Also, with the rise in demand, the prices on Dwarka-Gurgaon Expressway have almost tripled — from Rs 2,250 per sq ft to Rs 6,250 per sq ft.

        Sectors on the expressway, like 110A, 111, 112 and 113, which are near Delhi, are likely to see higher appreciation in the future. Other major sectors near the expressway are Sectors 37D, 83, 84, 88, 99, 100, 101, 102, 102A, 103, 104, 105, 106, 109 and 110. These sectors are dedicated for residential and commercial development, with the maximum area dedicated for residential development.

        The popularity of the area has seen big names of the real estate industry entering the market of this expressway. Some of the top realty players like Sobha Developers, Brisk, Puri Construction, Chintels India Ltd, BPTP, ATS, Antriksh, Rahejas, MGF EMAAR, Bestech, Uppal Housing, Indiabulls, Mahindra Earth Infrastructure, etc, have launched their projects here.

        Sobha Developers has launched a premium integrated township project called International City on 153 acres. The regional head (NCR) of Sobha Developers, Jagadish Nangineni says: “We are developing International City, a part of Chintels Metropolis, on 153 acres in Sectors 106 and 109 of Gurgaon. This integrated township will have 850 villas (including 185 EWS units). The first phase will include around 200 villas. The project will come with worldclass design and quality, and will be close to the IGI airport and Dwarka.”

        “The main advantage of this project is its location. It is on prime location of New Gurgaon, which makes this township one of the most sought-after destinations for the rapidly growing residential, commercial and retail sectors. This will be a unique premium project in the area. This township will have facilities like shopping malls, commercial buildings, a distinctive club, schools, a dispensary, creches, etc, along with other essential institutions and services,” Nangineni said. While the Presidential Villas will be constructed on a 400-500 sq meter plot, the Duplex ones will be on 600 sq meters.

        Similarly, Brisk Infrastructure and Developers Pvt Ltd has launched a project, Lumbini Terrace Homes, based on an unique concept. Lumbini was the birth place of Lord Buddha, and according to the Buddhist philosophy, it signifies peace and harmony. Lumbini is coming up at the Dwarka Expressway, a convenient location, which is also the green belt at the Delhi-Gurgaon border.

        Lumbini is north India’s first residential project to get the reputed Crisil four-star rating. The project is on 10.76 acres with 264 flats in the 3BHK, 3BHK+store and 4BHK format. Each flat has a spacious balcony, offering a pocket garden option to its residents. The project offers 76% of open areas and a very high per capita greens cover per resident. The project also includes an amphitheatre, a swimming pool, a play school, a clubhouse, a gymnasium and other health and safety-related amenities. Started in 2011, 50% of the project is complete with the rest likely to be completed by the end of 2013.

        Another big developer in the region, Puri Constructions, has launched Diplomatic Greens. A part of an 82-acre master plan of mixed development including a hotel, retail and commercial spaces, Diplomatic Greens is a 20-acre residential project.

        Raheja Group has launched three projects, Raheja Atharva, Raheja Vedas, and Raheja Vedanta, on the Dwarka-Gurgaon Expressway. Some are already nearing completion. Antriksh Group has launched Antriksh Zeal in Sector 112, while Indiabulls has come up with exclusive luxury houses, Enigma, in Sector 110 in Gurgaon.

        Rakesh Yadav, the managing director of Antriksh Group, says: “Keeping good returns and proximity to Delhi in mind, we have launched Antriksh Zeal in Sector 112. It will be a good thing if the authorities allow the developers to build the sector roads; we hope a proposal regarding this matter is approved by the authorities concerned.”

        Another large builder, BPTP, has launched a 200-acre integrated township, Amstoria Lutyens Park, in Sector 102, Gurgaon. Ansal Housing’s Ansals Estella is a group-housing project being developed in Sector 103, Gurgaon; the USP of this project is its excellent location, near the 150-metre-wide Dwarka Expressway. Earth Infrastructures Ltd has launched Earth Copia, a residential project in Sector 112.

        After the success of ATS Village on Noida-Greater Noida Expressway, the ATS Group launched ATS Kocoon in Sector 109 on the Dwarka Expressway.

                      of crs market is not that hot for resale.. people are just interested in pre launches.. now the stage has reached that no one is even bothered whether the expressway is progressing or not.. everyone is busy in pre launches..
