A lot of companies are advertising for property citing nearness to Dwarka expressway corridor.

Shilas, Indiabulls Centrum Park and Ramprastha Edge Tower come to mind.

Does anybody have news on when this construction will start and when it is likely to finish? Has the contract been awarded and to whom?
Date of completion and start of operation will be vital news for evaluating the pricing of flats sold in this corridor.

Last I heard was that a few houses in Palam Vihar were slated for demolition for this expressway in May June 09 or thereabouts.

  • With such density (approx 120 flats per acre) it would be similar to Noida Extension. Seems most of these flats would be for weaker sections. Delhi could lose its premium and a day may come when Gurgaon is priced well above Delhi. During Shiela Dixit's reign North and West Delhi have gone from bad to worse.

    There is no development at all and most slums from East Delhi have shifted to North and West Delhi. If you want to have a glimpse just drive on Nangloi- Najafgarh road. It is worse than most Bihar roads.With these slums and unauthorised colonies there may not be great planned development.

Lets see when the first project reaches the licencing stage.:D Or is it government aquaring land and auctioning then yes they can enforce this.

    2. Is Delhi land going to be cheaper than Gurgaon, and cost of construction going to be less over there. Or phylanthropic delhi based developers would build cheap flats by some means, or suddenly NCR based developers will forget and cannibalise their business in far off Gurgaon, GNW, GN, Noida business.

    3. Would they sell a Puri Diplomatic, Enigma, Primanti, Revanta for 4k psft in Delhi.

    4. How many folds DDA is efficient, and hell bent towards the public cause :bab (59): than say a HUDA, GDA, NA to churn the infra out in next 3-4 years.


    Dilli abhi door hai yaha pe, pehele land pool hone do, project planning, saare licences after that a few projects launched at lower prices in no mans land to start the heat, then slowly as prices go up others will follow.

    These flats are at least 10 years away, looking at for how many years DMP 2021 is on the table.

    Are we seriously kidding.

    New Gurgaon projects were being booked back in 2003/04.
    Developers already had land banks there back then.
    In 2013 after 10 years we are still wondering when the first deliveries will come.

    In Delhi developers will get land now and deliver 15L apartments by 2021.

    Ask someone who had booked in DDA schemes in Rohini and other areas in early 1980's and was waiting till 2000 (almost 20 years) and then decided to forget everything and come and settle down in Gurgaon.

  • are we neglecting one important factor here - What if AAP comes into power(which has very good chances) and kejriwal implement this scheme in next 3 years? It can easily be done if system is not corrupt.

    But on a serious note, i have seen people support in delhi with him and trust me, he has very good choices to get power. And if he does, it will not be overnight but can be done in a significantly small time.

    In fact was even invested in Maharashtra till last year.

    Regarding powers and capabilities of Mr Kejriwal - I'll not try to influence your views.
    Personally I don't trust his intents. Anyways, lets see how far he goes.

  • Guys lets look at how cheap it can get, if builders are to build these flats.

    Land cost 5cr/acre :) =600 per sft (cheapest land) 2 FSI
    Const cost = 2000 per sft (basic quality)
    Edc and other charges = 1000 p sft (bare minimum)
    Profit of builder = 1000 p sft
    Total = 4600 at today's cost

    Taking inflation 8% p. a for the next 6-7 years the timeframe for these to materialise.
    There would be an inflationary effect of 60%-65%
    So bare minimum cost of these flats could be 8000 -8500 per sft. In the affordable segment.

    So that's why I feel that luxury properties in NCR at that point trading at even 12-14K would look really worth. It makes sense only to go for luxury units in the NCR. Affordable housing in these areas may not be that competitive given the supply delhi will unleash.

    This is just my POV and is debatable for sure.
