A lot of companies are advertising for property citing nearness to Dwarka expressway corridor.

Shilas, Indiabulls Centrum Park and Ramprastha Edge Tower come to mind.

Does anybody have news on when this construction will start and when it is likely to finish? Has the contract been awarded and to whom?
Date of completion and start of operation will be vital news for evaluating the pricing of flats sold in this corridor.

Last I heard was that a few houses in Palam Vihar were slated for demolition for this expressway in May June 09 or thereabouts.

    नॉर्दर्न पेरिफेरल रोड (एनपीआर) को जगमग करने का प्लान हरियाणा अर्बन डिवेलपमेंट अथॉरिटी (हूडा) की इलेक्ट्रिकल विंग ने तैयार कर लिया है। इस पर करीब 13 करोड़ रुपये खर्च किए जाएंगे। इस प्लानिंग से उच्चाधिकारियों को अवगत करा दिया गया है। उनकी मंजूरी मिलने के बाद इस रोड पर स्ट्रीट व हाई मास्क लाइटें लगाने का कार्य शुरू कर दिया जाएगा। मुख्य रोड होने की वजह से इन्हें इंडिपेंडेंट फीडर से जोड़ा जा सकेगा जिससे यहां की बिजली गुल नहीं होगी।
    इलेक्ट्रिकल विंग के इग्जेक्युटिव इंजीनियर अरुण धनखड़ ने बताया कि इस रोड की लंबाई करीब 18 किमी है, जिसमें से कुछ एरिया में पंजाब एवं हरियाणा हाई कोर्ट का स्टे भी है। उन्होंने बताया कि इस रोड पर स्ट्रीट लाइट सिस्टम की प्लानिंग तैयार कर ली गई है। इसके तहत 1 किमी रोड पर करीब 30 से 35 पोल लगाए जाएंगे। प्रत्येक चौराहे पर हाई मास्टलाइट भी लगाई जाएगी। स्ट्रीट लाइट सेंट्रल वर्ज में लगाई जाएंगी।
    इग्जेक्युटिव इंजीनियर के अनुसार बिजली गुल होने का असर स्ट्रीट लाइट सिस्टम पर नहीं पड़ेगा। क्योंकि इसके लिए इंडिपेंडेंट फीडर तैयार किया जाएगा। इस लाइन के ऊपर 63 केवीए के 10 ट्रांसफार्मर लगाए जाएंगे। इसके अलावा स्ट्रीट लाइट में ऑटोमेटिक ऑन ऑफ सिस्टम होगा, जिसमें टाइम सेट किया जाएगा। तय टाइम पर सूई पहुंचते ही स्ट्रीट लाइट जल जाएंगी और बुझ भी जाएंगी। उनके अनुसार यह टाइमिंग गर्मियों व सर्दियों के हिसाब से तैयार की गई है।

    Pl check if i remember a little bit that this news has been given by Nav bharat times earlier also.
    At that time also budget was ready but acceptance was required and in this news also budget is ready acceptance is required.
    Same news published two times, this means that to give some attention to the viewers not to forget the Dway. It is still there even after no positive news published from so much time.

    Well from what I understood - what he said is that - will a guys spending 1 cr + shift merely upon getting bijli/paani. meaning that they will expect all other social, medical, recreational, educational, commercial facilities etc. too. :D

      Where the sub-stations are located to supply the electricity for new sectors.
      Route of 440kv HT line feeding to these sub-stations and distribution network.
      Route of Main sewerage line.
      Route of Main water channel.
      This area is low lying and storm water system is proposed, what is the route.
      The Sector road from 99 onwards originating through Deway, than how the direct connectivity through NH8 is available which is wide enough to take care the new traffic mass.

    bala ji amity ji has asked they will shift only if bijli/ paani provide to them
    see if end user who are buying now they are buying tta in which construction yet to start what those who already have raheja, lumnini . say they will this year
    in this year forget commerical, educational medical first people want 2 things in their appartment water and light which i have doubt about light

