A lot of companies are advertising for property citing nearness to Dwarka expressway corridor.

Shilas, Indiabulls Centrum Park and Ramprastha Edge Tower come to mind.

Does anybody have news on when this construction will start and when it is likely to finish? Has the contract been awarded and to whom?
Date of completion and start of operation will be vital news for evaluating the pricing of flats sold in this corridor.

Last I heard was that a few houses in Palam Vihar were slated for demolition for this expressway in May June 09 or thereabouts.

    Hi
    Greetings

    Not yet known..

Matter is in court as unauthorised houses with home loans, electricity, water, sewerage from last 10-20 yrs, having patronage from opposition political parties, are against the proposed alignment.

HC has asked to bring a mutually acceptable solution which has not been worked out till date between HUDA and those whose houses fall in the way.

Bade Babu ji, under severe influence of politician/builders, emphatically says realignment is not a possibility.

Therefore the route is not known for sure to anybody.

    Cheers

access to colonies, Gurgaon developers will
    have to buy land
    MUKESH BHARDWAJ
To provide access to existing and proposed colonies in Gurgaon,
real estate developers will have to secure right of way (RoW) by
purchasing land on their own from the land owners.
The Town and Country Planning Department has decided to
form a three-member committee of developers for each sector
to purchase land falling under the 24-m RoW.
These decisions were taken at a meeting called to find a
solution to the right of way for residents of existing and
upcoming colonies. Road connectivity has become a major
problem for residents of licensed colonies.
The committee of developers will have to draw up a sector-wise
schedule for land falling under the 24-m road. It will also
identify licensed khasra numbers and determine ownership in
    the unlicensed pockets.
The committee has also been authorised to finalise sector-wise
rates to be offered to land owners for purchase of unlicensed
land parcels forming part of the 24-m RoW.
But it is not as if the committee has been vested all rights by
the Haryana government — a state committee will examine
efforts made by the committee and ensure that land owners get
their due. There is also the possibility that certain land parcels
required under the RoW remain unacquired and this will require
    state intervention.
“We have to be satisfied that the committee of developers has
made enough efforts to acquire land required for the RoW. If
there is still some hitch to complete the process, the
government will step in as a last resort to acquire the balance
unacquired land pocket and enable integrated infrastructure
development along the 24-m RoW,” an officer said.
The committee will also be responsible for preparation of
design and estimates for deployment of integrated services and
getting approval from the Haryana Urban Development
Authority (HUDA), and for finalising a cost-sharing mechanism
among existing licensees and those obtaining licences in futur

Which sectors/projects could be works affected ? How about the "developer dense" sector 109 ?

Giving ownership on builders might help fast track this, though they will try and pass on the costs to buyers

Are you talking about the trust adjacent to Raheja Atharva 109, but that land fall under either in Gram Panchayat land or in 26 khasra of a mustatil, so government or HUDA by revenue law can't acquire or demolish that land without the intervention of sarpanch or to those who are the actual owner of that land, now some say that land comes under the DLC of Vill. Chauma, some say under DLC of Jagajgarh, some say Babupur..........:bab (51):

  • Developers offer to buy out (indirectly) toll plaza on NH-8. Seems the same will ultimately be required in NPR as well.
    --------------------------------------------------------------------
Developers offer Haryana a deal on toll plaza removal
Indian Express | Chandigarh, Fri May 10 2013,

Stepping into the row over the mess at the Delhi-Gurgaon Expressway toll plaza, developers in Gurgaon have offered to compensate the possible loss in case Haryana government makes the expressway toll-free.
But developers are also asking for removal of revenue rastas (roads) in licensed colonies, so that the area could be used for development.
The developers had brought up these issues in a meeting with Town and Country Planning department in March. The state government is looking at their suggestions.
"It was pointed out that the realtors were relieved after the High Court banned collection (of toll) for three weeks on the road. The flow of traffic during that period became very smooth," the meeting noted.
Rajiv Singh of DLF, who led the 15 developers at the meeting, said the developers would consider the option of paying for the loss in all seriousness.
"This option came up at the meeting. Since it involves so many developers, a follow up might take some time. But we shall pursue it after some consensus is reached between the government and the developers," Singh said.
About the revenue rastas, the developers said they had become redundant after the colonies were developed.
"Since alternative development plan/sectoral plan, these rastas serve no purpose. Hence, a simplified procedure to enable transfer/exchange of such land with the panchayats needs to be put in place," the developers said.

    Great Expectations@ Dwarka Expressway
Posted on APRIL 17, 2013 by TTBADMIN
For the past six months or so, the topic of completion of Dwarka Expressway is the favourite of many be it- daily commuters to Gurgaon from Delhi and vice versa, investors or homebuyers and last but not the least, the residents of Dwarka and Gurgaon. At the same time, it’s no wonder why this is a hot topic of discussion all over the Internet.

Dwarka Expressway Entrance from NH-2 . . . The Northern Peripheral Road, will be open for use by commuters by October 2013
Other than the land acquisition issue and subsequent protests by the farmers, in the past few months ‘Northern Peripheral Road’ remained the hot topic due to the fact that it has by now, already missed four deadlines. Yes, you read it right. While the last one faded into the history on March 31, 2013; the next and hopefully the last one is standing next door i.e. it is expected to be complete in next 2-3months.

If recent report straight from the site is to be believed, the Dwarka Expressway, also called the Northern Peripheral Road, will be open for use by commuters by October 2013.

Now, this is really a good piece of news for the commuters who take the choked Delhi-Gurgaon e-way everyday to reach their destinations. By now, the biggest point of attraction of NPR is that it will not only serve as an alternative to the congested Delhi-Gurgaon Expressway. In fact, it will cut short the travel time between Dwarka and Gurgaon by half. Thus, it is known that this 18-km stretch of road is bound to be of great benefit to the countless daily travellers while boosting the real estate Gurgaon.

Other than solving the commuters’-crisis, the Dwarka Expressway has already started doing wonders for the real estate Gurgaon. The upcoming projects alongside NPR say it all and are likely to boost the prices of property in Gurgaon.

All in all, the new residential colonies coupled with a commercial corridor thanks to NPR and metro connectivity (awaited), are all set to create magic for real estate Gurgaon.

While India Bulls is laying the autobahn, the eight-lane eway is going to link Dwarka, not before it cut through Gurgaon to ultimately meet the NH 8 near Kherki Dhaula. The project meanwhile is being developed by the Haryana Urban Development Authority (HUDA).

Regarding the land-acquisition, an official associated with the project said (sic), “Barely 26 acres are under litigation. There is a high court order to compensate the land owners with alternate plots and this is being done,”

Interestingly, at 150m, the Dwarka Expressway will move ahead of the 75m wide Delhi-Gurgaon Expressway, to become one of India’s widest roads.