  • Sir bijli paani is surely a pre requisite for anyone to live in an area. Question is how many of us will shift considering these basic things are given in a locality which is considered to be world class in all advertisements.
    Consider these scenarios:
    Maine apne friends ko bataya ke ghar liya hai (1 cr + main) DEW main aur house warming party rakhi hai. When they will reach for the party just think of their sarcastic reaction.
    1 cr ka ghar rent out karna hai to 30000 mahina to milna chahiye. Just think of the sarcastic reaction from broker who have sold you the same apartment mentioning ke sir Singapore banne wala hai yahan
    Ghar is much more than just char deewari aur chat.

    my friend this things i have said many time those who are buying now for investment in which construction yet to start they should have capicity to hold 3 to 5 years if any broker is saying sir give 10 % and earn premium stay away from that he is doing to earn money thats why forum is different from broker or tv experts. if you are buying fir enduse in which construction is almost complete buy only if u want to live forget rent till dew comes

    few days back one member camed he written he has 20 lakhs his broker is saying give 10 lakhs to orris foors new project 8000 and give 10 lakhs to dlf ultima so forum member including me have said me no otherwise if some broker say gurantee

    my friend broker will say u this singapur banne wala to sell he will say guarnttee premium thats why one should say visit then decide
    forget about rent on dew here only enduser will shift beacuse they are paying EMI many will not like they will sell buy any other area where all these things are there like vaishali , indirapuram

  • Any update on the D-Eway metro. In february the news was that Gurgaon had asked for a realingment of the route due to ridership issues. After that I never heard anything on that. The last alingment map I saw was that dwarka line extending via 24 sector to dwarka 28-29 and then crossing over diagonally into gurgaon - Palam Vihar, and then touch maruti factory and connecting to IFFCO chowk. So Dwarka expressway alignment was not there at all as builders put in in their layouts. Any developments that our friends are aware of?

    Its time to be cautiously optimistic and remain practical and while not get carried away we should also not be agents of just past. Just my opinion and know that this is highly debatable and I dont intend to defend my statements.


    Well said, but you have missed one key point. Return of investment viz-aviz time scale. For an end user, NPR would shine...ofcourse someday. For an investor, there are better options.

    If an investor can find an investment opportunity in other parts of gurgaon with higher realistic propositions and less dependencies on development, how can investing in NPR make sense, considering that for some projects, hte investment cost is acually higher in NPR as compared to other projects in gurgaon.

    My main contention has been the fairy tales told to potential buyers. NPR would be well placed surely, but not in 5 years. There will be progressive development and things will be moving, yes, but have a look at inhabitation of sohna road and GCx projects and you would know what I am talking ( Unless you think that NPR inhabitation would surpass in other potential areas of gurgaon in 5 years)

    DWEWay to get same levels of inhabitation is not about to happen in 5 years, even if by some magic someone was to build DWEWay overnight by tomorrow.

    Rightly said Amit and Capt. I was not trying to do any comparison. ROI, flipping, premium, cash, prelaunch, etc. are primarily for pure investors and I feel that most of the issues surrounding the hype in RE valuations today is because of them. Investors do contribute in evolving a market, but a mix of investors and endusers is a must. preferably 65% Endusers and 35% investors. Failing this you may find an asset price bubble being created.

    SR and SPR, GCX etc. are what they are after decades of waiting agreed. But they have become exclusive now and keeps endusers away. this in my opinion is a big negative in the long term. D-Way somehow is still affordable to EU's barring the 1xx sectors, the other sectors have potential.

    In 5-6 years your investments in Deway can give the same ROI if you had invested in GCX or SR. The only difference is that the ticket size is smaller in Dway than in GCR, or GCX. doubling 10K-20K is more difficult than doubling 6K-12K. SPR is in similar litigious situation as NPR so no big qualms. I do love that side of gurgaon but thats about it, I cant buy there. But if you ask me whether I would want to invest right now, I am not sure. There is not straighforward answer. Each micromarket has its own + and -. I would be very selective at this time.
